I would highly recommend MDR home inspections to anybody who is buying a new property, or has bought a new property in the last 2 years which is guaranteed by the NHBC. As the house builder/ developer have to repair anything which is not right within the first two years. Micheal is a professional house builder, who is no longer working as a house builder but a professional snagging inspector. I recently purchased two new apartments in Luton Town Centre, believing naively that they were going to be all lovely and new with no problems whatsoever. However, when i went to inspect my so called brand new apartments, i realised there were lots of tiny thing that were not right. However as i wouldn't classify myself as a competent builder i picked up on around 10-15 faults on each apartment. Due to not being happy with the finish i decided to go with MDR home inspections to carry out a professional snagging report. Micheal Reynolds from MDR picked up a total of 115 issues with one apartment and around a 100 in the other. Not only were they the cheapest snagging company i could find, but also the ones who would carry out the work within 48 hours. Whereas other companies were charging more money and wanted me to wait 3 weeks. The snagging reports are worth there weight in gold, considering I have just spent £180,000 on a brand new apartment. I want it to be perfect so for the price of a professional report to carried out by somebody competent, what they charge is next to nothing and well worth it. Because now i have a professional report, which states all of the defects in both of my properties. Therefore, the developer has no choice but to put things right. Plus it would have cost me a lot more money to put things right. I cant thank Micheal enough for his professional advice and his very detailed and thorough snagging inspection reports. Michael came out the day after I completed on my new build and did a thorough inspection, taking his time, listening to my concerns about the property and finding a total of 94 defects which would of cost me far in excess of his services. He was knowledgeable and gave really good recommendations and advice. Report was sent the same evening with pictures and easy to understand descriptions. A really nice guy and super professional. He was also the cheapest I could find locally which normally means less quality service but this absolutely not the case. If I could give higher than 5 stars I would! Well recommended

We needed a report within 4 days and Michael went out of his way to accommodate us by coming early on a sunday morning. That in itself was greatly appreciated, he was extremely punctual and after 4 hours provided me with a detailed report, showing images for every fault found. I have to say it was worth every penny! The builders are currently working their way through it all. The report was 50 pages long and there is no way I would have identified all of these issues, I do not have the expertise and on top of that, it is so difficult when you have just moved in to really dedicate the time to it. Michael was friendly, extremely knowledgeable and I can honestly say that when you consider what you are spending on your property, I think these reports are an absolute must. Identifying faults too late could easily lead to a big bill by the homeowner at a later date. A fantastic service and I highly recommend!

Fantastic experience with Michael. Paid the deposit online and he came up to our new build on a Bank Holiday Monday just a couple of days after we got the keys. Cracked on with the job and was thorough and professional using colour coded stickers and explaining everything before sending out a full document with a list itemised by room. Purchased a new build from Taylor Wimpey in November and had the pleasure of having Michael come in to inspect the house. Very thorough throughout the house, highlighting every single detail that any unsuspecting home owner would never be able to find. Well worth the small fee to make sure everything was up to standard! Michael spent between 2-3 hours inspecting the house and then kindly informed me of things that needed our attention. Michael completed a comprehensive snagging list on a our new 4 bedroom house in Manchester. There were approximately 250 issues identified, some minor others a little more significant. Very Professional and Excellent Service. We purchased a new build property from Bellway Homes in March and found some issues and decided to contact MDR Home Inspections for a professional inspection before we moved in. Michael was very professional and made contact straight away once initial deposit was paid. Mike is absolutely first class. He spent several hours surveying the property I had recently exchanged on and as a result of the detailed list of snags he picked up and reported on, I delayed my completion date until the contractor rectifies the snags. I would estimate that fixing these snags would have cost me in the region of £10K – £15K so the survey that MDR did was probably the best purchase I have made in relation to purchasing this new build.

Great experience with mdr. When I first emailed michael he got back to me within a few minutes and was in regular contact after booking until the inspection itself. I was moving into a new build property and the date hadn’t been “fixed” however michael was very flexible and stated that if the date changed at the last minute this wouldn’t be a problem. The inspection itself was very thorough and michael identified well over 100 snags...some I had already noticed myself, some I would never have noticed. I pondered for a while over hiring a professional snagger as it’s a lot of money at a time when outgoings are already high...however for peace of mind mdr and michael are definitely a must in my opinion when buying a new home...or any home for that matter.

What can I say? Michael at MDR is a consummate professional. We got in contact with MDR through their website initially based on other reviews and got a response directly from Michael himself. He answered our queries very promptly so we booked in on their website. He kept in touch seeing how we were progressing with our purchase to ensure an appropriate date for the inspection. On the day he was friendly and sociable, on time and did a thorough and impeccable job snagging our new build house. 176 snags!!! We took it to the developers and agreed what we wanted them to rectify and anything we were willing to give on, they are now rectifying these, some of which were big issues we wouldn’t have noticed or have had knowledge on regarding allowable tolerances. One entire side of our shower is being ripped out! WORTH EVERY PENNY! He has extensive knowledge which was invaluable when taking the issues he found up with the developer to get resolutions. After this we would say if you are buying a new build a snagging survey is essential. You won’t necessarily want everything on the list rectifying but if nothing else it’s great bargaining power to get other things done if you willing to overlook certain minor things. Mike attended my property after a recent purchase with Keepmoat Homes. His communication before attending was spot on and also after with a follow up call once I obtained the report. Prior to Mike attending I had found around 10 issues...Through Mikes diligent and thorough investigation, he found 175. For the price you pay its worth its weight in gold and would recommend any new build buyer get one done. Being a first time buyer, I would have never seen this issues and wouldn't have known what to look for. One of the best decisions I have made with buying my first Home was instructing MDR Home Inspections to carry out a snagging survey. Michael was excellent from start to finish. Michael picked up on 138 snags with my home- many of which I don’t think I would have ever noticed but no doubt would cause problems in the future. The inspection was very thorough and detailed and Michael completed the survey report later in the week as he promised (which I felt was well presented). One thing I really liked about the process was that Michael didn’t just come to my home, do his inspection and leave, he spent time talking to me about the snags, what problems they may cause in future and how they should be suitable rectified by the builder. Buying a new build, so I thought this was going to be hassle free, whilst in large I am pleased with the property I have got, don't think for a moment there won't be any issues. I contacted Michael through his website to provide a snagging report, I was unclear exactly what I wanted, but Michael explained the service that he provided and what information I would receive. I was very impressed with the level of detail and the issues that he found, there where items that I never would have could considered or even seen. I am now going through the process of getting these resolved with the builders and they haven't disagreed with anything that was found. Not only did Michael provide a comprehensive snagging report in a very quick timescale, he offered to look at the paperwork provided from NHBC certificates to energy efficiency provided, I have been so impressed with the service, that I have already recommended him to a number of my neighbours and friends that are considering new builds. In summary: great communication, fabulous service and super value for money. If you are thinking about buying a new property, this is a service that you won't be disappointed with .. you wouldn't buy a second hand property without doing a survey, so don't buy new without a snagging report !

Michael was top notch with the inspection. He was thorough and wrote a good report. The developer agreed to fix over 90% of the issues identified and that saved me a few thousands of pounds in future remedial work. Most importantly, he was personable, communicated and interacted well. I have no hesitation in recommending Michael. Just make sure you engage him early i.e. before completion or at least before moving in.

153 snags identified, I only spotted 20 or so! Fantastic service. Michael offers a friendly service and is great to deal with. So glad we went with him, located 153 snags, many of which we would have never known about which would have definitely caused issues down the line. He puts up lots of stickers around the house, so that snags from the list can easily be found and matched up.

After a good deal of faffing around trying and failing to get a pre-completion snagging survey from our developer, Michael said he could come and inspect our new house in Kinghorn, Fife on the Saturday morning after completion on the Friday. I'd assumed that he was in Scotland already, but he said when he arrived that he came up specially. This was really much appreciated as it allowed the property to be inspected shortly after handover. I'd spotted a few issues, but he spent four hours going over the house in detail finding nearly 150 issues, which he supplied in a straightforward report that we can pass on to our developer. Alongside this he is only too willing to answer questions and share his wealth of knowledge and experience in the industry to try to help redress the balance a bit with the housing developers. I've already recommended him to a friend who is also buying a new build.

I fail to see why a new build house build customer should require the services of an Inspector in electrical services to snag a new house when it is covered under warranty, and the electrical installation complies with the 18th Edition of the NICEIC? It is the easiest task in the world for a tradesman to seek out alleged faults in another tradesman work. I submit that to allegedly finding many faults, such as 94 in number, many 9of these are fabricated, and are unworthy of mention. This particular tradesman is so busy carrying out installations, he can find no time to actually carry out new and complete installations himself.

Big thanks to Michael for his time and subsequent report. My OH and I were wavering on whether to have this done or not but decided that it would be well worth it as Abbey Development seemed to rush the final stages of the build. I'm so glad we did. Michael arrived at relatively short notice and found 187 points to be addressed - from minor to more major (but not devastating ones). Some of them we decided not to pursue but the others are still a work in progress due to further shoddy workmanship from some of the workmen that came back to rectify the original mess they made.
