Would have been 5 stars if we could have turned off the heating system in the room that was a little warm.
A. M.I've stayed at Avoca around seven or eight times in the last five years, owing to the perfect location and the reasonable rates, and I've never had any issues. It's nothing fancy, but it's the perfect way to slot into the gorgeous Edwardian history of Belsize Park as the architecture on the inside is largely as original as that of the exterior. The rooms are spacious, and the breakfast room is of ample size too. I have always been impressed with the polite nature of the staff, and they are quick to accommodate any changes too - I recall one occasion where I had booked a double room for two of us for five nights, and we had been upgraded to a family room. I can't complain!
T. P.Stayed there in October. Fabulous value for money given its location. Very clean - my arachnophobic friend scored it a zero spider zone, wonderful staff and great free breakfast. Lovely, will be booking again.

G. R.Cheap and cheerful Very much a basic no frills hotel. Don't expect a full fry up for breakfast, just toast and cereal plus coffee or tea. However, all were adequate for what we wanted and provided you aren't expecting the ritz, you'd have a nice stay.
H. M.The breakfast was simple but more than enough. The Hotel is close to the Jubilee line and you're in the city centre very fast. Near the Hotel are also supermarkets, a mall and a cinema. We were very happy during our stay.

R. M.(Translated) The Avoca house is very comfortable and close to the bus stop to the National Express (Stansted airport bus) and three metro stations. The rooms are clean, they are cleaned every two days. Breakfast is always plentiful. The two people who run the hotel are always very helpful, friendly as well as giving advice on places to visit. The area is very quiet. The structure is apparently spartan but we found everything we needed to spend a beautiful week in London. For a family without too many needs it is recommended.

La casa hotel Avoca é molto comoda e vicina alla fermata per il National express ( bus aereoporto di Stansted ) e a tre fermate della metro. Le stanze sono pulite, ogni due giorni passano per la pulizia. La colazione è sempre abbondante. Le due persone che gestiscono l'hotel sono sempre molto disponibili, cordiali oltre a dare consigli sui posti da visitare. La zona è molto tranquilla. La struttura è apparentemente spartana ma abbiamo trovato tutto quanto a noi serviva per trascorrere una bellissima settimana a Londra. Per una famiglia senza troppe esigenze è consigliata.

El hotel es acogedor, está muy cerca de Swiss Cottage station que te conecta con todo Londres, hay cerca supermercados, gasolineras, restarurantes y hasts una muy completa ferretería, lo único malo son las camas que están muy viejas, necesitan cambio de colchón. Yo tuve que pedir una almohada extra y dormí sobre ella, ya que los resortes literalmente, se me enterraban en las costillas. Aparte de eso, todo bien, ya que están situados en un barrio muy, muy tranquilo, silencioso y bonito.

O responsável pelo hotel, Shan, é muito educado e prestativo. A localização é perfeita. Somente 3 minutos de swiss cottage underground station mas fica próximo a belsize park e hampstead tb.
Uns 10 minutos.
Tudo excelente.

The house could be very pretty it is a shame because the garden and the interiors are dilapidated. However everything is clean, the beds comfortable and the room for 3 a good size.
The staff are very pleasant, discreet but available. Breakfast is too simple but the price is very interesting, so don't ask for too much.

La maison pourrait etre tres jolie c est domage car le jardin et les interieurs sont vetustes. Neanmoins tout est propre, les lits confortables et la chambre pour 3 de bonne taille.
Le personnel est tres agreable, discret mais disponible. Le petit dej est trop simple mais le prix etant tres interessant il ne faut pas trop en demander.
