The hotel was wonderful, along with the staff who were all very professional and polite. We had a couples massage which disappointingly couldn’t happen at the same time, which was desired as it was our anniversary. However the therapist was fantastic and it was honestly one of the best massages I have had in the world. The food significantly let this hotel down. The dinner menu was limited and I was served pasta which was fridge cold in the middle - which is a give away that it wasn’t fresh. Dinner service also took 2.5 hours for 3 courses, which is far too long. We were frequently left sitting there with no staff members for 20 minutes at a time.
Breakfast was delivered to our room as requested which was nice. However half of the items we ordered weren’t delivered and the rest was cold, which was a huge shame.
Housekeeping also need to be sure the toiletries within the bathroom are new for each guest, as the moisturiser in our room had been used and was leaking down the side of the bottle.
All of the above are not expected to occur in a highly rated hotel such as this one.

Wow what an excellent hotel! I’ve stayed in dozens of hotels in London and this one is by far the best. The staff can’t do enough for you, the rooms are beautifully decorated and well kept. The beds are extremely comfortable and the food & drink excellent. We also had massages booked as part of our package and were amazing. We would definitely come back here again. Well done Roseate, great weekend!

Love love loved our stay here! Staff went above and beyond to be as welcoming and accommodating in every aspect. Not to mention how dog friendly the hotel is with dog beds and bowls and extra pets by staff :) Rooms were very cosy and tastefully done with comfortable beds. Great location - 5 minutes walk to Kensington Gardens, easy access to many of London's best neighbourhood by tube. Absolute value for money! Would highly recommend.

Stay this time not as good as my first time - room not soundproof with footsteps occurring in the middle of night, breakfast that I put in the order form was lost and the muffin came burnt at sides, pcr testing published on hotel package did not meet the travel requirements. The only thing good about this stay is that there is a lift to my room saving me time to carry my heavy luggage.

We stayed for 2 nights a couple of weeks ago. The first time we stayed, a month ago, there were issues with a new chef, so the food was slow to arrive. However, on our second stay, we were very pleasantly surprised by the turn round of food coming so quickly. We had absolutely no complaints. Additionally I’d like to say the staff have been wonderful, friendly and helpful. Our little dog Monty came too and he was made to feel at home. We were kindly given a suite this time which was extremely comfortable, lovely furnishings, great balcony for breakfast or anytime. The food arrived both in the garden and our room with speed and care and was delicious. Extras like additional coffee were brought as I’m dairy intolerant, and they provided oat milk too. A few minutes from Hyde Park one way and cafes, restaurants the other way and a station meaning excellent for getting around. Thoroughly enjoyed our stay, thanks to the Team! Especially the doorman :-)

My partner and I stayed here for one night for our anniversary and it was incredible! I can not praise the staff enough and Angeline made our stay amazing, we were treated like royalty and our anniversary was so so special due to this. We were upgraded to a suite and had chocolate covered strawberries delivered to our room when we went out for a walk to the very nearby Hyde Park so that was a wonderful surprise.
The room itself was stunning, the bed was so comfy and cosy, I want that bed in my own place now! When we went out for dinner we were given a glass of prosecco each as a welcome/anniversary drink.
We had breakfast in our room the morning after our stay and the food was delicious. We'd selected our breakfast the night before using the sheet provided which I thought was a great idea.
I also had a massage at the Aheli spa and Mara was incredible, she made me feel so comfortable and gave me the best massage of my life. She even helped me with recommendations for exercise to ease my back pain and helped with some very welcome lifestyle tips! I can not wait to go back, I can not give her high enough praise.
Such amazing service by the entire team. I can not praise the Roseate house team enough. We're already planning our anniversary trip for next year and we'll be staying even longer. This has become such a special place for us now, thank you so much 😊

My partner and I practically live here- and we literally have this summer 2021! The rooms, the service, and the standard are impeccable. We always say we wonder where the staff are trained because it is better than 5 star for a small hotel and we really do feel like family. Both of us are pretty hard to please, too.
The rooms are pristine, the beds are massive. Aircon this summer in London was the dream. Breakfast is delicious, the outside courtyard is really sweet and great for working in. Penhaligon’s toiletries are really such a special touch, refreshed every day without fail. Laundry service is fast, and comes back wrapped individually so great for travelling. The Lancaster Gate/ Paddington area does have a fair few options for where to stay but you can’t go wrong with Roseate Hotel in London.

This hotel's location was a lovely surprise in leafy Westbourne Grove, a few minutes walk from Paddingtin Station as well as Lancaster Gate.
Paddington has become quite trendy with eateries since I lived in London many years ago. These are ten minutes walk away to barges on the canal with other restaurants en route.
Bayswater Road is also a few minutes walk away, still with its age old tradition of artists displaying their work along the railings.
Perfect for a Sunday morning and then into Hyde Park for open air and a nice walk.
We upgraded to a Junior Suite at an extra cost which was superb. The four poster bed literally was a 'climb into bed' and so, so comfortable.
Our only gripe would be the positioning of the shower head over the bath which did not put us directly under the shower as it met the curve of the bath. We felt a little unbalanced so couldn't properly relax.
That said, it was set at a perfect heat, very powerful and easy to use.
Everything has a feel of good quality and I would like to assume that all rooms meet this standard.
The staff were really welcoming and very helpful.
We checked our bags in early, went off for a leisurely lunch and because our room wasn't ready on return, we had a complimentary drink in the bar.
Breakfast was excellent, served in their beautiful eating area with comfortable seating. A feeling of grandeur is maintained throughout the hotel.
We would definitely book this hotel again.

We stayed at the Roseate House from June 7th - 9th. As soon as we arrived Clarissa was there to invite us in and sit us down to get us checked in. From the moment we arrived we felt welcome and looked after. After checking in we realised that the air conditioner was broken, so we were moved to a room with a balcony so we could open the double doors, again with no hesitation or speculation. All the food we ordered to our room was delicious and the cocktails we had in the garden we delicious.
The rooms themselves were decorated in an older style, but still very beautiful and had a sense of charm to them. The bed was unbelievably comfortable (albeit a bit high!). The room was always cleaned well and tea and coffee was always replenished the following day.
The hotel was close to loads of great amenities, it never took too long to go somewhere nice for a drink or something to eat. It was also on the doorstep of Hyde Park which was a bonus and my partner and I love aimlessly wandering around beautiful parks.
We also had a wonderful treatment on our last day which was incredibly soothing and calming.
All in all a wonderful stay. A particular mention to Clarissa who was a wonderful host and was always making sure we were okay without being over the top. Honestly can't fault anything about the hotel. 5 Stars!

The hotel, room, facilities and staff were great upto a point. Breakfast this morning was shocking! We waited over an hour for our breakfast and we watched several others give up and leave. Staff or management should have come out to apologise to everyone, offer hot beverages/snacks and explain what was happening as soon as they knew there would be delays. Instead, we sat for a long time wondering what the hold up was and being told it was coming. After an hour we were offered dry croissants. When we did get most of what we ordered, it wasn't worth the wait as my waffles were hard. The hotel did try to rectify the situation with a good will gesture but it wasn't the best start to a sunny bank holiday Monday, especially being pregnant.

I stayed at the Roseate House on 7th December as a nights stay as I needed a little break from my own flat in London!
It was a fantastic experience from start to finish. On arrival we were given an upgrade from our executive room to one of their suites which was a lovely surprise. The four-poster bed and bath were fabulous and we slept so well as the bed was extremely comfortable! The room had everything we needed including a Nespresso machine and was very clean.
The bar was also lovely, shout out to the barman Ben the bespoke cocktails you made were perfect, especially the Negroni.
In fact the entire teams service was exceptional. Buddhika the duty manager was so welcoming and made our experience even more special.
Location was also great as we had two walks around Hyde Park whilst we stayed there and was a very cheap taxi to Mayfair for dinner.
Breakfast was also very good, but unfortunately they did not have any salmon (which didn't ruin the meal, just was a shame to not have!)
Couldn't fault our stay and will definitely be returning - especially as we missed out on the Afternoon Tea which looked and sounded amazing!

Amazing afternoon tea! The scones and the cakes were superb. I had Rare White Tea and it was fruity, light and not bitter at all. They also offer you a cocktail or a glass of prosecco, which makes this afternoon tea (£25) a real bargain. We visited at the beginning of October and they took our temperature, all the staff were wearing masks and the tables were distanced from each other. The decor is very nice, quintessentially British. Would definitely visit again for Afternoon Tea or for a drink.

What a wonderful stay to begin our trip to the UK. The hotel is classic London, upscale with extras without feeling stuffy. Our time at this adorable boutique hotel was very close to perfect. The staff helped us to arrange drivers to wherever we needed to go and was always kind. The only issue we had was that hotel decided to change the beds mid stay. My father-in-law woke in a hole in the bed with a crick... upon telling the hotel staff he received an empty apology.

Located within easy walking distance from the Paddington Station. We received an excellent welcome on entering the Hotel. The staff were very friendly and smiles and greetings were forthcoming. The room was excellent and helped make our stay in London a success. We had bathrobes and slippers in the room to use. Toiletries were also available. We will definitely stay at this hotel again when we next go to London. When we left today to travel back home we were again given a nice farewell. Special mention to Ylenia and Cynthia. My partner and I stayed here for two nights and we absolutely loved it!
The hotel itself is in a great location and it is only a short 6 minute walk from Paddington train station.
From the outside you are instantly wowed by its grand pillars and balconies overlooking the lined trees out front. Once inside you are greeted with unique interior designs and extremely friendly staff who honestly cant do enough for you. They really care about you and your stay and are always on hand for anything you need.
The room itself was huge! With a good size bathroom including a bath, shower, two vanity mirrors and plenty of towels. The toilet had it's own seperate room with sink. The master bedroom included a large four poster bed, television, coffee and tea facilities, water, chairs, a writing desk, and airy windows providing lots of natural light. You will also find the usual toiletries.
There is a second room which has a comfortable sofa, 2nd television, table and chairs and plenty of magazines for you to read. This would make a great office space if working whilst at the hotel.
The bed was very comfortable and we had a great couple of nights sleep, which was well needed after exploring London and the surrounding areas.
We stayed on a B&B basis and the breakfast was perfect! I often opted for a full English, with toast, fruit and a latte.
We also had afternoon tea and cocktails here which were divine! Lovely loose tea and yummy cakes/sandwiches. I would highly recommend if you wanted to treat yourself.
I have to say that my favourite place was the main bar which is well stocked and a great place to sit and relax with a nice cold beer or delicious cocktails.

This is a hotel fit for a princess. It had a high four poster bed. The rooms were huge with balcony. Sparkling clean and comfortable. The staff wonderful. Friendly and nothing was a problem. The food in the restaurant was five star. Location is amazing. Close to paddington station, Hyde park and busses. We had an amazing stay. I hope We can come back. I’ll never forget it.

A lovely hotel. The rooms are nicely appointed, beds comfortable with nice linens and amenities, and the staff is great. The breakfast has a nice selection of cereals, nuts, fruits, breads, jams, cheese and cold cuts. When our first room was a bit noisy because the guests above tread the creaky floor all night, we were switched to a quieter room. Ronnie, the bellman was great.

The Roseate House is an elegantly charming boutique hotel located halfway between Paddington Station and Hyde Park. We had a suite, Room 105, with a balcony overlooking relatively quiet Westbourne Terrace. This was a great place to come "home" to, to relax after a tiring day of sightseeing in London.
Everything about our stay was perfect. The rooms were beautifully furnished, clean, large, and comfortable. The bathroom gorgeous with both a shower and tub.
We bought the breakfast extra...the food was excellent and plentiful. In addition to a buffet with fresh fruit (including mango and pineapple), smoked salmon, two kinds of yogurt, and very nice bread, we received a choice of hot dish (on various days ordered full English breakfast, salmon on egg and muffin, and eggs benedict).
All the staff were exemplary. Friendly. Polite. Helpful. We would stay here again and recommend it to others.

Really nicely appointed small rooms. The TV is even secreted into a closet which is way nicer. The bed is a bit lumpy / sloped maybe not the best if you have a bad back, but for me it was all great. Super quiet, maybe a touch of distant sound of the underground. Wonderful service by Marvin on the desk!

The bedroom of the suit was sizable for an in-town hotel with a lovely canopied four poster bed. The sitting room was small, but had a comfy couch, small table and two chairs.

My wife and I thoroughly enjoyed our stay at the Royal Park Hotel. They upgraded our room at no extra charge without telling us or making a big deal of it, we didn't know until we were checking out. We checked in early, though the room wasn't ready, they stored our bags for us, when we returned the room was ready and they had already taken the bags to the room. The room was immaculately clean, as was the bathroom. Wifi is free and easy to log into. The staff were extremely friendly, helpful, and their customer service was what you'd expect of far more expensive places. The hotel is located in a great area, easy access to shopping and historical locations around London.

My husband and I stayed at Roseate House last week with our 1-year-old daughter on our first trip to London and the hotel was absolutely fantastic. Lead-up correspondence with the hotel staff was helpful and detailed with the concierge helping us book our airport transportation, train and taxi service to Highclere Castle and various dinner reservations. The hotel also arranged for a babysitter one evening through a babysitting agency. I also loved the pre-arrival form we filled out, requesting our mini bar be stocked with milk for the baby each day + hypoallergenic bedding for my husband and notice of his nut allergy. Upon arrival, the hotel staff were all aware of my husband's nut allergy; handing him information about what menu items in the hotel restaurant were nut-free. The entire staff was so accommodating to us with the baby. The restaurant is beautiful but not exactly child-friendly, but the staff went out of their way to make our family feel welcome and accommodated, no matter how messy our little one was at meal time! The restaurant is just lovely and the perfect place for breakfast, tea or a drink after a day of sight seeing. Rooms were kept very clean each day by the maid service, with nice fresh towels and top-notch shower products. The hotel is so conveniently located by Hyde Park, charming restaurants and Paddington train station / underground so we had no trouble taking cabs, ubers, the tube or even walking to wherever we wanted to go. We are so grateful to the entire staff and will definitely book our next trip to London at Roseate House.

Charming, cozy, and impeccable service. I suspect those rating this hotel unfavorably have impossibly high standards, or the recent remodeling and refurbishing has addressed some of their objections. For combination of location, graciousness, and appeal, this was a fabulous choice for me and my wife. I don't think I could recommend it for those traveling with children, as it's a bit posh and the quarters are a bit close for older kids. But we loved it. The formal afternoon tea was scrumptious. The bar is well stocked, although be warned: if you're from the States some of the prices, especially after exchange rates, will give you sticker shock, especially if you're from an area where premium liquor is already readily available. But all in all, a fantastic gem, a five minute walk from Paddington Station.

This hotel was absolutely incredible. My friend and I arrived very frazzled having just come from a very chaotic fire at Stansted airport and the hotel staff took amazing care of us. John greeted us at the front desk and was so kind and accommodating. He made sure our stay at this hotel was perfect. He could tell my friend and I were stressed and made sure we felt welcome at this hotel. I cannot thank him enough. The rest of the hotel staff and were also so incredibly attentive and helpful. Nice clean hotel, very conveniently positioned in the heart of London. A little pricey for the offering but Ronnie (the gentleman in the reception) is the person to know so that one can find his way around the centre of London. Always with a smile , Ronnie and the rest of the staff are very helpful. Dinner is good , nothing to write home about, but decent. Pleasant surprise the Honesty Bar... All in all a very good choice for London centre.

We had a lovely stay at the Royal Park Hotel in Paddington. Here's the good: -The room was large. The royal park is definitely a nice hotel with great rooms. The staff was consistently friendly and helpful. A very warm welcome starting for the registry already put a smile on my face.

Stayed there last September. The staff were very friendly and helpful. They helped in finding the nearest tube stations, places of interest, and restaurants. On ourlast night, the door man even offered to go get dinner for us. Unfortunately we had to pay at restaurant, but he did walk us most of the way. They do have breakfast buffet and offer small plate breakfasts.
During our stay in England we stayed there Thursday thru Wednesday and then came back prior to to flight back stateside.

The Royal Park is set well back from a busy road about a 10 minute walk from Paddington Station. Old world charm in the room design with modern amenities where necessary. We were able to have breakfast in our room at a time convenient to us. I loved staying there and it will be my hotel of choice in London from now on.

Nice, prettily decorated, but not luxurious room in a beautiful and convenient location. Definitely does not have a chain hotel kind of feel. Much more personalized and boutique-y. Decent quality bed linens and oversized bath towels. They actually have washcloths for the American traveler! The rooms are on the small side, but more than adequate for one person on a business trip. There is room to maneuver around the bed, has a desk and comfy chair. Very nice and helpful staff. Very close to Paddington Station (LHR Express), Lancaster Gate Tube, and Kensington Gardens. I'd stay here again.

Room was very english, which we liked. The four posted bed was very comfortable. Perfect location between Paddington and buses to Oxford street?
Downside
Breakfast was à disapointment. Bacon was dry. Had breakfast at the room and tried next day in the breakfast room which was no better. Bacon still dry, service slowly and the room was crowded.
Rest of the mornings we had breakfast out of the hotel, which was so much better! Paid third of the price, got better breakfast and better service. There are plenty of breakfastplaces around the hotel !
No place in bathroom to put your belongings.
Twice the staff went in to the room though we had the dont disturb sig non the doornob.
We would comeback back to this hotel though!

The picture is slightly misleading as the hotel doesn't face directly onto the park (but is only about 250 meters from it). The location is also very good for access to London Paddington rail/tube station. It's a quietly competent 4 star, the room was comfortable (if a little small) and service was good. I have no complaints.

Roseate House Hotel London is awesome! The hotel is lovely and immaculate! The location is excellent! Not only is it really close to both Paddington Station and Lancaster Gate station, but as we like to walk, we were also able to walk to Buckingham Palace; Westminster Abbey; Parliament/Big Ben; Piccadilly Circus; Trafalgar Square; Leicester Square; Oxford Street/Regent Street/Carnaby Street; Hyde Park; Victoria & Albert Museum; Harrod's; Notting Hill... The breakfast is one of the best we have ever had at a hotel. And most importantly, the staff were all outstanding! Special shout outs to Ylenia Aranda Seron and Buddhika Ranasinghe, and unfortunately I lost the paper with the names of the delightful porter and amazing breakfast waitress! Highly recommend and will be back!

The location is extremely convenient. Upon arrival we were greeted warmly and was touched to receive a 'happy birthday' with complimentary beverages. The staff are friendly and above all the elevators, so there is no difficulty in moving the carrier. I was worried about the elevator noise, so I asked the old lady to move away from the elevator to a quiet room with good lighting, and it reflected the request very well! Elbe seemed a bit old, but there was no problem using it for a week. But the bartender who works in the mini bar? A little unkind, so it feels typical British? My face is fat. Bartender Albanian is French, so he had a slightly awkward feeling in communicating with English, but there was no great inconvenience! Also, the lantern in the room seems to be old, but there is some dust on it, so that part is negative. It was very close to Paddington and very close to Hyde Park, so I walked and watched and walked across Hyde Park to the Natural History Museum (feat. Healthy, strong legs and not flat feet). If you like walking, you can shop around Kensington Gardens, South Kensington, Marvel Arch, Soho, Piccadilly's shopping districts around here, or even walk to the department store! Come to think of it, I almost walked except Chelsea, London Eye, London Tower and Harry Potter Studios. It is also recommended to walk around if you are worried about going on a trip and eating a lot. Paddington is close, but it's a great place to get around on the bus more than you think. You may think there is nothing to eat around, but Paddington has a mart and a sushi express, so there is no easy shopping for food. If you think the streets are clean and nice, this neighborhood is recommended!
