Recently remortgaged a property. The process went on forever and a day and the solicitors thought communication was optional, but this was no fault of Advantage FS. This is the first time we've used Advantage and I cannot recommend them enough! From start to finish they have "held our hands" throughout from advising on the process of application clearly and in easy to understand terms, in ensuring we had all the necessary documentation and evidence required in advance of submission to the mortgage lender, in explaining the advantages and disadvantages in mortgage terms, fixed and variable products etc and especially in our particular case with myself being self employed for only a relatively short time and needing to move fast securing a very good rate in an amazingly quick time. Introduced to Dan about two years ago when I was buying to let. I had issues because it was a new limited company and I didn't have my own mortgage, I also keep changing jobs so it makes harder. At the time Dan wasn't able to help, so he introduced me to someone who could (bridging). He spent a lot of time and effort helping me. As soon as a product became available, he sorted two buy to let mortgages. Fast forward six months and another change in my job, more money as a contractor but less chance of a mortgage. Not a problem for Dan. He knows the market very well and knew what was needed. I have just been offered a fantastic deal fixed for five years. Dan worked extra hard to get everything done in time, days before the market changed and products started been withdrawn. He asked me to organise something to ensure that we could get the deal, me being a busy fool, I nearly missed out, but Dan organised it instead to make sure I didn't. I cannot recommend Dan and Advantage FS enough. All my future purchases will go through him and If I ever have the pleasure to meet him in person, the pints are on me. I originally set up a call with Steve to discuss whether my partner and I would be able to get mortgage in the first place (1 salary + 1 PhD stipend). He helped us get a decision in principle and then a very quick mortgage offer once we found a property last Summer. Not only did he fully understand the market and who to talk to but he was prompt in responding to concerns and considerate in realizing that re-mortgaging is a confusing time for most people. I had direct dealings with Santander, existing provider, and barclays, main bank of 30 years, and both were terrible to deal with. Much better to deal with a pro who is batting for you. I have received exemplary service from Advantage FS from initial consultation all the way through to receiving my formal mortgage offer. Tom Collier has been fantastic throughout the process and I have not a single negative thing to say of either him or the company. My initial needs were discussed, all the required documents were requested in one go, with a handy online portal to upload them to. I immediately received an AIP with the rough loan value I was interested in. Once a suitable property had been found and an offer accepted, the application process was very easy and managed entirely by Tom. Having done my own research on conveyancers, I requested advice on the type & any recommendations from Tom who was helpful in discussing the pros and cons of panel conveyancers vs smaller companies etc. and upfront about the referral fee/commission the company receives which I was happy to facilitate as I felt it was a fair reflection of a perfect service. Tom was also helpful in discussing survey options, various mortgage deals, longer term overpayment optimisation, and the best value for money in terms of LTV amounts. I was offered add-ons such as payment insurances/home insurances but at no point was any suggestion forceful or coercive, but rather informative and honest. The attributes I value most in any company or person I have business with are reliability, respectfulness, efficiency, and availability. It is very difficult for me to make repeated phone calls or emails to follow things up or chase things up and I personally find it a show of incompetence if something has been discussed/agreed and not actioned. Tom thankfully was extremely reliable and always very respectful, I did not have to follow up or chase him for any outstanding actions at any stage, I was always provided with regular updates, and I did not have a single occasion where I called Advantage FS without him being available to take my call. I had all of my documentation ready and in order, I was familiar with all aspects of my finances and relevant requirements for the mortgages, and this readiness and efficiency was equally matched by Tom which is something I do not find often occurs. It was also nice to have a single point of contact throughout the process who was familiar with my requirements and case. Overall, I would definitely recommend Advantage FS to any prospective clients interested in obtaining a Mortgage and I will most certainly be in touch when I next require their services.
