Matt did an amazing job with our carpets! I was really nervous about picking a name off Google, but I couldn't be more pleased with the service provided. He was able to come out really quickly and cleaned 5 rooms of carpet in such a short amount of time. Incredibly professional, very friendly, and really knowledgeable. Had our 17 year old suite cleaned by Matt and Harry this morning and it genuinely looks fantastic. We had a really bad experience about 5 years ago and I was really hesitant to have it done again When I first spoke to Matt to enquire about the process he explained everything in great detail and made me feel less anxious. He recognises straight away that the furniture had been left with lots of residue from the previous chap that cleaned it and tried cleaning a cushion first to check that it would make a difference. Thankfully it did and they were able to clean the whole suite for me . He explained every process as he was doing it to allay my fears and it looks amazing. My carpet was damaged and covered in a coating of spray paint after I had sprayed an iron fireplace indoors! I was expecting to need to replace the carpet but thought it was worth asking Matt to look at it although not hopeful Amazingly after Matt got to work on the carpet it now looks like new, it was unbelievable. The paint is to withstand temperatures of 650 degrees but obviously not up to Matt’s cleaning machine! We’re really happy with the services provided by Fabricmax and we would totally recommend their services! My carpet was full of dust (and hair), which normal vacuum cleaners were not able to remove. Matt and Kate did a great job: my carpet and sofa now look brand new (though it is a bit hard to see in the pictures). They carefully cleaned tough spots, like under the bed and on the sides of the sofa. Matt was very helpful, particularly because we live in a flat, where is more difficult to bring his equipment. They arrived on time, and both of them were very friendly and efficient (they finished quicker than I expected!). It is also worth mentioning that they were very careful with Covid regulations. They were using masks and gloves all the time and kept a distance from us as much as it was possible, which we really appreciated. We are definitely hiring them again when the services are needed!

Fabricmax did a cracking job cleaning the carpets in my house. They were professional and very helpful in answering my questions as this was my first time getting carpets professionally. Arrived on time and protected other surfaces, wore overshoe covers, and explained everything. Fabricmax cleaned two sofas for us. The quality of the work was excellent. Communication was fast and responsive. On the day of the appointment, Kate was polite, friendly, helpful and very knowledgeable. The quality of Kate's work was exceptional. Kate even got a small mark out of the sofa that we did not think would lift. The price was good considering the results and the amount of work undertaken. Matt went above and beyond to help sort out our carpets. We’d previously had them “professionally” cleaned by another company who’d left our carpets absolutely soaked. When contacting Matt he helped straight away and provided us with fans to try and dry the carpets. He then cleaned the carpets himself a week later and did an amazing job. The carpets were nearly dry as he left and he even left fans to ensure they would dry. They look in immaculate condition now! We couldn’t recommend Matt enough!

The best I've ever used! Matt and Kate did an amazing job from the minute they arrived. Super professional from start to finished. Even during conversion (pre-booking) Matt was very helpful as to help me understand what could be achieve to help improve my carpets. On the day they arrived exactly on time and just got on with it. I've never seen the carpets look as good since the day I moved in (I'm in a new build house and the carpets were brand new). I’ll certainly be calling them again next time I think the carpets need refreshing and wouldn't hesitate to recommend them to friends. Prior to contacting Matt I thought I needed to nvedt in new carpets throughout the house. I actually couldn't believe how reasonable the price was given the amount of work and labour that goes into it and the quality of equipment they have. I would have paid much more as it's nothing in comparison to new carpets.

Absolutely lovely company. We didn't actually get our carpets cleaned as Matt suggested I return to the landlord to say the carpets weren't worth cleaning and needed replacing. He even sent an email which I could forward to the landlord suggesting this. My landlord was satisfied with his professional judgement and I had no future issue. Matt didn't charge a penny for this even though less honest companies would have just done it regardless and taken the money or at least charged a call out fee. Definitely a reliable, honest company. Having bought a second hand rug from e bay that was a lot dirtier than described and having got a quote from a Manchester rug cleaning company for cleaning and transportation I realised that sending the rug to Manchester was going to cost a fortune ! I reached out to Matt and from the first call he was professional knowledgeable and honest and offered an alternative to the Manchester rug cleaning experts that was a fraction of the cost I have received my rug back and I’m delighted Matt even threw in a desalination and and fragrance enhancer for nothing ! We got in touch with Fabricmax as we wanted our sofa cleaning, they were very quick to respond and get us booked in. Kate came to clean our sofa, she arrived on time and used all necessary precautions. Kate was fantastic, she explained the process and got to work. We were really impressed with her professionalism and thoroughness. We've got an old sofa that's a little faded in places but Kate did a fantastic job of giving it a spruce up, it's thoroughly clean. Matt From Fabricmax was very professional and knowledgeable about the correct way to clean carpets without soaking them to death and not getting the best results using eco friendly top quality cleaning detergents to remove even the most stubborn stains. The truckman equipment Fabricmax uses is state of the art and the high temperature water and high suction system produces a very clean and almost dry carpet. Fabricmax also put special fans in the room on the carpet after cleaning it for about 40 minutes leaving the carpet almost dry. I highly recommend them and would definitely use them again.

Matt cleaned our carpets today and did a great job. He turned up a couple of minutes early which was very welcome, explained the process and then carried out the job to a brilliant standard. We're due to move into the house later this week and in the process of decorating, we managed to have some small plaster and filler accidents. Matt managed to get everything out. We had one carpet which was particularly damaged and couldn't be salvaged. Matt was honest enough to tell us it was beyond repair. The price paid was extremely reasonable too. I was ready to get a new carpet. It looked done. It was light beige, stained and we have a dog that brigs dirt into the house, but enjoys spilling drinks on the Beige carpet for fun! I asked for a quote. £65 and thought that's more than other companies, but he seems to have the proper machinery. Boy was it worth it! My carpet is like new! The pile is lifted, it's clean and it smells great! A new carpet for £65! Bargain! The old adage of you get what you pay for is true here. One happy customer.

We run one of the busiest hair salons in Leeds and so our concrete effect hard vinyl floor has taken quite a beating over the couple of years we have been open and so looked quite grubby in certain areas. I arranged for carpet cleaning in 4 rooms of our new house and each one of them came out looking and smelling fresh and renewed; even after the previous owner kept a pretty smelly dog! Really polite, friendly and conscientious staff and they do a fantastic job. I bought a house and as I couldn't afford new carpets, I wanted the ones that were in cleaning and making hygienic. Fabric Max's truck mounted steam cleaning system (200c steam) seemed to be exactly what I needed. I'd sent Matt photos of the job and he gave me a quote based on that. They managed to fit me in for Friday evening with only a few days notice and turned up on time. After arriving Matt did another assessment and explained what they'd be able to do and also gave me a good explanation of the current state of the carpets (entirely FUBAR). He made it clear that they could clean the carpets if I wanted, but as they're 30 years old and extremely tired if I changed my mind they wouldn't be offended and wouldn't charge me. As they weren't fitted properly either he gave me some warnings about worst-case scenarios (eg they could shrink). I decided to go ahead and Matt and his son did a fantastic job of hoovering and pre-cleaning, blasted the carpets clean and then dried them out for a while afterwards ("I'll hang around a little longer, just want to make sure it dries properly without warping") which I really respected. The carpets upstairs looked like new once they'd finished. The lounge was significantly cleaner even of it was stained, damaged and sun bleached (all of which he'd warned me of before hand). They worked really hard, they're really nice people, they know their stuff and they obviously care about doing the job to good standards. Am really impressed and wouldn't hesitate to have them back in the future - they're also the sort of people I could leave a key for and not worry about leaving them unattended. Really thankful and impressed.

Matt showed up at the agreed time, gave us a thorough, competitive quote and did such a fantastic clean of our head office carpet and upholstery that we asked him back to quote for our training centre as well. On arrival, he tested our carpet to ensure his solution would work for the colour and extensive coffee & tea staining, and ended up doing a mini-clean of the worst bits (this alone made a massive difference) just to hold us over until he could come back to do a deep clean of the whole area. Matt popped in yesterday to clean our sofa, after Red Wine, Dark Chocolate and goodness knows what else was spilt on to the sofa, it most definitely needed a clean. Matt was friendly, professional and communicated prior to the clean what he would be doing and the steps he would take to ensure the sofa was cleaned to the best standard, he also assured us if there were any issues or queries then to give him a call which was reassuring. The sofa has come up lovely and looks better then when we first got it. The stains have come out and the water marks which we caused when trying to get the stains out ourselves have disappeared too. It was great that Matt gave us care tips and had a great knowledge of different treatments for different fabrics and not just a one size fits all like previous companies. Really good job and we’ll see you again in 18 months, unless I decide to decorate the sofa in red wine again he he!

Excellent service and advice from Matt. I contacted Fabric Max following a leak which stained my sofa. I sent pictures to Matt of the stain wet and dry and he arranged to come out and look at the stain at a time that suited me. Matt was honest that it was unlikely that the stain would change if he cleaned it. Matt came and had a look at a rug in our lounge. We'd had a long conversation up front before he came discussing whether the rug would actually come clean as its a deep pile rug and the issue is that the dog has been laying there so its the oil from the dogs coat that had discoloured the fibres. He used some cleaning solutions on the area and it got a bit better but he made it clear that there was a slim chance that the rug would ever come back to its original cream. I am happy with his advice, the potential outcome was explained thoroughly and the test was done. Neither myself nor Matt expected the area to clean but as I mentioned that was really well explained so for taking the time out to come and look and arranging to arrive about 1.5 hours early which was very convenient I can only say we're looking at a 5 star company. He was totally meticulous in his work and wore plastic overshoes the whole time he was in the house. The equipment he used was equally impressive (being fully adjustable to each different type of carpet). Treatments were also applied prior to cleaning. Best of all was the price, especially when you saw how much dirt had been removed (see picture of dirty water below). Honestly, you'd be daft to use anyone else! Out of the few I spoke to about this job, Matt impressed me the most with his knowledge and candour. This was a near impossible task, an unused sofa abandoned in a dump room for years and then the room was plastered / decorated with little protection for the sofa. I felt bad wasting the sofa so asked Matt to help, he explained to me immediately upon arrival that some of the stains ( PVA etc ) wouldn't come off in the time available, I understood this and asked him to proceed anyway. Man did he work, I mean really hard physical work and, breathed life back into it, this sofa was initially so bad folks. He then spruced up my stairs carpet in minutes and we discussed the cleaning of my old Yorkshire stone floor under my newly fitted kitchen, he'll back here in the spring to sort that out. It's nice to meet someone honest, straight forward and that takes such pride in what he does. Absolutely spot on.
