We rented a flat through grampian accomodation agency over a month ago and from start to finish everything has gone smoothly. We always found the girls in the office to be friendly and professional. Would not hesitate to rent from them again

When I arrived in Aberdeen I was a bit in a hurry, needed to find a place to stay in for the next 10 months quite quickly.
Found out about this agency somehow randomly, I think Google actually made the suggestion, and usually, I trust Google.
So I just went to the agency, came in, and found extremely nice people to help me with my research.
I needed a flat that was quite central, they immediately offered me to visit one property that fitted my research. Two days later I moved in.
Now, the flat had some issues, HOWEVER, they were all quickly and professionally resolved.
Came the time to leave Aberdeen and once again, there was no issue, everything went according to what we had agreed upon when I signed the lease.
I was granted the entirety of my deposit back as I had done what was expected of me before leaving the property (meaning proper cleaning, making sure nothing was missing and leaving everything in a state that was identical to what it was when I moved in).
No surprises, everything's written in your contract. If you know how to read you won't get into any trouble with this agency, there clearly is no scam here.
I would highly recommend this agency to people in need of a nice property, at a fair price, with no hidden fees and professional people taking care of everything for you.
As a tenant, it was a dream and I can only hope to find such a nice company once I'm back in my home country.

I've trusted Caren and the staff at Grampian Accommodation Agency with finding and vetting my last three tenants, and I've been delighted with the standard of tenant and the professionalism of the GAA service. I've trusted them completely with new tenant intro, to end of tenancy when I've been out of town, and the upkeep of the property from the fixing of plumbing and electrical issues to general hygiene and cleaning tasks. I have rented a total of 4 flats through GAA from 2005 - 2009 and have always found them to be amazing agents. Karen runs a fantastic team and always has!
Having read some of the deliberate negative reviews, even myself as an OCD neat freak can miss some cleaning details. Everything is clear and outlined in the contract to keep everything fair and for the most part, I always had a full deposit returned and this was even prior to the deposit scheme so it is infair to suggest GAA treat people unfairly.
Also, as a gay man, GAA never showed any discrimination and actually felt like extended friends. Sometimes I would drop by for a chat when I was in town.
For anyone looking for a good estate agent who don't view you as a number I would always recommend them. If I ever require a rental in Aberdeem again, GAA will be my first choice.

I am a landlord and have been using GAA since 2007. I have nothing but positive comments about them. The team are friendly and always utterly professional. The claims that they take tenants deposits are purely malicious and it is clear to see that they have been posted by the same tenant under different names. My tenants, of which I have had around 8 under GAA have always received most, if not all of their deposits. GAA always abide by the rules set out to protect tenants. The suggestion that GAA are in cahoots with the letting protection scheme to rip off tenants is utterly ridiculous, considering the letting protection scheme was set up to protect tenants. If you don’t look after and respect a property, as per your terms and conditions set out in your lease then you should expect to have some of your deposit deducted. If you reject these claims with the letting protection scheme and then idiotically take too long to respond to emails sent my LPS then you will lose your deposit. Having had experience, as a tenant, with lots of letting agencies around Aberdeen and Edinburgh, you could do far worse than become a tenant under GAA. Take some of these malicious reviews with a pinch of salt. Keyboard warriors.

Stayed with GAA for 12 months and overall had a positive experience! Very accommodating staff with regards to inspections and flat viewings. Only issue would be that we felt our hoover wasn't working well and asked for it to be checked over. Someone came to look at it (possibly fault of maintenance man) and left it in an even worse state! Put in the effort when cleaning property at the end of the lease and had no issues getting deposit back.

GAA has provided an exemplary service in managing my property since 1989. They are approachable, knowledgeable and caring. I am pleased that they continue to be there for my tenants and me, and I have no hesitation in recommending them to others.
