Both Richard & James are a breath of fresh air compared to other agents. They are passionate about what they do and the brilliant video tours really help to sell and is definitely the way forward when selling your home, as well as the wonderful video tour of the village and surrounding area (this brought a tear to my eye, lovely video with beautiful accompanying music). Other agents would send a different person around on each viewing that had never been to the property before and one didn't even know where the front door was. So glad we ditched them and went with James Kendall. They keep you up to date on everything via a group WhatsApp message. After being let down by another estate agent we chose James Kendall for several reasons: a) they do not tie you into a contract so you can leave whenever you wish without penalty if you are unhappy (never needed to though!) b) Reviews were incredibly favourable c) Sales videos, especially by Richard, were superior to any other estate agent we researched d) they use WhatsApp for communication to make it easier (vital when buying/selling a house). From the moment Richard came round for the initial discussion until the end of the sale process, James Kendall were as good as the other reviews stated, if not better. We had 3 offers for our house within a week of going on the market (the previous estate agent managed no viewings at all in 2.5 months!), the quality of the sales video that Richard presented was fantastic and, perhaps the most important thing, communication, usually via WhatsApp, was excellent (big shoutout to Sandra and Chloe). Initally we chose James Kendall because of their very up-to-date and modern attitude to selling houses. We had planned to sell our house early in 2020. Following lockdown lifting, we originally marketed with a different estate agent. It was an incredibly difficult time with little interest and we lost confidence in being able to sell our home and take advantage of the stamp duty savings. We also missed out on the original property we wanted to buy. The experience with James and Matt was a breath of fresh air. They immediately provided honesty, transparency and created superb photographs, video and 3D scan of the house. Within 3 days we’d had more viewings booked than we’d had in 4 months and we had 2 offers within the week, one of which we accepted. Matt and Sandra kept in direct contact with us throughout the process up until completion. We chose to use the onward negotiation package, which proved to be extremely valuable. We had one purchase in mind that was overpriced and James guided us in reconsidering what may have been a poor investment. Tim from James Kendall took the effort out of our hands: he understood the local value of properties and set a realistic and achievable selling price - neither under nor over valued; he also did the showing around and the negotiation with the buyers. We were impressed with his detailed explication of the selling process, and his suggestions about small details that could be changed in order to stage the house effectively to make the best impression. Kendalls also offered the best photographic package of the four estate agents we considered - including an interactive video tour of the house which really helped market the property. By far Chloe, who showed us around the property, is the best agent we have worked with. Very professional, but not so much so that she was cold, instead she was very personable and friendly. She gave us a lot of her time and didn't make us feel rushed when viewing the property even though she had a full day of viewings before and after us! She was very knowledgeable and any question we asked she ensured she had an answer. However, I felt they did not have much experience in more expensive properties, so we briefed 3 estate agents and they were the last of the 3 to pitch their services. Despite being a little sceptical of their capability before the pitch, they completely won us over. They had done more preparation, better understood the house and its merits and were orders of magnitude better informed on the role of social media and the internet. They prepared an excellent video that got 28,000 hits within a week. They managed the whole process very smoothly and sold our house for a little over the asking price within a couple of weeks. We recently sold our property through James Kendall State Agency and, after the experience, I would definitively recommend James Kendall as State Agency. The process of advertising the house was done with a minimum of disruption for us and the photos, 3D images and video showed our ex-home on the best of lights. Showing the house to buyers was also done without much disruption. All visits were done on a Saturday and it was easy to plan in advance to be out of the way for the day. Matthew Bandy and James Kendall kept us informed during the process and were always available to discuss any doubt we may have had.

My house had been on the market for six months with no offers. I contacted James Kendall Estate Agents and they gave me some honest not-really-what-I-wanted-to-hear advice. I did what they suggested, then let them at it. The agreements were all electronic so there was no need for paperwork. My house sold after just one day filled with viewings. I only needed to leave the house once, and I'd got more than the asking price! Once we had the offer, JKES set up a WhatsApp group with all the key people involved in my sale (a highly skilled admin, the big boss, my charismatic agent, the photographer, the videographer, all sorts of people I never met) so that I was instantly informed of progress at all times. When I contacted my solicitor to arrange the sale of some household items (oven, lawnmower, etc.) I got nowhere for weeks. I tried the JKES WhatsApp group instead and had an agreement from the buyers within half a day. Once the buyers' survey results came in, showing some issues with my house, JKES were helpful, courteous, and professional. They were able to negotiate with me and with the buyers to quickly reach an agreement. I really couldn't fault the service I received. I've bought & sold quite a few houses over the years and this has been my favourite by far. Very impressive, and highly recommended.

We are buyers of one of James Kendall’s for sale properties. Usually its odd to leave a review as we did not pay for the service, but we felt it was important that others should know. Before this tortuous sale - which took 7 months following several drop outs and threats from buyers to pull out - we have finally exchanged. This experience has left us realising the value of an excellent estate agent and we only wish we had sold with James Kendall ourselves. They prevented our sale from collapsing on more than one occasion, and did not just limit themselves to accommodate the needs of their seller, the move would simply not have happened without them. We used purple bricks and the sale aspect was mostly fine, but we had issues up and down the chain from day one. Purple bricks were a string of unanswered calls and silence, while Sandra (James Kendall’s shrewd, affable and experienced Sales Advisor) was constantly checking every part of the chain while heading off or alerting us to problems. We often got calls from Sandra before our own estate agent or solicitors when issues came up, they were always on it, answering phones constantly, acting with urgency but courtesy, helping us directly pressure and compel our own ambeling solicitors. They negotiated and advised us on negotiations with our buyers several times (even though this was purple bricks role - we could not get hold of them at various and critical times). When we could get hold of purple bricks, the advice often favoured a quick sale and to speed things up so it was over quicker for them (because we paid up front and less overall, their incentive had gone) they would often advise we took lower offers and we would need to push for them to go back and regonotiate. They even managed to give my private email address directly to our buyers on accident following a tense negotiation. Something they still haven't apologised for. Simply put, there is a reason why traditional estate agents like James Kendall are doing well in a world of low cost line estate agents, and that's because they are outstanding, knowledgeable, avaliable, effective and comprehensive - none of which we got with purple bricks. We regret going with purple bricks despite the saving, and without James Kendall and the almost superhuman like efforts of Sandra, we honestly would never have moved. As it happens, we are now packing and looking forward to being in our new home next week. Thank you Sandra, James and the rest of the team too. We are forever grateful for your help. Chris

The 360° interactive virtual tour is brilliant, viewing house without actually going out is brilliant in this day and age especially with regards to his photography and social media marketing which gained us huge interest. From hearing our house was officially on the market we had interest within the first hour! Brilliant! And it didn't stop there phone calls and viewings came in regularly and so did the offers, which again I feel is good for the market being on a guide price rather then an over inflated price where all that happens is you keep getting knocked down in price, but with a guide price they kept coming in higher and higher. I have been eager to write this review as it’s so rare to be on the receiving end of such superior service and professionalism. Before Christmas we decided to ‘test the water’ and market our home. I did my due diligence and sought valuations from four reputable agents from Olney to Bedford. I happened across James Kendall as I had noticed a surge in their SOLD signs in my local area. In honesty, they were unknown to me so they were going to be for comparison purposes only and were the last to appraise our home. When Richard arrived I had an instant rapport with him. He was enthusiastic and complimentary about our property, his energy was infectious. Richard was unfazed that the property was a self build project under taken by us ten years ago and as such had no sales history. He exuded confidence and knowledge of the local market and the portfolio for his marketing campaign was second to none. He was the only agent able to instruct (within a matter of days not weeks like the rest) his own in-house professional photographer and videographer to produce truly stunning photos and the Matterport scan. At the same appointment Richard recorded a detailed and informative ‘walk through’ tour. Having all these services performed on the same day was invaluable as it limited the disruption to us as a family all working from home currently. To give an indication of timescales, Richard appraised our property on Tuesday afternoon, Thursday, all the photos, scans and tours were recorded. Draft details were received and approved by us Thursday evening and that same evening we were live on Rightmove and across all James Kendall’s social platforms. That’s right three DAYS not weeks, now that’s a motivated agent plus their fees were the most competitive too! The response was staggering. Richard accompanied all seven of our viewings back to back on Saturday. By Monday we had four second viewings booked (again Richard accompanied these) ending with three offers. Richard’s calm and knowledgeable advice helped us secure the best buyer and price. Throughout the conveyancing process Richard, James and the team were on hand with advice or chasing where necessary to reach completion. They were pro-active and sought swift resolutions to the invariable obstacles selling/buying a property can bring. I never needed to ask for updates, they were always one step ahead of me and I felt fully informed. From start for finish the whole process was completed in three months, throwing in Christmas and a few lockdowns for good measure! I couldn’t recommend James Kendall Estate Agents highly enough. The services they provide is second to none because they make you feel relaxed theouout the house selling process by keeping you informed of the current situation on a regular basis. The way they drum up interest in your property is by giving you honest advice on how to make your house a better prospect for potential buyers. It just means you may have to move a bit of clutter to make your home more promising to others, which I have found other estate agents reluctant to comment upon and without a doubt this made my house more appealing for others to come and visit. I had one day of viewings in which 16 people visited my house, by the end of the day we had received three offers all above the asking price. Not the experience I was hoping to have.. Having looked into the reviews and made my own judgement I was hopeful that I had made the right choice of agent going with James Kendall, but sadly it didn't work out and I decided to give another agent a try. Very impressive technology when it comes to the contract being paperless and the look of the FB page and instagram is very impressive.. Sadly after over 2 weeks of being with James Kendall I had to ask for my property to be shown on these sites as it wasn't already on there. The thing that disappointed me the most was, after having a disappointing number of viewings we had an enquiry about a viewing on a Saturday. Due to family event we were unable to let anyone into our house that day but we said we would be able to do the Sunday. The people wanting to do the viewing were also avaliable on that day. However it was made very clear to me that we would have to do the viewing as they don't work on Sundays.. This was fair enough but I was hoping for a bit of flexibility on their part as we had had a slow start (to say the least). We were preparing to do the viewing and I had a text to suggest that I take the kids out while we do the viewing.. I found this annoying and patronising and this was the straw that broke the camels back. I decided to go to another local agent and I am glad that I made that move but I am regretting making the wrong decision in the first place. There is no doubt looking at the other reviews there have been many success stories and as mentioned at the start there is alot to like about this agent but sadly it didn't work out for us.
