I got recommended to No1 Estate Agents though a mutual friend in general conversation wondered if i would ever find a decent agency who actually goes the extra mile for my property and the tenants, lets face it happy tenants pay rent on time and look after your property, i've used a fair few agents in my time, payments late, tenants issues, i didn't receive rent for 3 months not looking at my statement (my fault) the current agent didnt even tell me! ignored it all together left me to pick up the pieces. Tried No1 Estate Agents 3 years ago and wow! from 1 property i have passed over 14 properties to them and i can honesty say rent paid on time, no issues with tenants and more importantly to me the feedback i get from the tenants is a friendly feeling not just business, a real personal touch. Estate Agent of many talents! i have tried many estate agents over the last 15 years honesty No1 Estate Agents beat them by far, name says it all! They have all type of properties covered from rooms - 4 bedroom houses. I can see why they are so busy, Khuram is a man of his word, never failed me once, dealt with maintenance issues, my developments even while the cleaner was away cleaned the property himself (3 storey house with 17 rooms, 3 kitchens and 8 waste bins, house share) i only found this out as the tenant told the cleaner and cleaner asked me how much i paid him! Khuram didn't even tell me, respect must be given when due. Very smart gentleman and very humble

Had a tenant who not paid me rent for 5 months (went with well known agency in Bedford RUBBISH!!). Got recommended by a friend who used No1 Estate Agent to carry out an eviction for them. Instructed Khuram to proceed with an eviction only for £100 others charge £600 plus!!! Gave them the property to manage after, great job, great service, rent always paid on time this was 3 years ago, they manage my whole portfolio now. I stayed in Kimbolton road, Bedford. The apartment was an en-suite shown to us by No.1 Estate Agent Mr. Khurram Mirza. The Stay was really wonderful with all the facilities provided in the house like Kitchen utensils, washing dryer .
