B. S.I have been a tenant with Open House for around 3 years and just wanted to say that Ellie being in charge of our property maintenance has been incredible. She is so helpful when any issues have arisen and actually really proactive with improving things for everyone in the house. A real credit to the team at Open House which honestly have been a little difficult in the past getting responses or updates where Ellie is always contactable and keeping you right up to date with what is happening.

S. P.Having rented my property by myself for the first few years of ownership (and getting burnt!), I took the decision to engage the services of Open House Bedford in 2012. Mujahid the owner was in a networking group with me, so it was the natural choice to engage their services. The previous tenants had left having changed the locks, so Mujahid organised and met a locksmith at the property and I've never been back in since as it has always had a tenant in. In ten years it has never been empty for more than a week which is testament to the work the team at Open House Bedford do.
In fact, when Open House took over the management of it, they saw the rental price was too low for the area and current market it so increased the rent to the local level. Even once the management fee (which is very very reasonable by the way!) is taken off, I'm still earning more!
All the maintenance is arranged in a timely manner so I don't have anything to worry about.
Seriously it is the best money I spend every month having Open House look after my flat. If you are struggling in any way with renting your property (either getting tenants, or managing the general running and payments) then speaking with the team would be a seriously good use of your time. You won't regret it and it reduces the stress managing it.
A couple of special mentions, one to Mujahid who I initially dealt with, Harry in accounts who organised a lot of things in 2020/21 when there was the difficulty of the pandemic, and also Fahmida who manages all the payments coming in to me from the tenants, all supplied with accompanying invoices for our records.
Thanks as always to all of the team at Open House, we couldn't be happier and won't be going anywhere else.

K.First impressions of Open House Bedford were 5 Star the Staff were all very friendly - Natalia impressed me she was a pleasure to be with -nothing seemed to be a problem and I thought all would go well - the property had not been let before but had had a refurb - I am 75 and just wanted to move in and not have to do anything - I asked for a deep clean to be done - the deep clean was totally unacceptable and from there things went from bad to worse - I would like them to rate their Deep Cleaning Service so that future Clients don’t experience the disappointment I endured 🤔

Its been a hell of a roller-coaster with open house after being let down on numerous occasions without warning but we won't get into that! In fact I would highly recommend open house to those that are looking for a property as they provide a great service.
ELLIE FIELD has been amazing throughout this journey its only fair this is highly recognised! She has been fantastic with supporting myself deal with such a difficult situation and I know it can be draining dealing with an emotional customer lol. J. T.I would definitely recommend Open House. They have been very friendly and professional throughout my stay under one of their properties. I have been living in a shared house managed by them for about 16 months and have had no complaints whatsoever.
Their admin/reference fees are a lot more reasonable than other agencies letting out a shared property - others are extortionate in comparison. I think the rent has also been quite reasonable considering the quality and standard of the house I've been living in. I would have quite happily stayed living under this arrangement if it wasn't for a change of job and location elsewhere.
Management style is very casual but efficient, which I think is ideal as a tenant. I have had a few queries whilst renting with them and they are easily contactable by mobile/text/email and there would always be a quick response.
My next step in the near future I think might be be letting out a property and having read other reviews here, I would definitely consider using Open House.

M. Z.Open house have had my house for almost two years now and have rented it out with no issues. We receive payment everyone without fail which is great for me when reliant on having to pay other monthly bills. I can't fault them, they always have soomeone living there and if someone is moving out they have managed to get someone else so there's no gaps in rent which can be worrying. Also I receive an email when they've done their inspection with pictures included and a covering letter telling me anything I need to know about my property. Since the property has been with Open House, I've not had to go there at all. They also have there own maintenance team that take care of any issues. All in all defo recommend them as good estate agents.

One of the reviews here for 316 Redwood Grove is inaccurate.
I personally know about this case as there has been a leak from an upper floor apartment that has affected a few of the lower apartments.
The landlord has tried to rehouse the affected party as insurance takes time to be resolved, this was refused.
This is a third party issue which unfortunately means the landlord will also be affected.(loss of rent, mortgage payments and remedial works to resolve the leak) To which he will claim from the upper floor insurance.
Tenants sometimes believe the landlord should pay for every issue!
He should go to the upper floor and claim from the property insurance above like all other people do when there is a case.
Tenants should be safe and take out contents and personal insurance, this is not the landlords job!
Poor Ali and his team seem to have taken the brunt from this!

A.Landlord: lovely to deal with but I had undesirable tenants put in. I ended up with massive overcrowding in a 2 bed flat which lead to mould issues due to the number of people living their and heavy wear and tear. Council got involved. Openhouse tried to evict but didn't follow through. Enough is enough, I requested for repossession of the flat which they didn't like so proceeded by dumping all the paperwork on my laps including the tenant they put in the property and to add salt to the wounds, even removed the rental guarantee.
EDIT: I feel I should add to this and provide a further update. I have now decided to change from a 2 star reviee to a 4 star. Ali in the back ground was expediting the tenants removal by supporting their housing application. The tenants subsequently moved on, Ali finalised the rent payments and secured the rent deposit (yes the tenants left the property in a bad way) which adequately coveres the costs. Overall, I am satisfied with the end result. Property is back in my hands, all rent payments are up to date and I am not left out of pocket. Well done Openhouse/ Ali.
