I've only been dealing with Rhubarb for a relatively short amount of time but I'm impressed. The best thing is the responsiveness as my experience with other agents in the past is that it's always been a struggle to get hold people. This has definitely not been the case and Colin in particular is really keen to sort issues out ( ineivtable when moving into somewhere new). I have been using Rhubarb Property as my letting agent in Birmingham since I took ownership of a property there at the start of this year. They came highly recommended by a friend who has been using them for several years. I cant speak highly enough about their level of service so far. Communication and customer service is excellent and very much appreciated. Their fees are also lower than I could find anywhere else but dont be fooled by the lower price its not reflected in the level of service. They also managed to rent my property the day the keys were handed over and have just extended it for another 6 months.

I had a 10 month tenancy managed by Rhubarb property (mainly Charlotte and Kimberly). When I initially viewed the property, the member of staff were very helpful and I had the chance to meet the existing tenants. Unfortunately by the time I moved in, there had been a massive leak in the flat above and therefore a lot of water damage to the ceiling of the main living area. Rhubarb property spoke to the landlord but advised this was cosmetic and would not be able to repaint this straight away. I was disappointed in their lack of persistence in this issue as clearly I felt I was paying a premium price for a flat that didn't look much like it did on my viewing. Having said that, there were other instances where I was happy with their service (for example, the existing beds were broken and mattresses were ridiculously thin. They ordered replacement beds with orthopaedic mattresses very quickly). Other issues that were raised throughout the year were not responded to as quickly. We were often advised that matters would be passed on to the maintenance team (such as issues raised on the inventory) - who either never got round to us or came to get a quote but we didn't hear back (eg blinds broken, freezer drawers cracked etc). It was relatively easy to communicate with the team via email and they were mostly prompt in their replies. Occasionally there would be inconsistencies between what we were told by one member and the next (eg one person advised at the viewing that the balcony would be cleaned but this never happened). In terms of the deposit there was a slight delay in the return (and an unexpected deduction for lightbulbs, which seemed a little on the expensive side but was justified as it is the tenants' responsibility) but I was advised about this on the day of the check out as a member of staff was away. On the whole (apart from the issues previously mentioned), the experience was better than many other agencies in Birmingham (eg much better than Wolf lettings!). Their flexibility with the length of the tenancy and checking in day was much appreciated. The staff are polite and professional. I would recommend them to anybody considering them as their agents. I had a 12 month contract with rhubarb property and can honestly say that they are the best letting agent that I've used. Tom and his team in London are of a rare bread of Estate Agents who don't put figures foremost. I had a problem with my property in East London this Winter and Rhubarb made sure to hold my rent until this situation was rectified. Tom is especially delightful to deal with and both me and my dad were very impressed with the time and thought he put into our correspondence.
