We rented a property from Ben Property in Edinburgh for just over two years. When we moved in there were serious issues that Ben Property refused to address and were extremely rude to my wife who ended up in tears after phoning them to raise the issues. We ended up dealing directly with the landlord - who sorted the issues promptly. The property was in an awful state of disrepair and uncleanliness when we took entry. I spent a lot of time, money and care on the overgrown and unkept garden and we looked after and cared for the place inside and out over the two years as if it were our own. During the tenancy, once the initial issues had been resolved we had minimal issues. When we did, these were sorted promptly by Ben Property. However when it came to moving out we ensured we had an overlap and spent two days cleaning the property once we had moved out; leaving it in an immaculate condition. Ben Property proposed ridiculous cleaning charges initially of £120 from our deposit which we disputed. Items that they claimed were unclean were not on the cleaning schedule that they sent as part of the end of tenancy paperwork. When I raised our experience by way of feedback they were defensive and rude, clearly unwilling to change their end of tenancy procedures. All in all not a great lasting experience of Ben Property, which is a shame. The bottom line is that the property was returned in a significantly better condition than it was received. Be aware that if you rent from Ben Property - you may have problems when you move out at the end of the tenancy with deductions from your deposit.

I have rented 2 flats so far from this agency. When I first moved into the first one I asked for a new mattress for the bed and for a technician to make a few repairs, two days later I had a new mattress and all the repairs fixed. When I moved out I was given the full deposit, so I did not feel they were trying to "rob" me or anything. Similarly at the new flat I have been very happy so far. They always return my emails and are happy to help me. Additionally, the majority of the flats are in a very good condition, location and nicely finished.

I rented a flat with Ben Property for a year and it was a very pleasant experience. Lena and Rachael were always very quick to respond to my emails with helpful replies, and my deposit was refunded without any delay and reasonable deductions. I would certainly use them again.

Moved in to our property managed by them October 2011 - never had a problem with them. Always helpful if there are any problems and always happy to fix anything that is broken. Unlike other agencies I have dealt with they give plenty of notice if they want to do a flat check and organise repairs quickly and promptly. Best letting agency I have ever worked with!

Good experience overall as a tenant . Sometimes took a little longer to take action on key requests but eventually were always helpful (seemed a bit too much under influence of landlord approval at times on some very simple key requests.. ...however in the end always fulfilled the requests(may ne that was to do with lamdlord being difficult ) . Found them reasonable to deal with at end of tenancy as well ,i.e they were fair on deductions they made (unlike many other companies which simply rip off the tenants when it comes to deposit deductions ).dealt with them 2013-2014.
