UPDATE: 11/02/2022 - On further evidence, I realise that the property really wasn't cleaned to a good enough standard. In a different light, photos revealed dust and stains on various locations. Therefore I feel very foolish, and have accepted the cleaning charge. I am therefore amending this review to 5 stars with apologies. Otherwise the time renting with Happy lets has been very good. I can only blame myself for this mis-hap on vacating. I have no qualms, maybe just that they are too good at their jobs. But that is surely a good thing. UPDATE: 24/11/21 - Following an apology from the owner - The property inspector has emailed me that the property wasn't "professionally" cleaned, and informed me they will be sending me quotes from "professional" cleaning companies in due course. 23/11/21 - Cleaning report has come back dirty for every checkbox after vacating the property at the end of a 2 year tenancy, this contradicts their own photographs. I actually spent 2 days detail cleaning with my wife. I am really quite upset by this. They have informed me to expect a deposit deduction of charges.

I have been a landlord with Happy Lets for almost 3 years since I switched from another agency who could not keep me updated on my property without constant chasing at my end. It left me feeling uneasy that I had to be one step ahead of them to make sure there were no issues with my tenants or property. Now, I can’t imagine another agent managing my property with the same level of client care as Happy Lets - they keep on top of everything, act promptly to maintenance issues, always update me when the legislation changes (yet again!), and I have no worries that my property is in safe hands. I can definitely say that of the various agents I have dealt with over the years, Happy Lets meet (and often exceed) my expectations and I would highly recommend them.

Been with Happy Lets for 2 months now and can say that I am happy tenant! I have been renting for years now and constantly find that agencies are quick to chase rent but slow at chasing repairs. Unfortunately had a problem with a kitchen tap and expected a long drawn out process to get it sorted. But I reported it in the morning and got an email that afternoon to say that a contractor would be in touch to arrange an appointment. Still dubious, I went along with it but received a call the next morning and a contractor attended that day to fix the tap - very impressed and long may it continue!

This was my first time renting and Happy Lets were very helpful and made the process easy! I have been with them for 1 year now and I have found the staff friendly, on the phone and in the office they seem to make the effort to remember their tenants on an individual basis, which was good when I called with queries. They get things done quickly and are good for emailing you about things in advance as well. They were also speedy when we needed a few repairs after we moved in, and we have not needed any since. I would love to rent again with Happy Lets in the future and would recommend them to anyone!

I've been a Happy Lets tenant for nearly a year now. In my experience, it has been a positive relationship as a customer. When originally trying to arrange our application and tenancy Happy Lets were efficient and professional. They worked positively to try and meet some challenging deadlines we hoped to achieve. They also have an innovative and efficient method of fixing repairs in the flat through their Happy Lets repair partner. They are generally timely and reasonable in giving prior notifications of anyone work or inspections in the flat. I've still to go through the reconciliation of the deposit for the property, which is often the most contentious aspect of being a private tenant. I can say that up until this point, Happy Lets are the best Letting Agents I have had contact with. A professional and impressive outfit who significantly out perform the basic standards of their industry.

Happy Lets are good letting agents, I have been renting for a lot of years and have experienced both private landlords and agencies, Happy Lets is would be in my top 3. Communication is good, although you do have to occasionally chase when it comes to repairs as things can go quiet. However the work carried out by their contractors has always been to a good standard and is always booked in advance. They always give you sufficient notice for inspections and are flexible if you need to move the dates, within reason. Overall a really good experience for me.

I rented a property through Happy Lets for two years and they were great! They were always polite when I contacted them and very quick to sort arrangements whenever something needed fixing in the flat. The did periodical flat inspections but always gave me plenty of notice beforehand. At the end of my tenancy they did a thorough checkout inspection and I got my full deposit back. I would highly recommend them to any future tenants!

We've rented a flat from Happy Lets for the past three years, and they've been an excellent agency. They were very cooperative about arranging bi-yearly visits and any repair visits around our busy schedules and were always quick to return emails, very friendly, and did their best to get any repairs fixed as quickly as possible. Like many pet-owners, we found it quite difficult to find an understanding letting agency, but Happy Lets added a clause into our lease which allowed us to our dog and cat on the property. This really made our lives so much easier and we are really grateful they did this. More letting agencies need to be like Happy Lets in this way; responsible pet owners are always looking for places to rent! Would thoroughly reccomend Happy Lets, the only reason we're leaving is because our property is no longer being managed by them!

I rented the flat I'm in now through Happy Lets in 2014. We had not long moved up from England and trust me, we had made mistakes with letting agencies previously so we were cautious. However the process was quick and efficient and when we moved in the house was actually CLEAN! Big bonus! We dealt with Kira, Gabrielle and Ceetl, all of whom were really lovely and inspections and visits were arranged with plenty of notice and they were always willing to accommodate our schedules. Happy Lets are by far the best agency I've ever had the pleasure of renting with. I'm currently still living in the same house, however it was taken over by another Property Management company in 2016. If I'm ever looking to rent privately again Happy Lets will be my go to Letting Agency! :)

I rented with Happy Lets for 3 years from 2012 - 2015 and had a great experience with them. All problems were dealt with quickly and efficiently and we never felt like they weren't happy to help. The moving in, and later on the moving out, process was made very simple and I would 100% rent with them again.

Best experience I have had yet as a tenant. Any problems we had (which were minimal) were quickly seen too. Happylets were very easy to contact, either by phone or e-mail, they always answered any queries we had. They always informed us well in advance if any work/viewings were to take place, this gave us time to make any necessary adjustments in the flat. Overall I had a great experience, cannot complain, great landlords.

They've always been very well organised and professional and signing the tenancy was quick but also well explained. The property is well maintained and seems to adhere to all appropriate regulation as a HMO. As a foreign student many letting agencies make it very difficult for you to move in however with happy lets this process was quick and easy. During our tenancy we had a number of issues with the flat and the majority of these issues were quickly resolved by happy lets. the moving our process was also quick and easy and despite some marks on the walls left by us we got our full deposit back.

As a first time tenant Happylets were very good to have as a letting agent. If things needed to be fixed they were very quick to send someone over, responses to emails were normally very fast as well. The staff were very friendly and helpful, and it was good that they had a wide range of HMO properties available.

Happy Lets are a very capable letting agent, communication between us and them was always quick and helpful. They have their own team of contractors also, therefore repairs are done by people they know and can trust. The only downside we had was that repairs or replacement items had to be confirmed by the landlord of the property, and our landlord was not quick in response to these. This is just nitpicking, as the Happy Lets staff themselves were always helpful and understanding. The rental process with them was easy as it can be.

A really friendly,impressionable and helpful agency! Really quick on communication and helpful on any queries that we had. We've had to have a couple of repairs to the flat, which the people at Happy Lets were great to deal with. From using their own sourced contractors and keeping us updated on the process as a whole- something you rarely get with other agencies. Also, they made sure that we were aware if anyone needed to get into the flat for inspections etc from at least a few days before, which has been great in terms of planning our time and being able to make any changes to timings if they didn't work for us. This is an updated comment after 5 years of Happy letting to confirm that they are just great. I left 1 2 let Dennistoun after they had left furniture desapear and the flat turn to unrentable trash. At happy let they actually do checks on the flat and you get pictures from it too so your property value is protected and they do transmit the requests from the tenant so you can fix the issues and retain your tenants. They are very efficient, and nice to deal with whenever you have to. I recommend them again after over 5 years of good services... Happyly !

Each rooms are very big especially the living room and the master bedroom. Enjoy the time live there. Shops, resturants are doorstep. Really like it. The letting agency is quite good. The apartments and flats provided are very nice and student friendly. The place I lived was very beautiful and convenient. Shops, restaurant and bars are around with beautiful kelvingrove gallary musemun, popular kelvingrove park and the glasgow uni. All the staffs are quite nice and friendly.
