Sold our flat through Vanilla Square in July/August 2021. We had a very pleasant chat with Johnny who was personable and friendly and decided to go with VS instead of the other agencies we had discussed our flat sale with. All was great on the marketing front, photos looked excellent and the system used where we can clearly view upcoming viewings and feedback from previous viewings was really useful. Unfortunately I have had to drop two stars because of the process when it came to offers. We were selling in a very hot market, and had a fair few viewings lined up. An early offer came in which the office was pushing us to take, although it was much lower than the value nearby, similar properties were selling for at that time. I'm really glad that my partner and I had knowledge of the market and that we were confident enough to recognise the initial offer as a 'cheeky' offer and say no to the office, who told us that 'the first offer is usually the highest' (at the moment this is just not true). After rejecting this offer, we then had several offers far higher than this initial offer, as expected in this market. We were very disappointed with the advice offered to us from the office and felt we were being pushed into a quick sale, despite most properties going to a closing date and the level of interest in our property. Thank goodness we were able to say no and get the best possible price for our property.

Delighted with the whole team at Vanilla Square. Steven was great with the property survey and photos, and gave some good home decor tips. Vicky and Gemma were fantastic with the viewing and negotiation process, incl after-sales care, and got me a super price and buyer for my flat (see photo). Very professional, easy paperwork process which was all done online. I chose them over 2 other large brands in the West End, one had top notch customer reviews but I found the Vanilla Square team more knowledgeable, dedicated and committed.

Their initial estimation was one of the lower ones we had from estate agents but we felt that Steven was realistic, honest, and wasn't going to flash a big number at us to try and sway our decision making like some of the bigger agencies did (many of which seemed to drop their asking prices a few weeks later.) Once engaged the team were efficient, professional, and secured a fantastic price for our property at closing date within a week. If you’re looking for the best service with a personal touch, then Vanilla Square is the agency to go for. This is a very different estate agent to those I’ve worked with in the past. Steven & his team have the same passion & knowledge as other well established agents, but are also personable & sincere. Steven is the managing director, yet he made the time to personally oversee the sale of my property from start to finish. My flat was on the market in a week and sold within 3 days! I’ve never had this experience with other estate agents and for that reason, I will only use Vanilla Square moving forward.

I started hunting my first property this summer, but 2021 has been a massive headache. This is due to the surge of people putting vast sums of money over the home report value, however, this wasn't the issue. Me and partner time and time again got gazumped by the major estate agents especially Countrywide; felt that their agents couldn't be bothered selling their properties and hugely shafted us (on one occasion) by contacting another buyer after agreeing verbally that our offer was accepted by the seller. This really emotionally crushed us as we felt cheated. I decided to try out Vanilla Square after a property in Dennistoun popped up. Steven the director met me at the flat was utterly professional and welcoming. Informed everything that I wanted to know the property and the area. I contacted Alana the following day (Saturday) informing her I wanted to place an offer. She managed to track down the seller and was able to inform me that they would like to accept my offer. Alana was so helpful in telling me what to do asap in order to secure the purchase. After 35 days from placing the offer, getting the mortgage and getting the keys, me and my partner are now loving our new home. I highly recommend and commend Vanilla Square to any buyer. Steven and team were incredible from start to finish. We didn’t know when exactly we were going to put our property on the market but Steven was happy to have the pictures and write up all ready so that when the time was right we could move fast. The pictures were excellent as to was the 360view. We had the house on market for approx 1 week before we had accepted an offer.-much quicker than we could have believed! Even with a fixed fee agreed there was no pressure in accepting early bids. The house sold and at a great price and we were over the moon. However, that sale fell through due to covid but Steven came up with a ‘Plan B’ straightaway and kept us up to date with both market conditions and the rules around the market reopening and what it would mean for us. The 360 view mentioned earlier definitely meant the interest could be sparked even when ‘in person’ viewings could not happen. With almost more interest this time around we sold the property.
