Update: Following previous review, Adam got in touch to address issues outlined below with deposit. Acknowledged the break down in communications and has assured changes being made internally to rectify in the future, which was appreciated. In general, the rest of my time with CL has been really positive, they are quick to fix issues and make changes to flats in order to make them work better for tenants. I have made really good friends with everyone I have shared with and for those looking to expand their social circle and meet new people, this seems a great way to do it. No ill will towards them, and really think if they can nail the in-life manager aspect to renting in the future, they have a pretty good thing going. Also shout out to Alice, who is lovely. Previous review: The in-life Property Managers (those you have a day-to-day relationship with for issues, money matters or deposits etc.) are at best incompetent, and at worst, cowboys. From disputing refunding me £1 for some tin foil when the flat was asked to pay for their own supplies during covid, to withholding deposits from flatmates for over a month after they have moved out for no apparent reason – it has completely soured what was an otherwise good living experience. As you look around at London properties to rent, it is no secret that you will be paying a premium for your room in a Capital Living property, and with that you expect a level of service, and hope that they would try and move away from the stereotype that all London estate agents are self-interested money grabbers. Unfortunately, they currently fail at this. I wouldn’t recommend staying in these properties unless you are happy to forfeit an unreasonable amount of your deposit (if you ever managed to get it back) at the end of the tenancy. I’ve lived in London for a number of years and was prepared with evidence to dispute the ridiculous charges they were proposing, I worry that others may not be so lucky. Would have loved to discuss this with Adam, however disappointingly he was not willing to discuss the failings here.

As a new tenant, I really enjoyed my experience with Capital Living so far. Firstly, they offer the best price - quality ratio comparing to other shared accommodation companies in London. All properties I viewed were clean and well-maintained; and they make living much easier by managing all your utility bills and Council Tax (which makes your rent payments looking even more attractive). Secondly, they offer contracts with relatively short tenancy length of between 8-12 months, which is perfect for someone new to London as it gives you flexibility with your living arrangements as you explore the city. Further, the management team is very responsive and flexible, which allowed me to go through the whole booking process while being abroad. I may have been with Capital Living for only a month - but what an impact they have had in that short time. Moving to London for me was a big change and as I live far away I was unable to go see the property. Capital Living said it would be no problem for them to make the commute to the property where they could FaceTime me which gave me an opportunity to see the property better. After seeing the photos and videos of the property I agreed straight away!!(Obviously if you can make it to the property go see... you won't be disappointed). The quality and location of the properties Capital Living acquire are outstanding. Yes I found SOME properties slightly cheaper but we're they closer to the centre of London, all bills included, essentials included (such as dishwasher tablets toilet rolls etc) and a beautiful house? No. When moving in all of the housemates were so inviting, we went out for food and drinks and got to know eachother. Throughout my time here I have got to know my housemates really well and we are like a little family. If you are looking for a social bunch or a lifestyle similar to university - Capital Living is the place to move into. You may of read about the capital living socials... these are days and nights out arranged by the Capital Living staff. This gives people like me an opportunity to meet people more than just my housemates and increase my network and friendships in London. And for people who have just moved to the big city and do not know anyone, that is a great thing! After my first social I can't wait for what they have in store for the next one! Like I said I'm new to London but Capital Living has given me the opportunity to live in a lovely house, with great housemates and allowed me to make so many friends outside of the house.

Well what can I say???? I moved to London in February 2016 and met with Capital Living straight away. They showed me the house and straight away I fell in love with it, I was 100% in. Then of course were my housemates, they could not have done a better job of putting me in a house with some of the best people I have ever known. From day one, there have been laughs, dinners, park days, wine and even trips abroad together. I have made friends for life, no doubt about it. But back to Capital Living themselves, they are smashing! The convenience of paying once a month and having that cover all costs is just a dream when you live a busy life. Who would have thought that kitchen paper, toilet paper, washing up liquid, hand wash etc being delivered once a month would make life that little bit easier - well it does! From that to any other maintenance issues around the house/garden, Charlie is on the ball straight away to have it fixed. I could not recommend Capital Living enough. I'm loving my house, loving my housemates, loving the capital living social events and loving meeting other young like minded people within the community. The capital living team clearly enjoy what they do, and it shows though their enthusiasm. They do a great job and have made my time in London so enjoyable! Thanks guys!

Very efficient and accommodating - A great way to meet like-minded individuals and makes living in London much more fun and homely. A good selection of properties/rooms, however only Monday to Friday appointments which can be inconvenient when you work those days. Some property images need updating to give a more accurate image. On the whole, Capital Living is a great company who are very prompt at replying and ensuring a quick and easy move in. Would very much recommend!

Capital Living have the most modern attitude to house sharing in London. I wanted the social life and fun of a house share without having to compromise on the area I lived in and the quality of the house. That's what Capital Living provides; good houses with good people in areas that you actually want to live in. They actively encouraged me to view multiple houses so I could find out what worked for me and here's the crucial thing....there was no pressure. Estate agents and letting agents seem forever concerned with twisting your arm. The Capital Living team don't do that. They're interested in finding the best fit for their members; not the highest price. Of all the houses I looked at, they supported my decision to go for one of the average priced. I spent a year in London on an international work assignment. I was looking for an easy place to live with some similar young professionals. Capital Living offered everything I could have hoped for. The actual house was great. Very large rooms and big common areas. The bathrooms had all recently been completely redone. Having everything included in a single bill made everything really easy each month. The house was in a great neighborhood. Several grocery stores nearby, right next to the common and only a short walk to the tube. There were even a couple other Capital Living houses around. Everyone in the house got along very well. Capital Living hosts events at local clubs and bars at least once a month to get all the houses together. Really great if you're new to the city and trying to meet people. The staff at Capital Living were also great. If you ever have any maintenance requests or general questions, you always get an answer within a day and typically much faster than that. The houses are kept in great condition. I've already recommended Capital Living to several friends and I will definitely be staying with them again if I end up back in London.

Thank you for sorting the ant problem we had! It's great how quickly you guys are able to act having being with many letting agency's I have had previous experience of having to wait months on end just for the simplest things to be fixed so you and your team are doing a great job! Moving to London is a daunting experience by anyone's standard. Whether you are lucky enough to be moving to the Big City with a large circle of friends or not, as the saying goes, you can never have too many friends. I chose Capital Living to broaden my Social Network. Starting a new job, you can be thrown in with people you may or may not like, but the refreshing concept of Capital Living's interview process eliminates that element of surprise when it comes to the type of people you will be living with. This isn't to suggest that you must be a Lord and Lady of the Manor, only that you have previous experience of living with others or can prove otherwise. The "whole package" deal really is what is says on the package, it is one standard cost a month with no unexpected bills along the way. The properties are beautiful, well furnished and kept clean and tidy by the weekly cleaners who also provide cleaning supplies, so there's another cost saving.

I've nothing but good things to say about Capital. For me the three biggest advantages are: 1) rent and bills all rolled into one monthly payment (including a few perks like weekly cleaner, Sky+ in all the rooms, cleaning supplies delivered to the house every month and free pre-drinks delivered to the house before Capital parties); 2) Capital's a bit more than a landlord - I've called about everything from a lightbulb which needs replacing to the garden needing cleared out and Capital have sent someone out either that day or the next day every time; 3) Capital's people are really down to earth and easy to deal with. I left my Capital house a couple of months before the end of the tenancy because my other half moved to London. Capital took car of everything and found someone to replace me in a couple of days, meaning I was off the hook for the rest of my rent payments almost immediately!
