Also, I read a review from someone else, which says about the vendor chose another person who put on the offer, not him(her) and give John Payne 1 star. I can say from my personal experience, that it is not fair to the agent. The vendors do choose the buyers for various reasons. I did with my own property as well. My partner and I registered with a few estate agents in Blackheath, looking to move urgently into a 2/3 bedroom property locally. Rebecca Davies (from the lettings team) immediately contacted us with details of properties that matched our search criteria. We arranged two viewings on the same day, both excelled our expectations and were ideal for us. In comparison, we have been contacted by the other two estate agents and neither has been able to suggest a single property that has fitted our criteria. Rebecca clearly explained (and followed up by email) precautions that John Payne were taking during the pandemic, we felt very comfortable during the viewings. In addition to my original review comments below, I have recently purchased a property using John Payne. The Blackheath team are just as good at sales as they are at rentals. Once again, I am very happy to thoroughly recommend them. I have a number of rental properties and have used a number of different estate agents over the years and I can honestly say that the John Payne rental team are the best that I have met. I wish I had known about them when I first bought my Blackheath rental property. The team is very professional, they get back to you when they say they will, they keep you updated at all times and aren't afraid to give you bad news and honest feedback. We had the honour of dealing with Rebecca Davies as our lettings negotiator. We had a huge list of criteria for the property which we wanted to rent and Rebecca introduced us to a beautiful property that ticked every box. We made a mistake of not checking the date the property was available and asked for some time to request an extension in the property were in at the moment. Rebecca and John Payne were extremely patient with us, held the property whilst we waited for confirmation from our landlord and letting agency. Once this was confirmed, Rebecca seemed almost as happy as we were to confirm we will be moving into the property. The referencing stage was stressful because the company which John Payne (and most letting agents) use, "FCC Paragon" were very laid back and never got back to us when requested. However, Rebecca chased them and made sure we were frequently updated. Rebecca even went out of her way to update us and check in to make sure we were happy with how the whole process was going, on her days off and in evenings. Honestly above and beyond service. Moving house has been so stressful and other lettings negotiators have been impatient, unprofessional and lazy. Rebecca has been the opposite of all aforementioned. Extremely professional, very welcoming, very informed and very friendly. When we viewed the property, the current tenants were there and I was able to ask the questions, "how is the landlord, how are John Payne". I was told "John Payne have been a dream come true. Any issues were solved immediately, John Payne jumped at the opportunity to assist". It was also clear to see how friendly Rebecca was and how a friendly relationship had been built between herself and the tenants. This is a rarity, in my experience. Overall, I would recommend John Payne. I would 100% suggest that you have someone looking over you if you get to deal with Rebecca. We can't thank her enough. Rebecca Davies, thank you. After a year of searching for a house in Greenwich and a sucession of "nearly right but not quite " fate took me to Tracey Harvey! She took me to some more nearly rights but found me the perfect one, in the nick of time. I'd asked for Edwardian, trad design, seperate dining room and kitchen, decent garden. She found me one that was 5 years old, one living space kitchen all in the same room, tiny garden and I loved it. She has a great instinct for what might be right or at least possible and she's honest about those places that are plainly just not right. The vendors were going to lose their new house as their original buyer had dropped out. She behaved impecably on their behalf to secure the sale- honest about their situation but protecting their interests. When problems further down the chain occurred she was the one who kept it all going, she worked trielessly on both my behalf and her vendors to keep the chain intact. She's great fun, good company and a professional to her fingertips. Buying a house is still hell but Tracey is exactly the person who will get you through Oh and just so she doesn't get too big headed I would add that there's not a single member of the team who I had dealings with in her absent who didn't know who I was, what the house was and where we were in the progress of the case. A really impressive team spirit from people who were all really focussd on the client's needs.

Our agent Andrew was great and very helpful. Too bad the same can not be said of the entire process, which I found to be quite a farce. The amounts charged for superficial "background checks" or "inventory" are an extortion. Unfortunately, as renters there is not much we can do about that, so I am looking forward to the potential changes announced by the government there. Otherwise, as mentioned, Andrew and the entire team are great; it is just the the entire letting market is broken and allows for a number of leacher business to thrive on the side (referencing agents, inventory, etc.) Andrew took into account the preferences of my wife and offered to show us only very relevant properties. As a consequence, our search was very efficient and quick. We found a great place to rent and are very happy there. We also spoke quite a lot with Annie, the property manager, who is really nice and a pleasure to deal with.
