The entire pre-Marketing procedure ran smoothly and BHHS immediately secured a steady stream of Viewings. Following each Viewing, I received proactive, regular and meaningful feedback without having to chase up. The positive differences between BHHS and other Agencies I had used previously was immediately obvious. Graciela Loveday (Gracie), who had recently joined the Kings Cross Team, called me to introduce herself and had the unique ability to make me feel that mine was the only property which really mattered and that she was going to ensure a highly satisfactory outcome ... she did not disappoint. Gracie positively encouraged the 'Dressing/Staging' of the property, which made ALL the difference and presented me with two above Market Value Offers during the next set of Viewings! Too many times, across London over the decades, I have met with many Agents who have sadly 'excelled at failing on the basics' (good communication skills) - and who :- 1) do not return calls 2) are late replying to emails 3) do not apply due diligence and sufficient attention to detail 4) do not 'listen and hear' the Client (- there is a difference!) 5) can be patronising and make misplaced assumptions 6) do not appear to work in the best interests of their paying Client 7) over promise and under deliver 8) treat you as 'within a cast of thousands' rather than as an individual Client 9) disappoint - at every level Throughout every interaction, Gracie worked hard to earn my trust and confidence as a Client, whilst her actions appeared 'effortless' as she is such a consummate professional! Gracie was genuinely enthusiastic, experienced, hard working and accessible. She demonstrated unquestionable integrity, and harnessed her extensive local knowledge to discuss, guide, recommend and advise, providing extremely sound counsel throughout the transaction. She has a refreshing, proactive, adaptable and reliable approach and is super efficient. A professional agency with truly dedicated staff, Lucy handled the sale of my apartment in Kings Cross - after finding us a buyer within 5 weeks, she was always on hand to speak to offering professional advice and ensuring the sale was progressing well.
