I have used Open Rent several times. My experience has always been a good one. The facility to advertise on Rightmove etc means that I get a good response to the advert. The website and app are so easy to use and really helpful in managing appointments. I conduct viewings and set up tenancies myself so this is time saving and not to mention, good value for money.

Second time using OpenRent as a landlord. First time I received a holding deposit within 7 days of posting an advert. This time I had two holding deposits within 24 hours. The full Rent Now package is great value for money, as well as making it really easy to set up a legally compliant tenancy, meeting all the various aspects of the law that landlords have to follow. The total price I paid for everything was £49 for Rent Now and £60 for three references, so £109 all in. This compares to high street estate agents who wanted in the region of £2500-3000 to do what is a very quick and simple job. I genuinely cannot fathom why high street letting agents still exist.

I’ve used OpenRent for my last two rentals now & it’s been the best for generating good quality enquiries (when you pay for the 3 months advertising which includes other sites). Very simple website and messaging service to use & they also have a competitively priced referencing service. They send emails/advice during the process too which is handy if your a newbie. Good features to keep track of all your landlord obligations (gas, Electric checks etc.) Reminders scheduled in whether you use them for services or not but the links to engineers via app v.competitive and hassle free. I have been using open rent both as a tenant as well as landlord and the experience has always been pretty good. Though they dont have an app and their property search result comes up with lot of old (already rented property) but the website is still good , the " rent now" feature is pretty good and the contract formation is really handy. As tenant i have saved good money on agent fee (prior to june 2019) and as a landlord pretty good amount on Agency commission for something which only end up in unnecessary paper work and opportunity for agents to fleece u at the end.

I've used OpenRent several times to advertise to prospective tenants. The service gives me access to a wide audience including rightmove. It leads to high numbers of enquiries, which enable me to shortlist. I would like prospective tenants to be 'prompted' to respond to my replies and perhaps for them to 'be encouraged' to view their Openrent account and/or leave a phone number/email for Landlord use (as enquiries can easily go cold and it's difficult to work out why). The advert is easy to create and the enquiries all appear in a simple list containing the conversation thread. I like the service.

I was amazed at how good the full package was for only £50 including Vat. The referencing for only an extra £20 including vat also felt very good value. As long as you've got the time to do the viewings, this is an amazing service. I saved 90% vs using letting agent. 5 Star!

We bought a house and it came with a tenant in situ, we were new to being landlords so decided to go with a managed let as it seemed the least hassle. The estate agent was charging over£100 a month for doing nothing but collecting rent, and if only needed a new tenant it would cost hundreds of pounds, half the first month's rent. We found a reliable tenant within a few days on open rent, and it cost just £30! Sooo much better than the amount you'd pay at the estate agent, honestly, DIY !

This is the first time we have used Open Rent. Initially anxious thinking it would be easier to use an estate agent, our decision to use Open Rent has proved to be an excellent one. From the offset they were extremely responsive to my endless enquiries and so helpful too. They offer additional services of gas servicing, electrical testing, prospective tenant checks, in fact the list covers all your needs. I have been hand held through the process of finding a tenant and she moves in on Friday. The only negative is you show the tenants your property yourself but then who knows your property better than you and it’s good for the tenant to meet the landlord. Thank you Open Rent . Hi I thought Openrent to be very reasonable. I have not used their other services such as Gas Safety Cert and Service but will try. It however, has been a difficult time with the Pandemic and Brexit. Hopefully UK and especially London will do well and rents can increase. To get the place rented I had to drop the price by £151.00 pcm but I didn't mind as I don't like empty properties. Also had to compete with people who were now renting their properties which previously they may have done b&b etc

Absolutely fantastic. It really is as good as it looks. Does everything it says. This is the first time I've used the complete Rent Now option. Online signing etc. Which is seamless and gives excellent peace of mind to the tenant. My only fear is, eventually, the traditional high street agents will moan & groan to Rightmove and this service will no longer be available. Which will then be the nail in the coffin. If you're an experienced LL why would you not use Open Rent. In fact, there is no real lesser so or totally inexperienced LL's shouldn't feel confident in using the service as they walk you through step-by-step. When our previous tenants found their own home we went back to our long-term estate agent and asked them how much to market the property and establish a new tenancy agreement, with all the necessary administration. They quoted us about £2,800, which we felt was extortionate. Their detailed contract also included a clause, buried in the small print, stating that if we ever sold the property to a tenant we would have to pay the agent 2% of the sale price. We rejected the quote and decided to check out OpenRent. When we first saw the adverts and blurb we thought there must be a catch - too good to be true etc. As the £49 fee was so cheap we decided it was worth the gamble - even just to get the property advertised on Rightmove and Zoopla. Within 24 hours we had several requests for viewing and to be honest would have been happy with any of them. We selected the most appropriate one and proceeded with the OpenRent process - and what a brilliant process. Honestly, it just blew us away with the efficiency of the fully automated system. We paid an extra £20 for tenant referencing and again £20 for guarantor referencing. At every step of the process OpenRent messages and guidance arrived by email so smoothly and clearly. The contract creation was effortless. Every document was well constructed and we believe legally sound. We uploaded all the necessary landlord stuff - such as EPC, Gas Cert, Electricity cert etc. If we did not have any of these OpenRent offered very competitive prices for them. All in all we spent £49 for finding and installing the tenant - including first months rent collection and setting up the deposit. Extra £40 for two references. That's it. Brilliant value. Brilliant service. No catches. It delivers exactly what it says on the website. Our question now is why would anyone use a regular Estate Agent? Unless you have a serious fear of emails and filling out a few forms yourself - it's the way to go.

Absolutely brilliant! I’ve been a landlord for 20 years and this is the best way experience yet. It’s the service everyone has been waiting for. Unbelievable value, easy to use website. Within 24 hours I’d had lots of enquiries, I chose 3 prospective tenants to view and two offered full asking price. OpenRent did the tenant referencing, tenancy agreement and deposit protection. I uploaded my EPC and Gas certificate to their website easily. Lots of extra services can be accessed for a small extra fee so they arranged for the Electrical Condition Report to be completed by an approved contractor. Just wish they did short term holiday house lettings too! Highly recommended.

Open rent very good. Would not recommend the company they use for inventories, check in/out as very poor reports lacking detail. MI services. Openrent process v good and cheap I would say you need to really qualify your prospects before viewing as often you get people using openrent who would not be consudered red by a red brick agent. Ie fail credit check or scammers. Must do full credit checks etc. Ask questions.

It's been a great experience - I found a flat, Open Rent facilitated safe messaging with the landlord, handled referencing and deposit. In less than 48 h I had a flat rented. The other good thing is that Open Rent withholds first month of rent (you pay it to them) until the date of moving in just in case the property is not what it was advertised, the state is terrible, or some form of scam. So it's very safe for renters. The relationship is with the landlord, OR is only a sort of platform enabling safe transaction, so great if you don't want pesky agents and their fees :)

Absolutely brilliant service!! I was staggered how good - advert went live on Rightmove by 10 pm a few hours after posting in the afternoon and uploading proof of ownership for approval. By 6 pm the following day a let was agreed! But the enquiries just kept flooding in - 27 in total by the time I stopped the advert a couple of says later. The enquiry system is clearly fast and efficient and allows people to leave their mobile, email, name and a voicemail message for you. I was amazed how fast and efficient the service was for such a low price. I only used the basic package and none of the other services as I am an experienced landlord so can do my own referencing etc and have quality photos and a video tour - which anyone can put together easily these days with a good quality phone with wide angle.

We’ve used Open Rent only once, but found them excellent and impressive – considerably better than the firm we used before – and for our purposes, vastly cheaper and better than any estate agent. Good and cheap portal for landlord and people doing it themselves. No rent collection or leases available in Scotland so its really on half service, but you have to pay extra anyway. Got 15 enquiries for first one and 12 for second in only 1 day had to take it off, they were all good quality leads and went in 2 days, cant say fairer than that for the price.

I have just taken on a tenant for the second time through OpenRent. I can't recommend it highly enough - it is crazy how much better value they offer than high street agencies. The platform is so simple for both landlords and tenants to use. If you run into any concerns or queries the OpenRent team are great at getting back to you. I would (and have) 100% recommend it to friends who are renting out a property. I feel that previously the process of self-managing the rental process felt sort of mysterious and inaccessible, and that it was too risky to do it yourself without experience. However I have found the opposite to be true. I believe that a majority of tenants / landlords / rental agreements are pretty standardised now and perfectly manageable independently. When I first rented through an estate agent I paid £800 in fees over 1 year. When I then switched to OpenRent I paid total £80 over 1 year, so literally 10% f the cost (and I have achieved a significantly and consistently higher rental price when I have set the rent myself).

A very easy system to use for landlords and cheaper than using an estate agent. Openrent lets you advertise your property, book viewings with tenants, creates the tenancy agreement for you (which can be tailored to your requirements), they manage the holding deposit and security deposit and can also carry out referencing for a small fee. Really simple and all can be done online via Openrent. The only drawback is they don't have a proper mobile app.

I only Discovered Open Rent by chance- I saw it advertised on a board and investigated what it actually was - best decision I ever made! I had had my rental flat with an agency and no luck. Wasn’t sure what to do! Then I found Open rent Allows - it you to be visible on all the major rental sites, sends you interested tenants who want to view your property, guides you through the whole process and answers any questions very quickly. I have found the service to be extremely useful and was able to rent my flat very fast and pay no commission fee to estate agents. Customer service was excellent the representative responded within minutes. There are different packages you can choose from very good pricing. Going forwards this is the only service I would use for renting my property. Amazing thank you so much

I used OpenRent as a landlord to avoid the ridiculous fees I was quoted from a traditional letting agent. I found the platform easy to navigate and quickly got enquiries. I did opt for a few of the extras originally, such as the RentGuard but since having renewed the tenancy with my (amazing) tenants, I have opted to organise independently. This is mainly due to the tenants needing to go through full referencing checks again (at pay to do so) as I had let the insurance lapse for a few weeks. I didnt think this was fair at all on them. The renewal process was super easy and my tenants agreed. Having all the documents stored, so I can just log back in and see it all and kick off a renewal or readvertisement is great. I personally have had a great experience with OpenRent and my tenants told me it was easy and also cheaper for them as there were no agent fees.

Used OpenRent for the first time on advice of daughter with a new tenant needed and found it exceptional, with every move flagged up in advance. Advertised flat, found tenant, guarantor, obtained reference, deposit and first month's rent at the click of a button. Downloaded template for the inventory and handed over the keys, not losing a day's rent. Was nudged re legal requirements (Gas/electricity) & insurances. All for £69 Inc one reference. Indeed that included advertising on Rightmove and Zoopla, but we never got that far with a plethora of prospective tenants from their own website. They are also providing guidance for our tenant too with regard to utilities etc. Having had an excellent managing agent up to now, I now wonder why. Obvs down to us if there are issues with gas/elecricity/water, but saving £1k+ in the first year, so prepared to accept that. Frankly it is the best online service I have ever come across and I have no connection with the organisation. Thanks. About to post a one-star review on another organisation so don't have rose-tinted glasses.

I was really impressed. OpenRent is very easy to understand and to use and incredibly cheap. I can really recommend it to other landlords. As a landlord, I started using OpenRent a few years ago. They were good then but there were a couple of little glitches I mentioned to them. They addressed them immediately. Two and a half years on, I needed new tenants and turned to OpenRent again. They are even better than before, making everything clear and answering queries promptly. Fantastic service! Everything was made so easy and I had 14 viewing requests in less than a day after posting my advert. I scheduled 8 viewings in half-hourly slots for the following weekend as I don't live near by. By the end of the day I had found some great tenants and they put down a holding deposit. The process after that was also extremely smooth. I went for the 'Rent Now' service which is unbelievably good value. All the referencing (including a guarantor) and contract signing happened within a week and the deposit was collected and transferred into my DPS account shortly after that. I cannot praise OpenRent enough... We have used Open Rent 3 times. If you have got time to show the tenants yourself, they are the best agent to go with. They are very active, if your property doesn't have good feedback, they will email you some suggestion, if your property too many people ask for it but not much people are match your requirement, they will help you the screen them out. We used the local agent before, very disappointed, they charged a lot, but they didn't do much. The tenants passed the reference check, but from the 2nd month started the late payment and then become worst and worst end up with court. Open Rent they charge very little, you can see the tenants yourself before you give it to them, it is much safer. They charge very less, but every time when you call them, they are always happy to help you. We are the people normally lazy to give feedback to anyone, but Open Rent make us feel so good that I am happy to leave the feedback here. The only thing we are not happy is that their partner gas safety engineer, for very small thing, they don't accept we change it and send them the pictures to prove them we change it. Their partner need us to arrange the engineer to go there again, and this cost us money for every arrangement. But overall it is not Open Rent's problem, because they can't control the people who work for their partner. They have got much better services than the local agent. I give them 5 stars.

Superb Portal, a must see for Home Owners who are looking to rent out their property. One stop shop where you can manage everything right from advertaisement to rent collection. The property management companies should seriously start introspect at the value they add , i see little value added by them [and charge 10% of the rental income] - all they do is take phone call on your behalf and charge 10 -15% more than market value to get any repairs done, some of them charge for visit to the property to get a quote.

This company just saved us £350 at least - Customer service that is better than any I have ever experienced - We'd put our flat rental up £50 before advertising and within 24 hrs still had 21 viewing requests. We could have put it up by 20% easily! The process from writing the ad to securing a tenant was 36 hours. Just brilliant. I cannot speak highly enough and I am not being paid to do this. I advertised my house with a lettings agent who was confident to get me the asking price in a week. Within 3 days they arranged for 18 viewings and I had 9 offers on the table. Being a first time landlord I was a bit unsure about agents, charges, vetting, responsibilities etc. etc. OpenRent have made the whole process quick, clear and inexpensive. The only drawback is that when a potential tenant uses the 'Rent now' button you have effectively barred any other potential tenants from viewing your ad or applying. This has consequences if the tenant applying then fails the background checks. I lost a few days advertising twice due to this (understandable) restriction. I would still highly recommend them especially if you are just starting out as a landlord.

Any questions you have can normally be answered via the website and if you have a question that does not appear you simply e-mail them and they answer pretty quickly. As a retired property developer and having owned an estate agency business in London for over thirty years I can honestly recommend this company on the basis of service and support provided and the level of control over listings and tenant selection. Having said that, it won't suit everyone, Landlords that don't want an involvement with their tenants, don't want to show prospective tenants around or simply are unable to write an adequate description to best market their property are probably better off with a high street agent - but it will cost you significantly more - I'm just glad OpeRent were not around when I was in business - couldn't possibly have competed with their price/service.

Absolutely fantastic service. I was able to find quality tenants quickly and getting all the formalities set up was a breeze. I will definitely be back to use the service again in the future, and would highly recommend over any high street agent. The only down side, which was only a slight annoyance and not OpenRent's fault, but I found it frustrating that some of the high street agents use these ads to bait you into calling them back, only to pitch their service to you. All that does is make me less likely to use a high street agent again!

As a landlord wanting to upload a listing I thought would be easy. After all the advert was all prepared ready to go live at midday on a Friday. There were a couple of minor hurdles to overcome. First of all we need a password sent to my phone. Okay done that. Then I need to upload proof of my ownership. Hmm not something mentioned before but after a slightly shaky start this too is fine. I am impressed by the ease of transfer of information from potential applicants to me. It was also easy to edit the advert. Someone has clearly done their research with OpenRent and it provides a service that private landlords can easily use for a very reasonable fee. Nearly one year ago my tenant of 10 years left to return to their home country of south Africa. I was undecided whether to sell the property which I have owned for 21 years, find an agent or continue to do it myself. As I had never had not agent before I was not aware of the regulations on power so they set that up for me and got the certificate issued for £49. Their service, advert etc cost me £49. So £98 for everything, a fantastic service. They helped me every step of the way, I cant imagine why anyone would use any other company. I have recommended to many people.

The engineer went to the property for a Gas Safe inspection and because he found it difficult to park (there was parking there, but obviously did not look hard enough), he abandoned the appointment and I got charged £30. I tried to contact Openrent and could not get through. I tried to call back with no luck and left a message. I left online feedback and was pleasantly surprised that they contacted me promptly and refunded the £30. They restored my faith. Just some feedback tgough - if they had called me from the site rather than relying on the tenants, all this would have been avoided as I could have pointed to parking literally 30m away.
