Urban patchwork was recommended to us by our son and daughter in law who used the agency to sell their house in SE16. There were a few problems with buyers "disappearing" but Urban Patchwork managed to fix things so that the sale went through. Our experience was easy. We owned the flat as a buy to let property and decided to sell it when our long term, excellent, tenants moved on to buy for themselves. Toby carried out a market appraisal, and helped us to arrange re-decoration before marketing the property. He also arranged excellent photographs of the flat. We received an offer quite quickly which Toby persuaded the buyer to increase to a better level which we were able to accept. Toby kept in touch with us, the buyer, the buyers solicitor and our solicitor throughout some rather tricky legal problems which were resolved at the eleventh hour and the sale was completed. The commission seemed rather a lot, but no more than other agents and we were very pleased with the outcome, so very happy to recommend them.

In a nutshell: Best agency experience. Highly recommend! A 'bit' more detail: Nothing truly prepares you for the stress of buying property. Before my purchase through Urban Patchwork, I had an offer accepted for a different flat and from a different agency. It wasn't long before I started finding myself in a gazumping situation, one I'm very against. With other viewings, I had a lot of uncomfortable pushing from agents trying to sell a place when it just clearly did not even fit my description or the speed pressure of other interested buyers. I was straight with UP early in the stage with their only response being 'no problem' and no pressure. They're strongly against so many of these tactics and enhanced-pressure situations, emphasising they want you to have a good and comfortable experience. They truly kept their word. The process was still incredibly stressful, issues from the vendor, solicitors and other parties like checks and surveys. But throughout the whole process, UP were very communicative and responsive, they chased where needed, researched and investigated to help, pointed me in right directions to other things or even got problems solved themselves. They were also incredibly swamped with loads of clients and buyers, which never deterred from their service and help. The main contacts I was with were Chris and Toby, both wonderful people (personally and professionally). But even other members of their office were also so nice and helpful. I am eternally grateful. I deeply loved the property and was so stressed of chances in losing it because of issues from other parties. They did a wonderful job to keep the process in-tact and ensured I got it. I have been letting property for over 20 years, and this is the first estate agent that I have encountered who really does his homework, both in advance of seeing the property and meeting me for the first time, as well as in the preparation of an excellent prospectus. The search for tenants was thorough, the engagement with propsective tenants at viewings was warm, professional and comprehensive, with communication immediately afterwards with me. The property had been on the market for 3 months with a typical local agent, prior to Urban Patchwork taking it on. They let it within 10 days - down to better quality photos, promotional materials, and good interactions with potential tenants. And they provide free rent collection, which is a useful bonus. I like the fact that they are a social enterprise. Tessa & Toby are definitely a cut above the rest - friendly, professional, and good at what they do. I will definitely use them again in the future.

I am very glad that I chose Urban Patchwork to handle the sale of my house on Greenland Quay. Their service was first class from start to finish. Toby gave me a well considered analysis of the value of my property, backed up with relevant comparables and housing market statistics. They put together an attractive description and photographs and published this online and through other media. I felt confident that they would communicate their own enthusiasm for the house and for the area to potential buyers, and this proved to be the case. The house was sold subject to contract, at an acceptable discount from the asking price, within 6 days of going on the market, which would have been a good result at any time but was an amazing result in current market conditions. Tessa then took on most of the adminstration and follow-up to ensure the sale went ahead, liaising with the purchaser and the solicitors on both sides. At times things did not run smoothly but Tessa was persistent and calm throughout. She and Toby responded promptly to phone calls and emails, and were a pleasure to deal with. Although they are a new agency I could see that they have a wealth of knowledge about the area, and are continually developing their presence locally and on the web. Their office is stylish and welcoming, with photographs showing Surrey Quays area at its best. I liked it that they are an owner-managed business and a social enterprise, I think it gives them an edge. I would not hesitate to recommend their services and believe they will be very well placed to serve clients in both lettings and sales as the Canada Water development proceeds and further transforms the surrounding areas.

I called their office just about an hour before the last viewing of a property, but Tessa was very supportive managing to squeeze me in and Toby delayed his schedule so I could come to view the property. A very refreshing change to deal with an estate/lettings agency that is so professional, organised, diligent, personable and knowledgeable. And not a pointy shoe or shiny suit in sight. The usual stereotypical estate agent persona doesn’t feature here, and what you get is an experience that is far better than with any other estate agent I’ve ever used. I’ve bought/sold/rented a few properties over the years and I thought all estate agents were roughly the same, but these guys have turned all that on its head. What really struck me was the honesty. I received two offers at the same level through different agents at the same time, yet Urban Patchwork didn’t try to tell me their client’s offer was better. Instead they assessed both, and advised me that the offer that came through another agent was better. Most other agents would focus on their own profit rather than thinking about what is best for the customer, but Urban Patchwork had the integrity to ensure I got what was right for me. So I hired them to manage my property long term, and I know it’s in good hands. Lastly, they are a social enterprise, and give a decent chunk of their profits to a homeless charity. If ever there was an example of an organisation who have got it right, it’s this one.

My experience with Urban Patchwork was a little atypical: unprompted, Toby lent me a helping hand in dealing with another agency. Having left my details with Toby some months prior, I then found a flat with another agency, one of the big names. I soon realized they were dealing with me in bad faith but was reluctant to pull out, thinking I'd lose my (extortionate) holding deposit in the process. Just I was getting ready to sign the contract, Toby happened to call me to ask whether I was still looking. We got talking and I explained my predicament - to which he offered to help me, unprompted. He did it so effectively, in fact, that my deposit was refunded the next day. The sum total of our relationship prior to that was just me leaving my contact details. In retrospect, even that was atypical: I happened to walk by at 9 pm and stopped to look at the ads; Toby was working late, and invited me in. This when I've had agents refusing to make a viewing appointment when I called at 5:03 pm, asking me to call the next day. Urban Patchwork is a rare gem among estate agencies, and I can honestly say I'd love to rent with them if the opportunity presented itself.

It's not easy choosing your estate agent, especially when you are selling from a distance a the tail-end of lockdown. The Urban Patchwork office was local, their website looked good and Toby and Chris clearly knew the area, the market and what they were doing. We could not have made a better choice. Chris was our main man. He was always at the end of the phone, always positive, always professional, and always ready to have one more try at encouraging solicitors and management companies to greater things. He even did a 'mercy dash' to switch off the water when a neighbour thought we had a leak. We didn't, thank goodness, and the 'dash' was simply part of the service. Terrific company, lovely people, professional service, and highly recommended without reservation.
