Tom and Lewis were exceptional in the way that they managed my house purchase. This was a very complicated transaction as it also depended on the sale of a house in France, where we suffered some serious delays. Can’t recommend this letting agency enough, had a brilliant experience with them from start to finish. I generally had a very positive experience as a landlord using Winkworth Kennington - but it was marred by some sloppiness by their management service and its subcontractors. Those who've read Freakonomics will be familiar with the the "realtor problem," whereby realtors traditionally don't get the highest possible prices, as an extra commission on a marginal increment is rarely worth the agent's time. However Winkworth has knocked this on the head - they have multiple agents finding potential tenants for the same property - only one gets the commission, so this incentivises them to get the highest possible bids, so that they can beat their fellow colleagues and nab the commission. With this in mind, Winkworth's agents had found multiple potential tenants for me in 72 hours, with very competitive bids. It's not just incentive structure that keeps the economist in me happy - Winkworth also charged pretty reasonable prices. Comparing their total cost (lettings fee + management fee + hidden charges in contract), they came in at about 16% of my rental income - compared to other large agencies in London which came in at up to 23% by the time hidden fees were factored in. However, whilst the 'front end' works well, the backend property management was a little bit slapdash. In particular, the inventories were poorly executed - with the check-out inventory missing damage, and resulting in me returning my tenants deposit when I would have otherwise deducted repair costs. When raising this with Winkworth, they denied all responsibility and failed to address my concerns. A disappointing end to an otherwise positive relationship.
