The guys at Alan Francis are great. We have had a ridiculous time with landlords pulling out of a property we thought would be our home and such but thanks to the team we are moving into a property we really love and actually prefer! Big thank you to Vincent who has been there start to finish with our viewings and constant emails back and forth when it was all going wrong (sorry about that!) Biggest thanks to Ben, he made sure we found somewhere we loved and kept us informed! It's never a good feeling when the manager calls but I can always trust he & the team will do their best for us. Jack is fantastic, getting us in exactly when we needed and sorting contracts for us. He was there on my first move into the property I am moving out of and was such a help with my questions back then as well. And as an extra, suppose Harvey gets a little thanks as well. He hasn't helped us with our new property but has led the viewings for a new person from where we are moving out from. He was professional and very funny when the viewings were taking place, wish all agents had the humour and personality he and the team have! It keeps you going. This was my first house sale & purchase in 21 years. My second ever. And what a pleasure it was dealing with Josh, Joe, Leo, Charlie and Brad at Alan Francis. AF isn't a national chain, but is a local business, and they worked really hard for me, and were always pleasant and courteous. All young people with a lot of energy, they constantly went the extra mile for me. There was no hard sell or sharp practice. Just a delightful bunch of very competent and personable professionals. We all find ourselves let down so frequently these days. So it was very refreshing to find Alan Francis a safe pair of hands. My purchase/sale was not uneventful, losing both a buyer and a vendor which extended the ordeal to eight months, and meant I had to re-market the house and go out seeking another purchase in an already highly competitive market. But Joe and the others kept it on track and kept me positive. They were quick to pivot, and very communicative. I chose AF after dealing a couple of years previously with Nicky in their lettings team, who impressed me. And the sales team was just as good. We've been renting through AF for 5+ years now, they used to be really good but than (before covid) it changed suddenly and the responsiveness dropped from ok to non-existent. They are eager to sound very professional and pleasant on the phone but they clearly don't listen to your issues and so often just trying to get rid of the call (and the problem). We called them with the same problem 4 times, every time they claimed they can't see the problem logged in their system so we had to repeat the issue every time even though we sent (and resent) emails too. When we highlighted this in a polite manner, the guy on the phone become arrogant and started mocking my wife. Compared to other agents we had experience with, AF is not terrible but equally really far from being good. Reading back all the positive review, it might be an isolated incident or they just don't like us. AF if you are reading this, focus on communication and setting the right expectation, do under promise and overdeliver, it will boost confidence. Right now every commitment we had from you were not respected and every promise you made were broken. This is bad practice and puts you in a bad market position. In my opinion anyway. Update: I received a called with a sincere apology about our most recent experience which is always a plus. I'm open to keep changing my review based on our future relationship.

I did six viewings via six different estate agents and Alan Francis was the only agent that provided me with a print out of the property details at the time of viewing. That print out is now the only record that I have about the state of the property before I bought it since all details has now been removed from Zoopla after the purchase. In addition, the agent kept regular contact with me via email and phone, and also chased up my conveyancing solicitors regularly. I'm very pleased with that. However, it is important for Alan Francis to work on the wording of the communication when offers made by potential buyers are turned down. I was initially put off by the wording of the email when I made my first offer on the property. It would have been better for the communication to be worded so as to encourage me to make a better offer. We got there in the end and we are all happy, hence my 5 star review. I used Alan Francis few times for all range of their services in the past 2.5 years. Last week I sold my flat with them and I want especially to thank Dominic Myers. He was not only professional but went out of the way to help me with my much needed fast track sale chasing the solicitors, talking to the buyer, calling me out of the office hours updating me on the progress, organising last minute property maintenance etc. We managed to complete the sale within 5 weeks. I have just used Alan Francis to purchase my first buy-to-let property. I found them to be among the best. When I started, I registered with several agents but once I met Adam he really seemed to know what I was looking for. I arrived in the UK without any experience about renting apartment policy. I checked several agencies to find my first home here in Milton Keynes. From the different review in google and other websites, I contact Alan Francies. Abygale who was professional, understanding and helpful assists us to find our house. Helping us during credit check with HomeLet with pursuing our case and also showing us different options according to our needs. Personally, I am not so happy with the procedure of house renting here when you cannot meet the owner and all your communications is based on agency but as I understand it is a standard system here in the UK. It was a bit difficult to see the Abygale who was so helpful until the contract signing time, act as the representative of the owner and you as tenant feel alone in the procedure. The procedure which put the agent as the representative of the owner in front of the tenant (not as middle chain role between tenant and owner) is difficult to understand for me. It makes you feel alone in the last and important part of tenancy; signing the contract! We passed the step and now we are in our house; almost settled. As the Alan Francis act as representative of the owner, all maintenance should pass through them. We faced with our first problem after month, oven in the kitchen stopped working. Again I had to write for Alan Francis people that I have a problem. The first three communications were not efficient until Lauren start to communicate with me and everything just changed. She was so helpful and tried to solve the problem as fast as possible. They sent a contractor to our house for the visit and also fixing the problem. He was fantastic and skilled and solved the problem fast. I enjoyed his approach to solving the electric problem of the oven. Thank you, Lauren and Abygale. It is worth to note that the agent's fee for Alan Francis is convenient and reasonable. Definitely, I am recommending this agent.

I write as the past landlord of Anita Teelanal and in the defence of Alan Francis. The property that was rented to Miss Teelanal was in very good condition and was cleaned thoroughly & repainted by myself at the start of the tenancy and at no time did I or my agent receive any complaint about its condition prior too or following the start of tenancy. It is true that the property does not have central heating only electric storage heating, if this form of heating was an issue for the tenant she should not have taken the tenancy let alone renewed it and continued on a periodic bases for two years. What has been omitted is that on many occasions the rent was paid late and sometimes in part. My agent acted correctly with regards to the maintenance and they and myself carried out repairs, (including me being requested to change a light bulb!), but this did not include the cupboard door as it was broken by the tenant not locking it despite being requested to do so. Unfortunately this is an incident of how to hit the agent who has had to make deductions because the property was left in very poor condition. I have always found the service from Alan Francis very professional and fair to both Landlords and Tenants alike.
