J. M.From the first valuation meeting, it was clear that Cherry Picked would support us as well as the buyer all the way. The Cherry Picked business model is extremely modern to meet the needs of everyone.
The extensive knowledge of the market and what we would want to know as sellers far outweighed any other Estate Agent we have sold our houses through in the past.
They offer a seven day a week service and are on hand at any time of the day to provide support. This was amazing and helped to expedite the process, but in particular, allow us to ask any questions or share information to our buyers as needed without any delays.
When working long hours in the week, the ability to communicate with the staff outside of standard business hours was invaluable. Using whatsapp as a communication platform was integral to our sale. Both my husband and I were able to receive information at the same time to aid any decision making and kept everything transparent as was able to look back at previous messages as well. It felt personal. Use of a social media platform for communication and a seven day (nearly 24 hours a day as well, as the team worked extremely long hours) service was the difference between some of the other Estate Agents we had asked to quote on our property sale.
The team immediately thought about our family needs at the start of the process and at the same time always had the needs of our buyers at the forefront of their minds as well.
This really made a difference to us, as when there were a few delays in the conveyancing process, they were immediately proactive and able to offer solutions that supported everyone, not just for us who were selling the property. Any advice was always welcomed by us and felt that there was more of a collaboration than a business transaction.
The whole team were involved in the whole process and able to discuss all details on the property and knew nearly everything even though they weren't always dealing with the property on a day to day basis - their knowledge was phenomenal.
The constant photos on social media as well as their articles to help past, current and future sellers and buyers show they are invested in their business. You think you know the process or what you are interested in.....think again, they really help you to think about everything and can link it to your own journey.
We have mainly dealt with Vinny Kumar throughout the process. The one word to sum Vinny up is "exceptional"
His passion and dedication shines through everything he does - he puts in a considerable number of hours to provide what we feel is a "platinum" level of service. Always available to put your mind at rest, answer a question, his friendly and approachable manner made the the whole process much easier and stress free.
Vinny shares on social media where he attends events for the local community after long days of work, where he gives back to support those in need. Vinny arranged for the local football team (Garden City Football Club) to receive a sponsorship that allowed all the children, at all age groups, to have their own football kit and wear it with pride. He has also sponsored events at our sons primary school.
Interaction with previous estate agents have given me the perception that they are sales people, with an interest in the sale for their portfolio. Vinny is different, he is so friendly and has built a rapport with us, that you feel you can openly talk to him and he automatically knows what is best for you.
Vinny came to visit us when we exchanged contracts to congratulate us (he had already called us to congratulate us) and gave us a bottle of champagne. A real personal touch, he didn't need to do that but made us feel important, even though the house was sold and on his portfolio. We've never had that level of personal service before from any estate agent and knew we had made the right choice with Vinny and Cherry Picked Residential.

With Cherry Picked, communication and negotiation are key, and they appeared to be available 24/7 either by email/ text or telephone and always responded speedily. Things moved fast because of this.
The marketing was fabulous... they used my own testimonial for the marketing. The property details were immersive and exciting with a 3D Dolls House video of the house. It was breathtaking- like google street maps for homes! This was a great help in drawing in potential buyers living afar.

There’s a real warmth to the way they work, and the personal touch makes a real difference to what can be an incredibly stressful time. Yes, the commission percentage was very competitive, and we were given a well-evidenced market appraisal, but it was Vinny’s specialist knowledge of the local area, understanding of the stand-out features of my property and sensitivity to the types of buyer that would be attracted to it that really sealed the deal.
Having decided to sell during Covid, we were also impressed to see that the team were on the front-foot with how to handle selling property during this quite remarkable time. Cherry Picked had given good thought to what the unusual selling environment could mean for buying and selling behaviours, and proactively adapted in order to ensure that we were in the best possible position to achieve a sale at the right price. For instance, a 3D tour was captured to help ensure that the property gained interest, even while national restrictions discouraged people from viewing in person. Given that we were working at home, we were grateful for the advance notice of viewings and appreciated how considerate Vinny was about our arrangements. There were carefully thought-out safety protocols too – ahead of government advice in many areas – which underlined that not only do they treat clients with due consideration, but that they also treat people’s homes with respect.
When we wanted to accelerate the sale, we were offered new photos, the opportunity to adapt the description and order of the images and were given premium listing on the portals – all without charge.
Houses are not just buildings; they offer opportunity to live life and Cherry Picked understand how to bring people and places together. So, having spent many happy years in the property we were delighted to sell to a buyer who will also love living there and make happy memories of her own.
Once the sale price was agreed, Vinny and colleagues in the office were tenacious and organised, keeping both sets of solicitors informed, spotting where delays were occurring, ensuring everybody knew what actions were needed and by when, and playing a key role in maintaining momentum. There’s an art to maintaining positive relationships with all parties, and Vinny’s experience meant he knew when to push, and his skill meant he had the ability to unlock the various blockers that presented themselves along the way.

I don’t agree. Moving is comparatively easy. It’s the selling of the old house and finding a new one that raises the blood pressure.
We are now 20 years older than the last time we moved and if I’m honest a lot more grumpy generally and definitely far more cynical of all the promises made by all the ‘professions’ one encounters along the way.
Top of my list of people to doubt from the off is the bright young estate agent who bounds through the door claiming to be better than all the others and who is certain they will sell our loved home because they do it differently and better than all the others …………………………………………….. and then along comes Vinny.
Of course, he said all of those things and more. I was inwardly smug - yet another agent, seemingly lived up to my stereotype.
Poor chap had to come and see me twice and phone a further twice before I eventually gave in, stood upright with folded arms, a searing stare, and the challenge, “Go on then son, prove it”.
Now that the selling journey is at its end, I must humbly admit my cynicism and doubts where not at all founded and the secret smug has withered away. I am 100% satisfied and can genuinely say Cherry Picked Residential have proved to be everything the claimed they would be and something other agents should aspire to be.
The sale was given to Simon Capel to oversee. Simon and only him, carried out all the viewings with potential buyers, whether they were weekdays, weekends or even the occasional evening. This, in my opinion proved invaluable. The more viewings he did, the more he got to know us, the house, the locality and the likely questions and comments from buyers.
The level of communications from Simon and Vinny has again been faultless. Whilst it was Simon that was handling day to day stuff, Vinny always seemed to be aware of what was going on. We ran into what might have been a serious problem one morning and despite it being Simon’s day off, the problem was sorted by the end of the day – great teamwork, great service.

Having spoken to many of our friends and colleagues, we have rarely heard anything positive about estate agents. Well, we could bore you to tears enthusing about our estate agent!
