I had a wonderful experience with Cookes Property for about 4 and half years since December 2017 till April 2022. Everything went really perfect from day one, the tenancy agreement, the routine checks, any urgent issues with the property which was in a very good condition anyway, ending by the final inspection and returning the deposit which was amazingly returned full without any deduction in less than 24 hours. All the agency staff are so nice, friendly, helpful, and extremely professional. If it wasn't for moving to my new purchased property, I'd definitely have stayed more in the same property. I strongly recommend Cookes Property for anyone looking for a comfortable, perfect experience. Thank you so much for all Cookes Property staff. ❤️

Ann and her brother Roland Cooke have managed our rental property for more than 8 years. They are always professional, easy to contact, offer great guidance and look after our property in the perfect way we would expect. Cookes fees are competitive and they have ensured our tenants have looked after our property (regular inspections) and the rent is paid to us without delay. Any maintenance issues are dealt with quickly using a team of tradespeople built by reputation over the years. The Cookes Management regime allows us to confidently leave them to get on with it - happy tenants and happy landlords receiving the return on their investment. I used a couple of other larger impersonal Companies prior to going with Cookes. There were problems Landlords should not expect particularly during holiday periods. One even closed for 8 days over Christmas without any Tenant/Landlord emergency line. Very happy to recommend Cookes Property Maintenance. They keep you informed, give you a personal friendly service and relieve you of the concerns of being a Landlord.

I rented out my property with Cookes for around 8 years. I never had any issues with the tenants. The staff at Cookes kept me informed of how things were with the property. Always asked for permission if work had to be carried out and promptly sent out invoices and statements for my records. Always quick to respond to any communications I sent them. When I decided to sell the property they continued to remain professional (despite losing my business) and were very helpful when questions were asked by the buyers. An excellent letting agent that truly does care about their tenants. Fees are extremely competitive and well priced and their family ethos really does show. I have rented through 5 different agents over the years in different locations, and Cooke's are by far the best in every aspect. Repairs are actioned quickly and all communication is followed up on. Emails are responded to within 24 hours and they actually do what they say they will - unlike many other letting agents! I'd definitely recommend Cooke's to anyone looking for housing in the Peterborough area and am sad I'm moving out of the area, as I would have liked to stay in this property for many more years to come.

My husband and I rented a bungalow through Cookes for 4 years with no complaints on their service provision or response to repairs etc while we were there. We found the staff to be friendly and helpful, in person, over the phone and by email response. Between Cookes and the landlord, we were given enormous flexibility when our vacating date went awry due to delays in our house purchase. On leaving the property, the handover was dealt with smoothly and we received our full deposit back within days of the post-inspection. All round no complaints & happy to recommend.

We came to Peterborough in 2017 and was fortunate enough to rent a large 2 bedroomed apartment managed by Cookes based in St Mark's St. We were dealt with kindness and professionalism which continued until we left our apartment for a house 3 1/2 years later. My only sadness is that we could not continue renting our new property with them. Roland, Hazel, Ann, Brenda and Trudy are truly lovely people. If there was a problem (no matter what it was) it was dealt with asap. When there were slight financial issues, they were sympathetic and understood and gave leeway. I know this sounds yeah, yeah, but I can not endorse Cookes any better. We have said if we are not happy with the new letting agency, we will be returning- Great company!- Rosa & Chris.

I can only say that in the last 5 yrs, cookes properties have looked after our houses very well. I love the fact that i have no worries or no maintenance as they always sort everything so quickly, it's really not worth the hassle of doing it yourself. Property checks are done very regular and any problems are sorted immediately weather they are the landlords or the tenants. I have a great relationship with all the staff and they are so easy to talk to and communicate with. Myself and friend were tenants at Mr Bucsas property in Orton Goldhay, Peterborough, from 12/07/2019 and 13/01/2020 which was managed by Cookes Property Management Ltd. When completing our application form with Cookes, we ticked the relevant box to confirm that we were smokers/vapers and were informed by Cookes, that all of their properties were strictly non-smoking, and that should we wish to smoke or vape, that we would have to do so outside and not in the property, which we were happy to agree to. They also advised us that if evidence of smoking inside the property should be discovered that we would be asked to leave the property, and again we were happy to agree with this condition as we do not smoke inside any property. When Cookes Property Management arranged the first inspection with ourselves, about a month after we had moved in, we were informed that they were happy with the way that the property was being looked after by ourselves. The problems with the tenancy started when Mr Bucsa started to visit the property with Cookes. I found him to be rude and aggressive with his behavouir, particularly on one occasion when I could only describe his attitude to Roland Cooke from Cookes as threatening. When anything was discussed with us during an inspection, we did our very best to comply with any matters raised, such as when we fitted a new doorbell as the one at the property never worked. We were told that this should not have been completed without the landlords permission, even though we thought we were being helpful to the landlord by replacing the faulty item, with a same size replacement at our cost. I felt intimidated on one occasion when the landlord visited the property and actually sniffed the walls of the property, which cannot be described as anything but weird. It came as a relief when we were issued with notice to vacate the property in the end. Myself and my friend have encountered considerable cost in having to move from this property within 6 months of commencing a tenancy, for no good reason that I am aware of, as we kept the property clean and tidy, and always paid our rent on time. I have no complaint with the way that Cookes Property Management handled themselves or our tenancy, especially under the extreme circumstances that were created by the landlord, and I am happy to offer my truthful account of the tenancy on their behalf. I have rented before and after this experience in the UK, and also in my home country and have never encountered another landlord like this, nor would I like to ever again in the future.
