What I truly enjoyed is that they always offer you an option to either be there for the repair or give the handymen the key so no need to take a day off work just to let the repair team in. M.For the last 4 years my house in Southampton has been rented out through Belvoir Letting Agency headed up by the extremely professional and personable Brian Linehan. When I decided to rent the house out through an agency the main reason was to pay somebody else not only to manage the rent and to find tenants but also to sort out all of the wear and tear problems that inevitably occur in any property.I had taken up a busy job as a doctor at the other end of the country and knew I needed to leave the house in capable hands, I can honestly say that during these 4 years Brian and Loretto and their friendly team have taken all of the stress out of renting a property. I found the periodic reports on the house very thorough and useful. Aside from the normative functions of the letting agency, that are run to a very high standard, Brian clearly has extensive and in-depth knowledge of the national property market. I sought his advice on Brexit and its potential effects on the the property market on a number of occasions. It was clear that his knowledge was expansive on this topic and I took his considered opinions seriously. His opinions carried more gravitas than most of the politicians we have all been subjected to. This year I asked Belvoir to sell the house as my circumstances have changed. The entire process was managed very well by Belvoir who were in regular contact with me throughout the process. I would like to thank in particular Nick Wilmot who leads the sales team at Belvoir. Any issues we had were technical, such as docusign needing us to resign signatures, but we have been assured the company is working on fixing this with them.
However, these technical difficulties did not prolong the process due to the excellent communication and prompt responses from the staff at Belvoir.

Their video tour of the property was excellent and really enabled us to gain an understanding of the property both before buying it and subsequently prior to moving in. This is so far superior to other video tours which in some cases are purely a video consisting of still photographs. This facility really has to be a benefit to vendors. Nick Wilmott, the agent we dealt with, was extremely professional, but informal, and could not have done more to answer our questions either directly or asking the vendor for information. It's easy to forget that sometimes when work takes time on a property, it can be because the landlord puts restrictions in place which Belvoir have to work to. That said, we always found Belvoir to be fair, honest and good to work with.
A. V.Belvoir Southampton were recommended to us by good friends in the Southampton area who have had bad experiences with two other agents. We were looking for proactive letting agents who had speedy solutions to challenges other than just throwing their clients money at the problem.
Belvoir Southampton found us a tenant for our flat within 5-days of confirming we wanted to go ahead. Wonderful! The fact that we were then departing on a holiday abroad 8 days later looked like an insurmountable challenge, but we need not have worried as the effort Belvoir put into sorting out the documentation (financial and other references, tenancy agreement, deposit agreement) and other arrangements (deep clean, PAT, legionella test) was exceptional.
We are now into the next phase and have instructed Belvoir to provide a full management service. I have every confidence that they will continue with the very high standard of service they have provided so far.

Never any fees when renewing tenancy agreement (unlike a LOT of other letting agents), and rent barely increased over the four years I was there.

You only learn about how good a service is when things go wrong. Unfortunately I have had a few maintenance issues lately. Belvoir have gone out of their way to resolve these issues. They get involved with the investigation themselves whereas Leaders seem to just send a contractor in whose interest is to find something wrong and charge the highest price for putting it right.
When I queried something with Belvoir it was properly investigated and my reading of the situation was found to be correct. Leaders always appeared to be defensive.
Two years on I would say that, although everything hasn’t been perfect I generally consider that Belvoir try to look after my interests as a landlord but also want a fair deal for the tenant.

They found me great tenants, helped me with tax filings as I live outside of the UK and took care of minor repairs in the property (which they continue to do). That's all great, but what separates them is the little touches. I get an e-mail on a monthly basis giving me an update on the property which often includes pictures that were taken during the regular inspection, comments from the tenants and any upcoming information I should be aware of such as the tenant going on vacation.

The team did a grand job with their regular inspections - many photographs were taken during each inspection which helped me get a good insight into the state of things. The team also had workmen come address issues with the property very promptly and for a very reasonable price. They were also very accommodating when it came to paying them directly for the work done, or letting me pay the contractors invoices directly, or bundling it into my regular management fee invoice.
The team also worked very professionally and smoothly with a 3rd party double glazing firm, enabling them to fulfill a repair on the front door that was still under warenty.
The team were very responsive to my emails and my phone calls given my 6 hour time difference and were respectful not to call me at inconvenient times of the early morning too when needing to contact me.
I was also grateful for how the team professionally handled the end of the tenancy, ensuring the property was left to a high level of cleanliness and worked with a decorator to fix some necessary paintwork.
Belvoir do not handle property sales, so I chose to sell the property through an estate agent in Chandlers Ford, rather than their preferred agent in Southampton. The team were helpful and accommodating with the key transfer and liaison with the tenants and estate agent during the initial viewings until the tenant's vacated the property.
Altogether a very pleasant experience from a remote Landlords perspective, I am very grateful for their services.

We went to Belvoir to sell our flat, Unfortunately Due to it being a New property and based on the current market it would be unlikely to achieve what we had hoped. No one wants to hear that the property isn’t worth as much as they had hoped, but at least we had an expert to tell us before we had any of the stress , and to talked us through a clear strategy on what we are likely to achieve and how they would plan to sell our property.
(Which later due to it being part of a help to buy mortgage we needed an independent valuation from a RICS Surveyor, who told us exactly what Brian had.)
After some discussion with Brian & Loretto we decided to Let the flat instead. They were clear from the start that it’s not just a check box for getting tenants in it’s about getting the right tenants.

As a former tenant with dogs, I know how difficult it is to find properties where dogs are allowed, so now as an owner I wanted to give people with dogs this opportunity. Brian came round to have an initial look-see, not the slightest bit pushy, and spent almost 2 hours answering my many questions.
The viewing sessions, conducted by Loretto, were painless - and the house was let quickly (to a person with dogs) - at the amount suggested by Brian. Loretto kept in contact regularly to inform on gas/electricity safety certificates and with progress on tenant moving-in dates.
Having experienced other letting agents in the area previously, Belvoir are head and shoulders above them - all in all a stress-free exercise and highly recommended.
