M. P.I shall brush aside the cynicism that often haunts people's minds when talking about agents and instead use my personal experience with Richard James as the barometer. When I set foot in the West Swindon branch, a few months ago, I introduced myself as a first-time buyer and left my details with them. They told me how the system works and what their modus operandi was. The truth is that what they said they would do they did indeed. They took my calls, notified me promptly of new properties launched in the market, never gave me exalting appraisals on underwhelming properties and called me back when they had either pleasant or grim news on my offers. How they helped and guided me to find a house in this rat-race of a market is not something I would leave unhighlighted. They have been enthusiastic, affable and above all honest and therefore merit the highest of awards.

L. D.I had a really overly long, drawn out, painful house purchase that at times made me lose the will to live, but the whole thing was made easier by my sales progressor Laura. She was in a really difficult position with the various problems we encountered but she was always responsive, proactive and understanding of the situation. She showed empathy and consideration to all the predicaments we faced and I got the keys Friday, a week earlier than we all anticipated. This is in no small part down to her determination to get things done. W.I contacted Richard James Estate Agents to view a property and was dealt with in a highly professional and friendly manner by one of the company's representatives, Kelly Hucker. The viewing was smooth and extremely well managed by Kelly and I quickly decided to market my own property with the same agents and Kelly sorted all of this out for me swiftly and effectively.
Kelly arranged viewings of my property and conducted them safely in the current difficult climate an this gave me great confidence in the company. Unfortunately Kelly was transferred to a different office and, despite her best efforts, this resulted in a slight breakdown in communications which up to this point had been exemplary. This was remedied by the office manager taking over responsibility for my sale but for this reason I could not quite give a five star review.
Ms Hucker worked hard to try and prevent the very thing happening that did happen through no fault of hers so she can claim the fifth star fo herself. She will be an asset to whichever office she is sent.
Staying with Richard James as agents as they seem confident that things can get moving effectively again and I want to build up continuity again.

M. P.Our experience with Richard James didn't start very well. A day before our viewing we were told that the agent didn't have the keys so we canceled. I called to book another viewing to be told that they don't have anyone to show us around until a couple of days later (bear in mind we leave in a city 1 & a half away so we weren't flexible with the dates). A few minutes later, my husband received a call and arranged a viewing on the day we wanted (apparently there was someone available to show us around!) on the day of the booking the agent was late for 20 minutes & nobody called us to let us know so we stood outside the house when raining. We didn't know until we called. She came & couldn't find the key safe & then couldn't open the door. We went in the house 50min after our appointment!!!!! We showed interest straight away but we had to chase a couple of times for updates regarding maintenance work.
It wasn't until later that the service became better, however we are still wondering what will happen when we need someone for the house. It's early days so i am hoping that the service will become better (even though first impressions DO matter & ours wasn't a good one!!!)

G.I originally chose to list my property with Purple Bricks. After 5 weeks on the market, I hadn't had a single viewing, never mind an offer.
As such, I called in Richard James. They advertised my property more on the the price point, rather than overvalued and, most importantly, got me an offer within 4 weeks, which eventually went through to a successful completion.
The team at Richard James were very helpful and, the sales progression team you get with an Estate Agent help take a good amount of stress away.
What's stopping me from 5 stars? I feel the sales progression team would benefit from some training from a real-life Conveyancing Solicitor, which makes them aware of the end-to-end process and, possible scenarios so, the seller/buyer can be better informed.

Here's my word of advice about using an online Estate Agent, such as Purple Bricks:
You may think you are saving yourself some money or, you may just not like Estate Agents. The fact is, Estate Agents have been in the business for a long time. Your local office knows everything there is to know about the area you're selling in, rather than covering a large catchment and, they use this in their sales process, for more targeted viewings.
If you read the terms and conditions for Purple Bricks, they class what you're purchasing as a "Marketing Service". Their Ts&Cs specifically state that the service is considered 'provided' once the property is listed on online marketing websites. If you compare this to an Estate Agent, their service is not considered provided until you successfully complete, or you don't pay their fee.
I have learned my lesson (at the expense of £900 to Purple Bricks). An estate agent might cost a little more however, for that, you have people actively seeking out leads, advertising space in a retail window, people conducting the viewings for you, people actively following up on leads, the Agent having a heart to heart with the seller and buyer if they need to and, sales progression, who will help you through on your way to completion.
Although I previously never liked Estate Agents, I now understand the value they provide.
p.s. one property I was interested in purchasing was listed with Purple Bricks. It was on the market for 6 months until it finally had an offer accepted. Nobody wants that!

A. R.I contacted Sharon Carpenter at Richard James regarding an approach from the borough council claiming I had not paid a Council Tax Bill. Richard James are my letting agent, hence contacting Sharon for advice.
Having never received the bill I had queried the matter with the council. They were very unhelpful and refused to accept my protestations that I had not seen the bill. They insisted that they had sent it to my last known address.
Whilst I was disputing this with the council, Sharon, without being asked, used her initiative and produced proof that the council had indeed been given an address to send bills to which, if used, would have ensured the bill in question was brought to my attention in a timely manner.
