Had an afternoon tea with a group of friends today at the restaurant. The drinks were lovely and the sandwiches and bakeries were freshly made. Visited the garden shop as well as the gift shops. We all had a wonderful time. Would recommend.

Busy place at this time of year. Quaint shops with antiques and memorabilia. Clothes cards and gift ideas. Nice Christmas market with loads of decorations. Santas grotto for the kids. Well worth a look.

It's good when they have an event on. It's not cheap £2 per person for mini golf, £4.50 per child for soft play and £1.50 per adult. Nice little wooden play park. The restaurant is a NIGHTMARE. 50 minutes I queued just to get a drink. Why they don't have a little drink queue or a drinks hut outside I don't know. It would make it so much easier than having to queue behind people ordering tonnes of food. It's cramped and hot. It's not ideal if you have a buggy. Parking is free.

Visited with my best friend for Sunday roast. We arrived early so had a wander around the shops. Looked as though they were renovating. All secondhand items were in main walkway, it was chaotic! So we went on to restaurant. To our surprise they no longer serve roast dinner on Sundays. 😔
We ordered sandwiches and a cold drink. Sandwiches were tasty, but not a roast dinner!
We decided to have a coffee and a pot of tea after we finished eating. These drinks were delivered to our table in paper cups!!!!! This appeared to be how they are now serving their hot drinks.
All in all we were very disappointed with how the general standard had been lowered.
Sorry but we won't be meeting there again.

This place is amazing. Visited for a craft stall event and them stumbled into this weird little Watermill that felt like stepping through the wardrobe into Narnia.
Tons of cool little niche shops and stalls. Really vintage aesthetic, warm and friendly staff throughout. Real gem. Definitely worth visiting if you like a bit of shopping.

A charming find and a labyrinth of stores and stalls to buy bric a brac, antique bits, second hand and new clothes. You could spend a whole day there if you wanted!
The craft fare in its grounds was lovely too and so wonderfully set up.

This review pertains mainly to the café, although the decor of the whole place was wonderful.
The afternoon tea we had came with free refills, the scones were freshly baked (warmed from the inside) and it came with ample jam and clotted cream (in that order!). The sandwiches were filled, the deserts were nice, the coffee was clearly filter - better than instant. They also provided more than enough milk; unusual for an afternoon tea - in a good way. Overall this was a fantastic experience, I shall definitely return! Thank you.

The Olde Watermill Shopping Village is an out of town trading centre that has the feel of a recently converted area on farming land. I found it a pleasant shopping area in a well designed facility. It may be that over time the road services will rut badly as are they are just gravel and stone based and will require constant monitoring to remain rut and hole free.
I was visiting a second hand car dealer who is on site so did not go inside any facility.

Went for the first time today. Enjoyed it but the queue for tea and coffee was horrendous. Twentfive minutes and couldn't have cake as no-one could tell me if they were vegetarian! Why not? Muttering that they 'have butter in them' isn't helpful! Why is it so difficult?? A friend and I make cakes - including vegan - to raise money for a charity: we know what is in each - surely professionals should do the same!!

I love the place itself but I have got to say I was disappointed with the breakfast we had in the restaurant, the sausage was dry and looked like it has been re heated, all the poached eggs were hard, for the money we paid I expected more, will stick to coffee and cake next time.

we went to the santas grotto, very good, excellent for the kids, great entertainment, good value, the only thing which let us down was the service in the coffee shop, the staff were miserable and they didn't have prices on the cakes, only the cheapest one, we thought they were all the same price until we went to pay, some were double the price!

The Christmas Village is amazing and Santa enjoys seeing the children. The tea room is always lovely and clean no matter how busy they are and the food is fabulous.

Another visit to the Olde Watermill, great little antique centre, always find a little something to take away, and a very reasonable priced plant centre, which also has a reduced table, for those plants that need reviving, for a few pennies.
We alway visit this place when we visit our daughter in Bedford, it’s always changing, so there is something different every time we visit. The café is excellent, always a cheery staff who are only too please to explain the many delicious cakes they have to offer.
There is a new plant shop as well, offering an array of the more exotic plants, I had several air plants off him at Christmas and some succulent plants on this visit, to boost my desert collection.
My wife and grandchildren love the craft shops, and always come out with an armful of stuff to make things with.
All in all another pleasant visit, coffee and cake and baby ducks on the pond, what’s there not to like. A children’s funfair on the carpark and a warm sunny Easter for a change. An excellent day out.

An interesting place to spend a couple of hours. Lots to see, it's like Alladins cave. New stuff, old stuff, brick a brack. The café/ restaurant however, for me let it down. Breakfast for two was 4p short of £20. Served on a cold plate with one of those miserly pre packed butter portions that however thinly spread just will not cover a slice of toast. Little details such as that tend to spoil the experience. Top tip; take a pack up and a flask. Lastly, beware the rough pot holed driveway access track. It can be harsh on your car.

Visited here after an overnight stay locally. Cute little indoor shopping space in a lovely old watermill. Its not really a village! Unique shops, selling gemstones and model aeroplanes etc. 2 wedding dress shops that looked lovely. Café scones etc looked nice, but we only had breakfast which could have been great if it wasn't cold! The sausage and bacon etc were all great quality and locally sourced.
The whole place could do with a bit of a tidy up, especially the courtyard area.
Very steep ramp inside but whole place seems relatively accessible. Dog friendly too.

This place is just off the A6 dual carriage, you can wonder through at your leisure and look at the quaint little shops. After some retail therapy you can sit outside by the pond enjoy a drink with a little lunch and totally unwind by leaving the outside world behind. Try it sometime.

Beautiful place and really great shopping experience. Wholly recommend the dining area and the small ice-cream come coffee shop for a leisurely lunch or quick drink. Gardening shop is a great idea, plants are healthy and gorgeous, just bought 6 British plants for a tenner, or they're £1.99 each. Lovely selection of garden ornaments and paraphernalia. Fishing tackle shop and other unique shops and craft areas are there to enjoy as well. Plenty of parking space available for free.

This is a quaint little collection of shops set out in a similar vein to Harry Potter’s Diagonal Alley. Don’t expect branded stores, just small private shops - mainly antiques. The restaurant is charming, set within an old mill. The afternoon tea was as good as the top London hotels.
Prices are a fraction of high street.
The entrance road is a bit rough but don’t be put off.

This is a little treasure trove found just off the A6 near Barton - Le - Clay. It's a network of small independent shops in the grounds of an old and very beautiful watermill. Great for mooching around. Everything from a barbers to a bridal shop. Great cafe that serves good food and hot drinks - ideal on a day like today. The Christmas Village has also just opened, and has some really cool gifts reasonably priced. At the time I visited, the were preparing Santa's Groto. Well worth a visit. A great afternoon out.

Lovely little shopping village all under one roof, always worth a walk around to pass the time of day, then stop for a bite to eat and a coffee.
Carvery is served on a Sunday, so if that is what you fancy give it a go, we did and it was very nice.

Great place for families and couples. Old fashioned street with shops, ideal for finding an usual gifts, romantic place, tea room and cafeteria. Just a little thing staff friendly but need to be a bit more trained about how to serve people and what's on the menu or not. I will defenetly go back there for an afternoon tea. This is one of those places that you find by mistake, but once you've been you keep going back. There are lots of little shops inside, including an old fashioned sweet shop where you can buy sweets from your childhood, a shop that sells handbags, and a soap shop plus many others. The restaurant serves excellent Sunday carvery which I highly recommend you visit. All in all a good place to visit.

Just returned from visiting the Christmas shop. Received a lovely warm welcome as we entered. Very helpful lady on till as we queried a price, then helped by another lovely lady to get the product we wanted. Spoilt by the very rude man who spoke to the lady serving us appallingly, I discovered from the lovely lady he was actually the manager! What a discraceful way to speak staff in front of customers. Your manager needs a refresher course in staff management!

Wow! I visited here again a few days ago and popped in to Dottie’s ( Look and Like) handbag and clothing emporium. It’s a little gem of a shop with lots of beautiful things. They even cater for the larger lady (which I am) The prices are excellent because the quality of the clothing, shoes, handbags, scarves and bling is exceptional. The owner and her husband are a credit to The Olde water mill. I will be back for another spend. All in all this shop and its staff are highly recommended.

A favourite place of mine to browse the antique bazaar .. and the small garden centre . Today's visit was to the bridal boutique with our daughter...hubby went to the fishing shop . Everyone friendly and happy to be back after lockdown . Visiting the xmas barn in December is now a family tradition!

This is a great shopping place with olde worlde charm. A good place to go for antiques or just to have something nice to eat.
We were there for the wonderful bridal shop 'Confetti and Curves'. The staff are wonderful and made choosing a dress for my daughter's wedding a wonderful experience.

Visited on this occasion for the pop-up Christmas shop which was very cramped but impressive for all that. The vintage emporia on site are always worth a look. I must admit to finding the children's play area quite a disappointment when I have my granddaughters with me. It is very useful to have it there but it always strikes me as less bright and vibrant than it might be, with limited play potential for the money. The charging structure vis a vis adults and children is a little odd. It may be that the layout of the space available restricts what can be done but I can't help thinking it could be made more exciting.

An Olde Worlde, almost Dickensian feel to the place small specialist shops. Faux Black beams and brick effect gives it an Old Curiosity shop look.
The only drawback is the location set on a road to nowhere off the A6 it can be very easily overlooked.

Different mix of stores here, all are boutique and therefore expensive. They have a Christmas fair on as you'd expect so it was very busy. Parking was fraught with difficulty as the main road in got blocked regularly and was single track due to traders parking on the road in

Just popped in here on the way back from work one day. What a lovely quaint little shopping arcade. A great variety of quirky shops from sweershops to antiques and a wonderful Christmas section. The builfing itself is worth the visit. I never got to try out the restaurant but I will be returning when I have a little more time. Take a coat with you. It's very chilly in there st this time of year and not many heaters.

SANTA EXPERIENCE 2019
Forget the rest and book the best! The Oldé Watermill Santa experience totally made Christmas for my new family. I dubiously took my 9month old Son as I wanted something a little special for his first Christmas. I say dubiously as I've heard a lot of hype about this particular experience, boy did it live up to the hype and more!
A 40minute experience of pure magic is the only way I can describe it, culminating in a wonderful meet and great with one of the best Santa's that I've ever seen.
At 9months my son obviously couldn't take part in every aspect but that took nothing away from our afternoon even at his tender age, the look of awe and wonder on his face just said it all.
The price is amazing for what you get plus the present is far from cheap Poundland tat.
So much thought has been put into every aspect to make it the best around for miles. Where else does Santa actually arrive down a chimney?!!
I can see this becoming an annual family tradition and if you haven't been please don't just take my word for it... go see for yourself in 2020.
Well done Phil, Mandy and all of the staff for making it an event to remember for not only my new family but the 1,000s of other families that went through the doors at the Oldé Watermill, Barton-Le-Clay.

Well worth a visit, centred around an old medieval water mill four miles north of Luton on the A6, This complex comprises of a large xmas market, an antiques centre and numerous eclectic concessions selling everything from illuminated pillars of salt with health benefits to fossils! There are tea rooms and attractive board walks as well as hairdressing salons. So if you want to enjoy an eclectic experiences I whole heartedly embrace this place!

Many interesting niche market shops within a complex also featuring antique shop concessions and a huge Xmas market!
