My son has been living here since September and we couldn't be happier for the living conditions that Loddon House gives to the students. Very close to the university, very clean place, with amazing staff and safe. We found out this week that the manager is leaving and it is a great shame, the manager is very friendly and always available to help out my son and other residents in his flat. We wish best of luck to this gentleman. Thank you.

I stayed at Loddon house for 3 years (2 years of my BA and 1 year of my MA). I found the staff very friendly, helpful, and supporting with my living situations, especially during COVID. I choose this place as it was really close to the uni and my department. There's easy access to town through busses 17, 4 or X4. The rooms are very spacious and clean! In terms of washing, you can pay through a contactless approach which is more convenient. However, sometimes when sharing a kitchen with other individuals, it can be hard to keep the kitchen tidy and the staff tries to encourage students to keep it clean for hygienic purposes. Before COVID, all the rooms would be taken and there would be loads of people living in it but since COVID, there have been smaller number of tenants which is expected given the situation. Other than that, I was able to meet loads of new people that were friendly and welcoming.

As a student living here I would recommend it. The rooms where I live are in good condition and the management and services are very good. Good security installed also. Only cons would be the plumbing is not always good e.g. there's a lot of chalk build up and the showers/toilets are quite old. The washing machines/dryers don't work that well and are expensive but I think they are being updated soon so that shouldn't be an issue for future residents. All in all I've had a good experience living here despite lockdown and would say the staff has approached the situation well and ensured good communication. Any isolation I felt from being with few roommates is not really their fault. For uni students: the location is good and near shops. It's easy to get into town with the bus and you can walk to campus easily. I can't comment on social life here because of lockdown restrictions though.

Before writing my personal review for Loddon House I would like to highlight that it reflects my own experience and therefore may or may not apply to future residents.
Prons
1)Rooms have plenty of space and nice furniture. Also, the kitchen and the living room are great and spacious.
2)The building is safe as it has CCTV inside and outside.
3)The property manager is a wonderful person who went beyond and above to support me, thus making my stay more pleasant.
4)Frequent cleaning services /very good hygiene in communal areas.
5)Convenient location/ close to university and supermarkets.
Cons
1) The website and the contract lack important information. For example, prices for the rooms are vague (lower than in reality) and the laundry requires coins. Laundry facilities are more expensive than normal and despite paying for it they are not very effective (the dryer barely works) The contract mentions nothing about the tenant’s rights/obligations. Also, it doesn’t contain information about important policies, such as visitor policy, opting out of the contract policy, etc.
2) Extremely unfair that all tenants who opted out of their contract (during the 3rd term of 2019) had to pay 1000 pounds each! Since no one left their staff in their rooms or used any part of the facilities I don’t see the logic behind this.
3) The bike cage has extremely low security. My bike including 4 others were stolen within one academic year. Very unprofessional approach since no safety measures were taken.
4) During the 1st lockdown cleaning services were stopped for a while. The problem was that I was woken up early in the morning by the staff, being instructed to clean the kitchen. They said that if I didn’t comply, I would be charged for it.
5) Some things could have been simpler, such as emails about why a pot was placed on the top of the cupboard or why a frozen pizza was found in someone else’s fridge.

Hi guys, I have to disagree with some of the feedback’s people left here! The staff has been AMAZING since the beginning of the pandemic and they’re constantly communicating with the residents by email to make sure we are all ok and at the same time we know what’s going on in the building. Myself and my flatmates really appreciate what the staff are doing to make us all safe! The flats are cleaned three times per week and all communal areas clean and sanitised very often, which is great!
I haven’t used my room since December 2020 because of the lockdown but it is OK! Is it not the staff or the manager's fault, obviously it would be great if we could get some money back, but at least we can have a discount if we book again next year, which I'm doing. I have been here for 2 years and I have booked for next year again because I feel comfortable and safe here. Good place to live in a good neighborhood, just 2 minutes walking from the university. Andre and Julia are truly, truly exceptional i incredible people and always keen to help the residents and improve the place. Also, Andy the maintenance guy who did a great job redecorating our flat while we were away during the third lockdown it looks so beautiful.
100% I recommend this place to live!

After spending my second university year here and at the beginning of my second year living here, l can say that there are helpful friendly staff, now in the office each week day. The cleaners (also friendly) do their best among the sometimes cluttered kitchen surfaces. Noise level is almost zero the vast majority of the time.
Managers able to quickly replace kitchen and bedroom items and hold parcels for you.
However, laundry room facilities could be updated to take card. As they are currently coin operated. Also unsure as to why a rustic cracked wooden table and high stalls have replaced the previous plastic topped one and chairs.
Under-bed storage requires lifting the mattress so maybe not as convenient as it could be.

The receptionists working here are wonderful and the communal areas are always kept in good conditions. The ensuite rooms are also spacious and there is enough storage to put away your items.

the accommodation staff are really friendly and helpful. Lovely place to stay shared kitchen is kept clean with regular cleaning 3 times a week. Rooms are well sized with good storage and the ensuite is a good size too. Close to campus which is good when you want to go out to union or campus. Defo worth the price i'm paying! If you're looking for somewhere where you'd want your own space but a place where you can socialise or meet new people as well as have your old mates down for pre's here and there, it's the one!

I stayed in these halls during my first year of University because I couldn't get accommodation in the university halls. Since I was a first year and there were many other first years, the workers at Loddon made sure that the two bottom floor flats were for first years only (and therefore the other 2nd/3rd years could also live together) although I did notice bad situations where some first year students were stuck with all 3rd year students (which obviously made social life a lot harder as there was a work/nightlife imbalance). So if you're applying for these halls as a first year I highly advise emailing and asking to be with other first years. The price was mostly extortionate in my opinion, where Loddon are taking advantage of the fact that we didn't have any other choice to go for these halls, and room quality was good but definitely did not reflect these high prices. Despite this the rooms were large, had a good work area and the en suite was also very nice. Another one of the private halls at the time (Kendrick) has very similar rooms however offers a FAR better social life, with far more flats in each block and far more blocks (about 7 buildings compared to Loddon). I thought this is where Loddon was lacking, for similar prices you could find other private accommodation with common rooms, game rooms, study areas and even a gym, Loddon boasted none of these whatsoever. The only advantage Loddon had over the other private accommodations was location, it was about a 5 minute walk to get on to campus and a further 10-15 minutes to get to the Campus centre (where most of your lectures would be),vother private accommodations would be in town so would require you to get a 10/15 minute bus in which may seem okay but the bus times are not always accurate and the bus which runs to campus is always PACKED. Loddon is also well situated near Wokingham road which offers many small corner shops and takeaways (good for after going out) and also a very big park. Wokingham road is one of the big student areas. It's worth noting that my bike got stolen from the bike shelter which was completely unguarded and was always well lit at night (attracted thieves) however now that I'm a second year I've noticed that Loddon have invested in a cage around the bike shelter 👍
In terms of my personal experience there, it was good, staff were normally quite useful and weren't too invasive although it was common to receive threatening letters on your flat doors threatening to charge everyone money (for leaving flat doors open) or threatening to throw dishes and pans in the bin if they weren't washed up.
So after evaluating the main things I can conclude:
Price: 1/5, other places are expensive but you get more for your money
Social Life: 3/5, not too bad but other places offer more options
Quality of Rooms: 4/5, nothing spectacular but did the job
Location: 4/5, very close to university and many nearby shops although it lacks a nearby supermarket chain (e.g. Tesco or Aldi) it's just corner shops
