N. M.Went with Build Team as a previous project fell through and from the start they were supportive and honoured some previous agreements. We didn't know where to start with planning and design and Build Team took care of the whole process for us. David the designer had lots of knowledge and was able to tell us what was achievable for the budget, and was very responsive with changes and alterations to the design. They submitted all the documents to building control/council etc which was ideal.
At the build stage, the quote was competitive and Sean Kember the Build Manager brought the team round for a kick of meeting. Everything was made clear from the start and each stage of the project was documented so we could see what would happen when, and when payments were due. Each stage was signed off by Sean and he was also able to deal with any issues along the way and liaise direct with the builders on our behalf. Thank you Sean.
The builders- North Star, were great, extremely fast and got on with the job with a no nonsense approach. I've since had more works done by them as their turnaround time is very good. Thanks to Leo, of course Billi and the team.

r. c.This was a redevelopment of an old garage to a single storey summer house. Steven from Build Team offered a fine solution but listened to my feedback, leading to a two storey building after several iterations. The conclusion was to exactly meet my requirements, but taking on board Steven's suggestions and comments. He was flexible in adapting the original design.
This was a complicated project, and Steven through Build Team helped oversee the build, which threw up multiple challenges. He helped keep the Building Company's Project Manager in check, deal with challenging Boundary Line issues and help deliver on the build over a challenging period in the industry with Covid and limited building supplies.

As is usual with a victorian property we came up against a few challenges along the way both in terms of what the building threw up and build errors which will always happen. Specifically the Build Team surveyor spotted that one of the foundations was incorrectly sized - this was rectified quickly and with very little input needed from me, the client. It is clear that they are used to dealing with these types of property and also have the right kind of relationship with the contractor they suggested.
The project took place overlapping the COVID-19 pandemic so we were obviously delayed by the national shut down. Aside from that the project was brought in on budget - can't ask for more than that.

G. H.We went with Build Team for design and build of our ground floor return extension and loft extension. We were overall pleased with our experience of Build Team and it gave us protection and reassurance when undertaking such a large project with relatively little prior experience of building work. We were extremely pleased with the building contractors, who delivered the project on time and to a very high standard. Build Team supported when a few minor issues with neighbours arose, and that was very reassuring.
D. S.We engaged Build Team to design our loft conversion and ground floor extension. We have been extremely satisfied with the quality of their service. Like many design and build companies, they created the drawings, and helped us get through planning permission successfully. But what really stood out was the quality of the service they provided after the fact. A few months after we had the completed drawings and had paid, we ran into an issue with our build. Build Team created an entirely new set of drawings for us, which solved the problem, and got us back through planning permission. There's just a reality that building projects are complex and things go wrong. Build Team helped us solve our issues in a way that I doubt many other design and build companies would be prepared to do. Highly recommend.

The project started before but spanned the Coronavirus lockdown, which often prevented regular face-to-face liaison and project management, but things proceeded and went well, running close to time and budget in spite of this. C. B.First impressions were positive and the architect came up with ideas that hadn’t even crossed my mind , so from a design perspective on paper was very positive. He was also happy to book time in to speak to my next door neighbours who had some concerns
There were a couple of problems when the build start including the discovery of a main sewer pipe which put the project back a bit and consumed all my contingency Funds. The fact that this could happen and I was told was not unusual could have been highlighted much more effectively at the beginning of the project and I had to rethink finances as a consequence. The downstairs wc that was created is also too noisy to use according to my neighbours and I feel this should have been highlighted as a potential risk as I would have placed it elsewhere
My first project manager was a huge let down and I felt incredibly unsupported by him when I needed him. However this was resolved when I raised it but it was an expensive project and I was very disappointed
There were some huge positives. The replacement project manager Sean could not have done any more and was a pleasure to deal with and the quality of the work undertaken by the building team led by Ben was amazing. I had complete faith in their work and I’m very happy with the end result. Ben and his team were hard working , pleasant and 100 per cent reliable and I couldn’t have asked for more from them. However due to the issues mentioned I do feel unable to recommend this company

Build Team designed, project managed and built our kitchen and side return. The managers at Build Team took the time to make regular contact with us throughout the build to ensure we were happy with work carried out on site.
The builders went over and beyond when carrying out the works. I have never seen builders work so hard in such harsh conditions during winter. It was truly wonderful experience (something I never thought I would ever say about a major build).Its impossible praise the team at Build Team high enough.

M. V.We engaged buildteam to design and build a kitchen extension. They were professional and responsive throughout. There were some unforeseen issues with the design but they were sorted out. The lead PM was very helpful, knowledgeable, and gave us some great guidance. All in all we are very pleased with the process and the result.
G. S.Build Team provided a great intermediary service between us and the contractors. One of the main reasons we were drawn to Build Team is that they are responsible for appointing a contractor. We had previously had a few bad experiences when tendering out to and employing contractors directly so the reassurance that Build Team were going to work with a contractor they know and trust was a massive plus for us. Outsourcing the logistics of our project to Build Team also saved us a lot of time and effort and as a result we didn't have to worry about things like Planning Permission, Building Control, Thames Water, H&S etc. all sorted out very efficiently via Build Team. The contractors appointed for the job by Build Team have been great, hard working, flexible, patient and above all a really nice group of guys - we would definitely work with them again. Overall, if you are working or have kids and don't necessarily have the time to project manage a large project yourself or if you are nervous about appointing contractors yourself, then (if you can afford the extra cost) Build Team provide a great service and take a lot of the stress out of the process - would happily recommend

C.Throughout this project, side extension for the kitchen, communication and contact are essential, Hristo Martinov project manager from My Build and Selcuk Cosar of MRX London Ltd were always readily available with support suggestions and advice to ensure the project moved forward. They responded quickly to any issues and would visit for a face to face discussion.
Project did not go over budget. Without hesitation would recommend The Build Team and MRX for any similar projects.
T. P.I would like to express my complete satisfaction with my Project Manager, Despina Kalognoma. Always responded to any concerns that I had and would take it further with the builder. We had regular weekly on site meetings and her follow up reports kept everyone informed. I would also like to add that there were unforeseen problems during the works and Despina would say leave it with me and I’ll see what I or a colleague can suggest as to the way round it, and they did.
A. C.We decided to use Build Team as we wanted a company that would see the project through from the design stage to build completion. We were really impressed with the process: from the initial design meetings with the architect, to the speed at which things happened. The build work is subcontracted out to building companies that they have vetted, and we could not have been happier with the builders they used. Reliable, fast working, friendly, adaptable... and they completed the project on schedule which everyone told me would never happen! We now have a house that we love being in and has been finished to a very high standard. The project manager was less hands on than I was expecting but that was partly due to building work being done during COVID and also because things generally went very smoothly, but it was reassuring knowing there was that layer to go to if needed.

We were really impressed with our builder, Nikola who delivered exceptional quality workmanship, and delivered even during a global pandemic. We were so impressed with the builders we even contracted them to do the additional decorating and extras including our garden redesign. Many thanks to the people behind the scenes who I never met but who were working away to make my hopes a reality. The whole process was made easier with the help of my project manager, Juliana who made sure I was informed at every step & gave recommendations where needed. Work was signed off & certified along with visits from the building inspector.
The contractors worked so hard, even when temperatures soared to crazy heights last summer. Their foreman, Gabriel & was easy to work with & able to explain his methods in layman’s terms.
Overall it has been an amazing experience to see my tired old terrace transformed into a beautiful home once more.
My advice to anyone contemplating a build like this? Do it! but make sure you have funds set aside for unexpected expenses.

C. T.Build Team completed a third bedroom, bathroom, dormer and a single side storey extension on my property. The plans were drawn up by another architect as at the time I was not aware they also had a design team.
Mark provided my quote and sourced my builders for the project. The quote was competitive. Gustavo became my then 'go-to' man who organised and sorted issues with Thames Water and building regulators. With regards to Build Team they sourced good builders, kept an eye on them if I couldn't and essentially everything went to plan despite the odd pop up that are inevitable when building onto an old property.

M. M.My wife and I selected Build Team to manage the design and planning permission of our ground floor flat side return extension in SW London. Our architect, David, was excellent - extremely knowledgeable and always took the time to answer our questions in detail. Together, we landed a great design and were granted planning permission in February 2018. We are now using Build Team to help us manage the Party Wall process and will seriously consider using them for the construction stage, which we are now tendering. So, a very good experience overall and I would not hesitate to recommend their services. One thing worth mentioning is the house tours they offer - a great way to kick the tires on the quality of their work and meet the team.

Ahead of planning, the process was explained to us very clearly and all questions answered which was incredibly helpful as we were complete first-timers! Planning permission went through without problem and there were options to speed up the process if required. Would use again.
A. B.Our experience with Build Team has been a good one, everything was completed within budget, to the specification and even finished before the estimated date of completion!
Mark and the on site team were good at communicating how the project was progressing, keeping a clean and tidy work space (which was very much appreciated as we lived through it!), and even provided real help with issues we had with our architects plans that were put together by a third party - they really made the process very easy.
We now have a wonderful new kitchen and the process was so easy we have instructed Build Team to start on our loft this spring.
V. E.We asked Build Team to manage our design, party wall and the basic build for a side return extension on our Victorian terrace. In the design phase Steven was excellent – very clear and knowledgeable and provided a number of useful suggestions. We had quite specific requirements since our house is on a slope and Build Team managed these excellently. The build phase was also an extremely positive experience. Marta, the project manager was clear and efficient and knew every detail of the build. We would definitely work with her again. Even where there were unforeseen issues, she was quick to offer solutions with a range of options and gave us flexibility to choose whether we asked Build Team to do the work or if we preferred to find our own contractor. She was very prompt at responding to queries and the after care has been of an extremely high standard. The builders were all very trustworthy and did a great job. Ben in particular was a pleasure to work with. The builders installed a temporary kitchen and protections for our hallway, including a temporary door and frame to minimise the dust which got into the rest of the house. This was essential and really made living in the house during the build manageable and helped protect the house from damage during the build.
H. Q.I have just had a side extension completed using Build Team for the design, planning and building control applications, party wall awards and project management. Build Team also sourced the building contractor.
I have been pleased with the process overall and like the fact that each segment is broken down with transparent (and reasonable) pricing. I used Build Team for everything but liked the option of not having to.

I. Z.We hired the Build Team the undertake the first phase of our project (design) and have been very happy with the results and level of service. After shopping around for a couple of weeks and meeting with various companies we decided to engage the Design Team as it enabled us to complete the first phase of our project without commiting from the offset with that one company.
The architect we were assigned was very amiable and took on board all of our wants and needs. The team also helped ensure that our planning application was approved in record time, helping us push the boundaries when it came to gaining approval from the local authority.
We'd happily recommend the Design Team, who are capable in taking on a variety of projects from simple house extension designs to more complex and time intensive work (which ours proved to be in parts).
L. B.I met the Build Team a few years ago when I was looking to undertake renovation work on my own property, then decided to hire a different company which I've regretted ever since. When earlier this year my neighbours were planning a ground floor extension I recommended the Build Team and over the last few months I've been able to witness their work (to some degree) and professionalism as they've been building an immaculate extension next door along our shared boundary line. I am sure that a project like this could have the potential for disruption or conflict even but as a neighbour I have been nothing but impressed with their team. Kyriakos, the project manager, made sure I was aware of everything that's going on at any given time and has been extremely considerate and professional from start to finish. The same goes for the team of builders that was not only exceptionally quiet and thoughtful but also left my side return looking much better than it did before their work began. From the perspective of a neighbour, interacting with the Build Team has been a throughout positive experience.
P. M.We instructed Build Team for the design phase of our loft and ground floor extensions. They gave a competitive price to combine the architectural planning for the two projects. Marcus provided the original plans and David has been fantastic in revisiting the ground floor side return extension plans a year later.
David has been especially responsive and helpful in tweaking the plans and providing advice to get planning approval and answering questions from our building control inspector.

B. D.We'd been wanting to do a side-return extension for years, but took our time to be sure it was the right investment for us. And especially to find the right people to help us achieve our dream. Build Team really stood out during this time. Their house tours (we went to several) and weekly emails kept topping up our inspiration levels. We also met with Dan who kindly came round and talked us through the process and options, despite us flagging that we might be a few years away from making a decision!
Eventually we decided to go for it. We spoke to several building firms who claimed to specialise in side-return extensions, including Build Team. Prices varied enormously. Build Team wasn't cheapest, but we did feel they were the most trustworthy and transparent. They also gave us the most reassurance about handling the party wall process which we knew would be a big factor in our own project. So we appointed them (and initially their sister firm, Design Team) to do the work.
In August 2018 Jimi and Ali turned up to start the work, and quickly became our friends for the next 4 months. They were the lead sub-contractors and we had absolutely no problems with them. They turned up on time every day without fail, which I have never experienced with any other builder. The quality of the work was first class, and easier for us to check as we didn't move out during the build.
There were a few surprises along the way, hardly surprising when ripping apart a Victorian terraced house. But everybody managed to stay cool and professional, and we always managed to resolve everything with a haggle here and a handshake there.
During our own build we had two sets of neighbours who were doing their own similar builds, not with Build Team. We were constantly Whatsapping each other to compare notes and support each other. I can safely say that we never got close to the same stress levels as our neighbours, or seemed to face the level of difficulties that they faced.
Fast forward 1 year and the project was completed several months ago. Our new space is an absolute joy. The light experience in the extension is simply amazing, and worth getting up for each morning! Everything works. We followed their advice to delay redecorating to allow the plaster to properly set. We have (almost) no cracks anywhere.
There were a few minor grumbles, but not enough to prevent a 5-star review. We are thrilled with the end result, our only regret that we didn't do it sooner.
A. C.Partly 4, mostly 5 stars. We are extremely happy with the end result. The contractors (builders / electricians / tilers) were very competent and pleasant to deal with. They were very skilled, professional and, importantly, excellent communicators about the various stages of the build. The builders even allowed our children to lay a row of bricks (under supervision!) in the new wall.
There were some unexpected payments when the old floor was dug up and waste pipes were discovered, and while we accepted these, I feel we could have been better prepared by the Build Team from the outset for the possibility of the extra certification costs. That said, all the permitting and organisational issues went very smoothly and they did a good job keeping to schedule. We would recommend them.

We found everyone we worked with extremely professional and understanding of our needs. Communication was fast and efficient throughout the process. As a client, we successfully secured our planning permission through using them for our architectural designs. As this was the first time we had undertaken a major building project we had many questions about the process which was explained thoroughly to us at every stage by our architect Steven. C. H.We've just used Build Team to undertake a large Mansard Loft conversion and complete renovation of a Victorian period property in London. We originally commissioned Build Team as they offered a one stop shop design, build and project management service which met our needs as we were based overseas when we initially started works. From initial design concepts, through to planning, the process was well managed and we achieved planning permission first time around. The build phase concerning the loft was completed on time and on budget. Renovating the old parts of the house posed a much bigger challenge and we quickly learnt that bringing old buildings up to spec takes time and comes with unforeseen costs. That said Build Team were able to solve all of the challenges they were presented with during the renovation and we are very pleased with the end result. Marta was a superb project manager keeping us informed on timings and progress throughout the build, she's also been extremely quick to help correct any snags which have shown up. We'd definitely use Build Team again. Top job guys well done.
s. h.I can’t comment on the design and engineering aspect of Build team as we used a different company for this who did a stellar job with the plans. However, the foreman Teo and his team were absolutely excellent and I would use them time and again and highly recommend them to anyone. To stay on great terms with your builders after a 7 month job is a testament to their character, approach and skills. We are incredibly happy with the magnificent extension they built.
Re management, Mark was very responsive to every question/request to see him. Kyriakos the PM was available at all times for any questions and handled all problems / advice on the plans for us and the builders.
My only gripes are as follows: I was disappointed to learn that the portaloo we hired was more than double the cost than if we had hired directly through the toilet company. However this could have been avoided if I had done more homework beforehand so I’d recommend hiring one yourself. Also the cost of the glass ended up being almost double than quoted but as this was only an estimate in the contract so do budget for more overheads.
Overall, a very positive experience, especially if Teo is available for your build. A professional company who clearly know how to run a tight ship. Well done Build Team and thank you.
C. P.Design Team prepared designs for a loft conversion. Their architect David worked very well in understanding the vision of the project, prepared lots of options to deliver it, and also provided pragmatic advice on compromises required; Design Team also did their best through the planning permission process, which has now been secured. The client service has been consistently very good. Emails have been dealt with in a timely fashion and deadlines have been met.

D. D.We used the 'Get Ready to Build' service from Design Team (the Design part of Build Team). They were responsive throughout and got our project through planning approval with no issues. The building reg drawings were produced efficiently and we have had no complaints from the builders we have shared these with to request quotes.
We appreciated that we could work with the company on just the Design phase without committing to building with them (although we will consider them for that phase of the project too, if they are competitively priced)
J. P.We used BuildTeam to design and build the extension at the rear of our property as well as for a downstairs remodel. We are very happy with the service they provided. Any queries were dealt with quickly and they made the process clear at all the different stages. The architectects listen to our ideas for the property and advised us on how best to get the space that we wanted for our family. This ensured that we now have a home which works much better for our family. The option to pay in stages really helped us out, and meant that we only paid for things when we were completely happy. We had a weekly meeting throughout the build stage which meant that we could bring up any concerns and find out about subsequent stages.
R. C.I wish I could give 4.5 stars! Initially I only planned to use Buildteam for the design phase but after getting various quotes Buildteam were one of the most competitive and I thought their link into the design team would help if we came up against any unforeseen conditions.
I got Buildteam to include everything (including kitchen, floor, skirting & bathroom fitting), apart from painting, in their quote which helped manage my budget as it was all for a fixed fee.
The main reason I chose Buildteam was for the project management. I would have liked to project manage it myself, especially as I work in construction, but I knew I just wouldn’t have the time. I even struggled to have time for the weekly site meetings and often only communicated by email and phone but I was always kept up to date with progress with regular reports.
Marko and his team were great, they formed good relationships with my neighbours (I am a ground floor flat so was very conscious of staying on good terms with my neighbours above!) and my next door neighbour even commented how much better it looked on his side after the work was done.
The builders never stopped and consequently the build flew! Obviously this was great, but one of my negatives is that the programme from BuildTeam was on the slow side so when the builder needed delivery of items I was in charge of e.g bathroom suite, he was often waiting as i had arranged delivery for the dates stated on the programme.
The only slight hiccup we had was during the kitchen fitting and it took a long time to get the quality of fitting I was after. But Marko accepted my daily comments and quickly put a plan in place to remedy anything I wasn’t happy with.
I would definitely use Marko and his team again, and have already recommended BuildTeam to my friends who are currently planning their extension.
D. F. P.I heard about Build Team through one of their house tours. They had made the most of a compact living space. The team on site were helpful when discussing my own project which is a two storey side extension with ground floor kitchen extension. They are experts in side returns and lofts but have easily adjusted to the larger scope of our project. David, our architectural designer, has listened and responded to requests and changes - it's such a detailed process - he has been patient, insightful and always available to answer questions or refine ideas. We are now in planning! We went for the entire design service, drawings, planning apps/prior approval, interiors, landscaping, Party Wall - and will invite them to tender for the build. We are excited about seeing our home transformed.
A. T.We're really really happy with our end result (side return and loft extension) and on the whole the process was very well managed. We were completely on time in terms of our anticipated end date and the team worked really hard to ensure this was the case after a couple of unforeseen set backs. We would absolutely recommend Build Team given our own positive experience - I don't think we would have tackled such a big project or got it done nearly as quickly (5 months from start to move in) if we had not been supported by them in such a positive way. They were always quick/immediate to respond to any queries and the build team contracted for the works was fantastic. A couple of things we'd recommend you keep your eye on - as with all builds, unexpected costs rack up.
- Make sure to factor in a skip license (can be up to £40 a day!)
- Make sure to factor in the additional lighting/electrical sockets beyond that supplied as basic
- Make sure the measured survey accounts for potential lowering of your loft ceiling!

Y. C.Why to use Build Team form a cynic whose build has just been signed off:
1) When looking for builders, all the friends I spoke to about their build confirmed that in the end they could not recommend their builders.
2) Build Team have the best builders. Artan and his team (particularly Nick and Bash) were some of the most polite and hardworking people I've met. I cannot say enough good things about them, and nor unbelievably, can my neighbors! They are passionate about what they do and their attention to detail is faultless. If there 'had' somehow been a problem I would have the comfort that Build Team would have got a new building team on board.
4) Clara has been an incredible project manager. She really knows her stuff and collaborates with the builders to get the best results. She also has all the best relationships with the suppliers and building regulators etc. If you manage to get her, you will be incredibly lucky and in safe hands. For example, who knows which sliding doors and roof lights are the best and most stylish, working perfectly in your space, she does and just orders them!
5) As someone who works crazy hours in the city, I have little time to dedicate to a build and was concerned about this. With Build Team you have an hour slot a week and discuss everything on site with the project manager and head builder. When challenges arise, and they of course did, Clara and the team can guide you through the different options. I would advise trying to agree fixed prices for all foreseeable eventualities, such as moving manholes and underpinning etc before signing the contract. Sometimes this is impossible and to Build Team's credit they were willing to find ways forward in each case.
7) Every day I walk into my dream flat I am completely overwhelmed at what Build Team has achieved and the ridiculous attention to detail that you get. I could not recommend Build Team enough.
J. S.We used Build Team for the design phase of our project and were happy with their services. They know what they are doing and we found dealing with them very straightforward. They turned our plans around quickly and always replied swiftly to our enquiries. Securing planning permission was a smooth experience, despite some last minute amendments to the schemes. We did not use their interior design services, though in hindsight, I wish we had!
T. V.We used Build Team for the design and build of our kitchen extension.
The design phase was ok but we had a few issues:
• The patio design was not accurate which lead to some issues with the build later on.
• We said from the start that we intended to do a loft extension and required this to be factored into the building calculations but only at the start of the build did we find that their guarantee would not cover a future loft extension unless they do the design of that as well. They then wouldn’t offer us the joint design discount so we had to pay the full design amount for the loft conversion to retain our guarantee.
• The back and forth on the design was very slow taking around six months in total.
The build phase was much more positive. We were introduced to the project manager Ismael and the head builder Marius at the start. We had in depth discussions on how the build would proceed and how best to minimise disruption as we were living there through the build. Immediately I was impressed with their attention to detail and how far they were willing to go to make the build as liveable as possible. In fact during the build they were able to seal us off almost completely and provide a very usable temporary kitchen which made the process much less painful than I was expecting.
The build itself ran at amazing speed. The builders worked incredibly hard and Ismael managed the project very efficiently so everything ran completely to schedule.
The only major issue arose from the mismeasurement of the slope of the garden which meant that the patio design had to be modified, also there was a mismatch between what was in the design of the patio and what was detailed in the schedule of works. In the end we came to an arrangement but this did mean some extra unexpected costs for us. There were also significant extra costs around the electrics as we needed another consumer unit fitting and the quote only includes a very limited number of sockets and circuits. As these are predictable costs it would be much preferable if Build Team were upfront about them from the start.
Build Team promise to do a turn-key extension service and so can do all the decorating and finishing. However their costs for this were mostly very uncompetitive which is a shame as the final phase was much slower as hiring our own contractors meant we no longer benefited from Ismael’s excellent project management.
The quality of the build is superb. This was backed up by the contractors we hired specifically mentioning the plastering as having been some of the best they had seen and the plumbing being a very neat job. The few snagging points we had at the end were cleared up without quibbles and we are very happy with the end result. I would like to thank Ismael and Marius for their hard work and professionalism.
C. C.After having plans for our kitchen extension and side infill rejected twice by our local council. We decide to use Build Team and have not been disappointed.
I was very happy with the design phase and the attention to detail offered by David our design consultant. David was courteous and professional at all times. He kept me informed from the beginning with updates from the council case officer until planning permission was granted.

They have a great team at head office so if you need help in other areas (party wall, architectural/planning etc) they can help you. And the builders I have had on my project have been truly fantastic - the finish is amazing (they are total perfectionists) and any time we've come across a stumbling block they've always advised and managed me through it. r. b.I used Build Team for a side return extension, having previously used their designers for the plans and the planning application. I have been very happy with both and the end result is fantastic. I would have given five stars if it wasn't for a hiccup in the middle, relating to the initial sub-contractors, who were ultimately replaced. This is a good example of why I chose to engage a project management company as it gave me comfort if things didn't go exactly to plan. My project manager, Ismael Goncalves, was friendly, supportive and professional throughout. He solved the problem efficiently and provided a fantastic team of builders to finish the job.
O. T.We used Build Team for the design and planning stage of a wraparound kitchen extension. We felt that their offer at the relevant time was good value as it included the design and revisions, planning, a building regulation pack and a specification of works. We were fairly sure of what we wanted and this was translated into a design promptly. Throughout the process we were kept informed of progress and of the next steps. Our designer, David, always answered our queries promptly and professionally. My only criticism is that if you do not use them for the build you will have to pay a further fee for the CADs to be released. I think this should have been made clear from the start.
K. P.I used Build Team in March 2015 for the Design Phase, and I'm considering them for the Build. I'd had various architects before this, but decided to opt for a specialist firm which offered a one-stop-shop and boasted lots of expertise in ground floor extensions. I've been impressed with Build Team's service. Staff are super fast and efficient at responding, and eager to sort out any queries fast. They advised me to go for full planning permission and the process was entirely problem free. I'm sure this was because of their expertise in handing these kinds of applications and knowing what Islington Council required of them in advance.
C. T.We hired Build Team to develop the designs for a new extension on our ground floor flat. Their design advice was very helpful and professional throughout, and we have a design that we're very happy with. The planning process went smoothly and successfully, and so did the detailed design stage.

I. W.Buildteam undertook the 'Design' phase for me and the experience was mixed. My feeling is one of a company who perhaps have too many projects on and are more bothered about securing new work than servicing their existing client base. The appointed designer was nice, but very eager to have me use one of their standard templates and they missed a number of obvious solutions to the design which my wife and I had to suggest and drive. They did secure a planning quickly so need commending on this.
I was intending to employ them on the build phase, but further to a meeting and their estimate, I went elsewhere. I was concerned over their high estimate compared to the competition and the fact their project managers juggle numerous jobs. When I drilled into their quote in detail, there were some excessive costs which all the other builders (and a relation who's a quantity surveyor) felt were excessive.
In summary, they are a slick and polished firm with a very effective PR team that will suit some. For me, they felt impersonal, rigid and just too busy. I went elsewhere with a smaller builder with a fantastic track record who has delivered the same scheme to the same standard at a cheaper price.
A. D.We engaged with Build Team for the design phase and application for planning permission for our side return and rear extension. We found them to listen to our wishes and they included these in our drawings. During the design process we were provided with alternatives based on their experience which we thought was particularly useful to finalise our plans. They have also dealt with the council and provided helpful comments which ensured we got planning permission. All in all, we greatly appreciated their help and expertise during this design phase.
E. M.Professional and pleasant service, and we are very pleased with our extension and new kitchen. The project did get hit by delays, and took longer than we had hoped, but there has been good after care in making sure that everything has been taken care of.
N. B.We used Build Team for the design phase of our project. From the start, they stood out by being proactive, efficient and reliable. Planning permission was obtained relatively quickly despite some last minute amendments. We were kept updated on the progress of our application. Meetings to discuss the next phase were arranged automatically. We never felt we had to chase and Amy was always ready to answer any queries and provide advice. We cannot fault them.
B. H.I chose Build Team for my loft conversion after having been recommended to them by a friend. With it being my first conversion it was a little intimidating at first but they were extremely helpful and guided me through the planning process. They were very professional on site and I particularly liked the comfort of having them project manage the work as I was so busy with my job. I was delighted with the end results and am using them again for another extension project.
N. H.We employed BT for a wrap-around kitchen extension to a ground floor flat in a Victorian terrace. Our experience with Build Team (BT) was positive, however there were some areas of performance that were better than others.
BT are a ‘design & build’ (D&B) service. However, we liked their offer of a design / planning package with no commitment to build – we could choose to build with them or not. This, together with the proximity of their offices & a discussion with their Design Director on their design-led approach were major factors in our selection of BT.
Design / planning went as described – albeit slowed by planning permission denial – credit must be given to BT for accurately predicting this & we were guided through the process very adequately. Following an appeals process, we received permission to proceed with the design. Again, we feel that BT handled this very smoothly. Given that positive experience, we decided to proceed with BT for construction – expecting one company having the whole picture of our project would create efficiencies.
Where BT could have been better was in the handover of the project from design to construction – & specifically around the communication of history & correspondence between different project managers. While each project team were competent in their area, the process stumbled somewhat in the handover. Project managers seem to be a large part of the value (read: cost) of working with a D&B service. As such they ought to be meticulous in communicating within their organisation. For our project, design & build were entirely distinct teams with different project managers. Our experience would have been no different had our project been passed to an entirely different company. Consequently the perceived efficiencies of working with one company were not fully met.
We focused on ensuring there was detailed discussion around costing at the end of the design phase to ensure we budgeted correctly & fully understood what was included in the fixed tender. There was some lack of clarity at this point that would later transpire to be the root of a few misunderstandings around what was included in the fixed price tender. BT were transparent up-front that extra costs would be identified & presented for approval during the build phase (& they were), so we worked hard with the project manager(s) preparing the tender to identify as many potential costs as we could in advance. It is this dialogue & history that was never communicated to our construction project manager. I suspect there was some salesmanship at this point to secure our commitment by being vague on some costing discussions until post-contractual construction was underway – we would have preferred a much more rigorous approach upfront.
Nevertheless, Ismael, our construction project manager, was fair, pro-active, communicative & competent in managing construction given the constraints above. With regards to the practical building work, the pace of demolition & ground preparation was exemplary. The construction of steels, floors, walls, ceilings & the ‘guts’ of the build are all very satisfactory (3 months post-completion). Some elements of ‘finishing’ could have been better however where we identified them, our project manager was committed to helping us get the best finish from the available builders to us at the time. As a last point, it seems the project manager had more projects going at the same time than was reasonable to manage. We were fortunate that Ismael was comms-focused & he regularly put in extra hours to make sure our lengthy correspondence was addressed.
It’s worth pointing out that any issues we faced may have been experienced with any D&B company, where project management is effectively outsourced. It was the best option for us given no prior experience with a renovation of this size. Overall, BT did very well at achieving the end design & construction goals, albeit at a cost driven largely driven by a project management service where we would expect more rigorous internal organisation at their end.
B. N.We have had such a delightful time since we talked on the phone at the beginning, throughout the design, the planning permission, the digging and the putting up of joists to the putting in of bi-folds, to the end. The whole process has been made easy by having the lovely Clara manage it, it has seemed seamless and stress free! Our builders were superb, their ethos was " if we wouldn't live with it, we wouldn't do it." So they have been perfectionists throughout and good company to boot! Yes it has been dusty, but you expect that, but the builders have been tidy, punctual and cleaning up as much as possible at the end of each day. I adore what they have done, absolutely no regrets at all!
G. S.We have just used Build Team for the Design Phase and found every step of the process to be efficient and professional. The drawings came back to us quickly and adjustments were made when requested. We had Stephen who was able to provide alternative suggestions which helped us to decide on what we really wanted. N. M.We commissioned Buildteam for the design phase of a side extension and found them very professional. They listen to your requirements and work with you to design the home you have envisioned. They provided a number of examples to allow you to piece together a solution that works for you. We will be using them for the build phase as we like that there are dedicated project managers and while they are not the cheapest, we feel confident that we have worked through things to prevent a long list of extras.
L. A.We decided to go with the Build Team following the easy to use online quote and an initial visit by one of their architects in which we felt confident with their design ideas. The design phase has been a smooth process fully including our own ideas with architect designs and couldn't have been more straightforward in terms of communication. We are looking forward to going into the build phase and seeing the plans come to life!

BuildTeam designed and built our side return extension over the winter of 2015. We moved out for 5 months and handed everything over. The project management by Ismael was first class and I received weekly updates on the build with photos. My opinion was sought every time there was a decision to make but I never had to deal with any difficult issues or problems.
I was told that there would be some minor movement after the build as the house settled and this has happened but at every stage BuildTeam have come back to patch cracks and make sure it still looks good a year on.
The build was well managed and organised, although it finished about 6 weeks later than quoted and was about 10% over budget. This was mostly due to the fact that our house had been poorly maintained previously and we needed help addressing some existing damp issues. (Which btw were expertly diagnosed and resolved by BuildTeam capping off a chimney. Plenty of others had failed to sort this out in the past).
My only complaint is that when they were running behind schedule the updates I got from the builders were overly optimistic. "It'll be finished next week" etc. it would have been much better for me if they had just said "we need another month".
Having said that, I would use Buildteam for future property development and have recommended them to a friend. If you can afford it then you will have a low stress build and no quibbles fixes for months after your build. Plus the finished result looks absolutely stunning.
D. D.I would highly recommend Build Team for people looking for a relatively simple, cost effective and efficient design and build process. We did quite a big project (side return and rear loft extension plus some internal work) and had a very good experience overall, especially knowing how wrong things can go when doing work to your home. You need to be aware that the service 'does what is says on the tin', i.e. you are not getting extensive architectural services, the kit is perfectly good but standard quality and add-ons don't come for free. Its how they keep the package prices reasonable so you also need to keep on top of the design and fit-out decisions if you have particular ideas in mind (we did). The construction work was of good quality and we had excellent on-site relationships with the contractor who accommodated our needs for energy efficiency and clean finishings. We always felt we could raise and resolve issues and credit BT for their overall customer service. Would use again next time.
J. L.Design Team were professional and informative right from the initial consultation through to helping us prepare our application for a loft and rear extension. David was constantly updating us on the progress and always had time to answer our questions. Pricing and leadtimes are all clearly relayed back to us before any decisions needed to be made. m. m.We have used Build team/Design team for the design stage of our rear/side return wrap-around ground floor extension to our Edwardian EOT property in Wandsworth. We had a pretty good idea of what we wanted from the start and we passed our own sketches to the designer who interpreted everything pretty accurately. Their comms and drive for planning permission worked well and we were pleased with the final plans, structural pack etc. We will now go out to tender for the build and we will include Build team in the invited tender list.

The lead designer David Abimbola was responsive and thoughtful when dealing with any requests made for inclusion into the design. M. W.We used Build Team to build our side return that was completed in July. The builders were fantastic. Extremely diligent and conscientious at every stage. Nicola the head builder did an excellent job of being aware of time lines and guiding us through decisions that need to be made, we had a couple of challenges as every project does and he was great at coming up with solutions to these issues with his team.
P. S.We didn't want to move house as we were happy with the location. Building the extension has solved the reason why we would have moved - lack of space!
I couldn't be more pleased with the work carried out by Build Team. From start to finish, Dan, Mark and the team ensured that we were kept informed of what was going to happen and when so I could organise my family around the works. We carried on living in the house whilst the works were going on. I would say Build Team made it as easy and hassle-free as humanly possible. I felt like they really put themselves in my shoes to suggest ideas and solutions that would work for our house and needs. The planning application also wasn't straight forward yet they succesfully took care of it all. Thankfully as I think doing it myself could have been somewhat stressful. The work was kept within the budget agreed at the start - no "extras" or nasty surprises appeared.
We're so pleased with our new extension and our dream open plan kitchen-family room. It's so light and spacious - such a contrast to the old dim, cramped space we had before. I feel like I can breathe now especially as we also have a full view of our garden now. Well worth the investment in my opinion. We're not planning to move obviously but if we did and we needed to extend, I would certainly call on Build Team again.

All of my ideas were listened to by the architect, with additional plans thrown in so all possibilities were considered. All emails have been responded to quickly and looking forward to entering the build phase in the next month.
Also recommend going to an open day at one of the existing builds, which helped visualise the final result.
