I. M.We used Victorian Lofts & Construction to provide a full loft conversion with rear dormer in our mid-terraced 1930s house in Waltham Forest.
Their initial quote was very competitive considering our house had a hipped roof and therefore required a 'hip to gable' conversion, with a decent sized bedroom and extra bathroom. We also used their recommended architect who was able to provide plans with structural calculations at a very competitive price. Victorian Lofts & Construction's quote included delivery and installation of steel beams, skip hire, scaffolding, building of the gable wall (with side window), external rendering, full width rear dormer, roof tiles, 2 roof windows, fitting of new stairs and stair furniture, doors, skirting/architraves, floorboards and plastering. Fixtures were not included but fitting was, this included bathroom furniture (3 piece suite + storage cupboard). Installation of radiators was included as well as plumbing and electrics. We decided to get our own decorators and tilers for the bathroom but this can be done by VL&C.
The main project manager (Genc) managed communications with Building Control and arranged the various inspections appropriately. He ensured there were no issues and getting the completion certificate was straightforward.
The speed of their work was impressive. The steel beams were delivered and installed by the end of the 1st day! Rear dormer was completed in a few days and new stairs were fitted in less than a day. Electricians, gas engineers, plasterers and carpentry teams arrived in a timely manner throughout the build.
Overall we were very happy with VL&C, the work was completed to a high standard in a very short period. They also took the hassle out of dealing with Building Control. Their communications were very good and informed us in advance when different trades people were going to arrive.

Communications between us and the main contractor, Genc were extremely easy. He was always on hand to answer any questions we had or to provide recommendations for decorators etc.
What we liked about VL&C was that they were able to manage the whole process of the build; from recommending their preferred architect, to leasing with building control and ensuring each stage of the build was completed in the quoted timeframe. VL&C took the hassle out of the build and delivered everything on time. VL&C’s price also included the cost of the scaffolding & skips so there were no delays in waiting for different firms to coordinate.
We are very happy with the work completed by VL&C and wouldn’t hesitate to recommend them to anyone considering getting a loft conversion.
