S. S.Stayed overnight here and on arrival our greeting was lovely, made to feel very welcome. We read the reviews before booking and everything met our expectations. This is a great find and for sure will stay again when down in these parts.
Even gave us a free breakfast box the next morning.

M. D.Some rooms are too small, but otherwise you can not ask for more from this little establishment on Bedford hill. The rooms are clean, nicely decorated, and well maintained. And they are very quiet despite the hotel location on a relatively busy road. The breakfast is nice and rich for a lodge. The staff is polite and helpful.
F.We stayed here on the 18th -19th November 2017 and it was a beautiful stay. The receptionists were nice and helpful, the gentle man on night duty organised a taxi for us the next day. The room is spacious , neat and well decorated. Breakfast was good and the ladies were nice expect for one old lady who made it obvious she got a problem with other skins, otherwise will definitely stay here again.

Be prepared to go up to the room through some stairs carrying your luggage.
Free breakfast doesn't have lots of options, but it's ok.
As a guest house, if you plan to arrive or leave during the night, let the host know.
It's not so close to the train/tube station, but you can walk or get a bus easily.
Don't forget to buy your Oyster card for zone 3.
W. G.One of the best places to stay in London, I had a wonderful time, and the staff couldn't be more friendly and helpful.
Only four stops between Balham and Victoria Railway Stations if you go by National Rail.
Good Internet and telephone service and costs were quite reasonable.
Also, the alternative taxi service was good and very well priced.

M. B.(Translated) Hotel comfortable and very courteous and polite managers. There is some variability in the shape and size of the rooms: there are large and others more narrow and uncomfortable (L-shaped that leaves the beds distant and makes it difficult to watch television).
The bathroom in my room was without heating, but in the room of other friends there was the radiator and it was very hot.
Abundant breakfast.

Hotel confortevole e gestori molto cortesi e gentili. C'è un po' di variabilità nella forma e nella dimensione delle stanze: ce ne sono di larghe e altre più strette e scomode ( forma a L che lascia distanti i letti e rende difficile vedere la televisione).
Il bagno nella mia camera era senza riscaldamento, ma nella camera di altri amici c'era il termosifone e era molto caldo.
Colazione abbondante.

P. P.(Translated) Tasteful, small hotel in a central but very good location. 10 minutes walk to the tube, from there 20 minutes to central London. Balham has its own authentic center without many tourists, with many good opportunities to go out for dinner or drink in the evening after sightseeing in London. The hotel itself is located in a beautiful old town villa next to a park. The street in front of it is heavily used for rush hour. Our room was tastefully decorated and went out the back. Disturbing was only, if in the evening other guests still loud on the courtyard talk. And breakfast could be a little less spartan. Otherwise, but for London a good insider tip, as good value for money in a good location.

Geschmackvolles, kleines Hotel in nicht zentraler aber sehr guter Lage. 10min Fußweg zur Tube, von da 20min in die Londoner Innenstadt. Balham hat ein eigenes authentisches Zentrum ohne viele Touristen, mit vielen guten Gelegenheiten, abends nach dem London-Sightseeing noch was zu Essen oder zu Trinken. Das Hotel selbst ist in einer schönen alten Stadtvilla an einem Park gelegen. Die Straße davor ist zur Rush Hour stark befahren. Unser Zimmer war geschmackvoll eingerichtet und ging nach hinten raus. Störend war nur, wenn sich abends andere Gäste noch laut auf dem Innenhof unterhalten haben. Und das Frühstück könnte etwas weniger spartanisch sein. Ansonsten aber für London ein guter Geheimtipp, da gutes Preis/Leistungsverhältnis bei guter Lage.
