The sale of our beautiful 17th century home, in the 'classic' English village of Ickwell, Bedfordshire, proved to be exceptionally challenging. The "challenge" was caused by a very intricate issue over the freehold. When Michael Graham took over the marketing and sale of Shyre Cottage, 3 other local agents had already failed, so there was a considerable back-story to be overcome. The emphasis for this reference, therefore, is more about an individual - Rob Fitzjohn - than a company. It was Rob who took over the responsibility for the sale of the property. From day one he addressed the 'technical' issues of what had to be done, but also, the many personal elements of the sale of our home of 41 years. Of these there were many. The sale took TWO years, the extended delay being purely caused by the freehold 'issue'. Throughout this extremely stressful period, Rob remained positive, supportive, innovative and highly professional. At times, the back-up office team, were a little confused when making appointments, but this was soon addressed and corrected by Rob, and all was well. Having secured a purchaser, and after a wait of 12 months, the purchaser withdrew - 2 weeks before Christmas! Undismayed (well at least he didn't show it!) Rob immediately took action, securing a full-page posting in Country Life, additional marketing, three days of concentrated viewings, and a 'deadline' bidding programme. This actually secured us a better result than that of the lost sale! The phrase 'Estate Agent' means many things to many people, and usually, the connotation is not positive! Rob Fitzjohn is the epitome of professionalism, commitment, and client dedication and support, and he demands that the rest of the Michael Graham team constantly seek to achieve those same qualities. If you are a potential client, I unequivocally recommend Rob and the MG team to you.

Michael Graham has, as a company, been an extremely good choice of Management Company for our rental property. Living out of the country means that we unable to keep an eye on the property regularly ourselves, so we rely on the services of the Management Company, who have always been very professional and efficient. I can't recommend Michael Graham highly enough. Richard, the director, did a thorough appraisal of my father's house which was fairly unique having been built in 1960. His methodology and rationale for estimating the value was very sound and his overall market knowledge was impressive too. We recently used the services of Bedford’s Michael Graham estate agency for both our sale as well as the purchase of our new house. We had initially met Rob Fitzjohn through viewing a prospective property with Michael Graham, and we were so impressed with Rob’s first impression that we invited him to value our own house the following day and registered with him to manage our sale straight away. He was professional and enthusiastic from day one with very high standards and was extremely approachable. Once both the sale and purchase had been accepted and confirmed in May, we were hoping for a completion date during August due to the upcoming arrival of our third child who was due to arrive in early September. It was important to us to try to move home and be settled in before the new addition to our family arrived. Rob worked tirelessly on our behalf with the rest of the chain to provide us with the best possible chance for the completion date we were hoping for. There were a few delays further along the chain but Rob helped us to work through all of the challenges, which we couldn’t have achieved so quickly without this support from him. I was almost 34 weeks pregnant the day we finally exchanged contracts, with a confirmed moving date for the following week - however that evening to our horror my waters broke and our third child had decided to make a very early appearance, over 6 weeks premature! The next 7 days (leading up to our completion date) was a blur to me – recovering on the maternity ward with a premature new baby taken away from me on the neonatal intensive care unit, while my husband was doing his best to prepare for an imminent house move without me, and with 2 other children to care for. Rob and the team at Michael Graham were amazingly supportive, we cannot thank them enough for their support through what became a very difficult time for our family. Throughout the whole process of both our sale and purchase, Rob has provided exceptionally outstanding service and has proven himself to be experienced and trustworthy. He is a superb salesman with great negotiation and communication skills, and he worked tirelessly for us to ensure the completion of both deals. He listened to our queries and worked hard to resolve them, keeping us well informed at every stage and nothing was ever too much trouble for him. Earlier this year we were lucky to buy a super property through Michael Graham. This meant selling our existing house as quickly as possible. We were outside of the Bedford area so did not think that MG could help us. We used a national chain and were extremely disappointed with the performance. There seemed to be no progress whatsoever and we were becoming frustrated. On speaking to James Berry during a visit to our new house, he informed me that they covered a very wide area, so I decided to give them a try. We had been on the market for over 3 months at this point. The next week, James appraised the property, concurring with the existing valuation, we were on the market a week or so later. 2 weeks after that, I challenged James to sell the house that weekend..... he did! He skillfully negotiated with 2 interested parties and secured a sale at just under asking price. James was fantastic with viewers and clearly knows what he is doing. From talking to other people, this seems to be the culture for the organisation as a whole. We came to Michael Graham Bedford Branch on the first occasion through recommendation and also their reputation for repeated success in selling North Beds village properties, as we were selling in Riseley. We were not disappointed as we found the whole team and service extremely professional, amenable and efficient and were delighted to work with them to secure and complete on the sale of 2 separate properties. A different experience to previous Estate agents we used, as Michael Graham approach the sale in a different manner. The team all arrived in convoy, a description writer, photographer and other members of the sales team. All of the team were experienced, and anyone contacting the office would now speak to someone who had seen the property first hand. The quality of the photography, and the equipment used produced noticeably better, more eye catching images. Obviously the higher level of service and exposure comes at a cost, but particularly for the property we were marketing, the greater exposure and the above meant things ended well for us, despite a complicated sale.

Very mixed feelings. They sold the house and Angie Conlan was very efficient with communication but on the other hand the manager Mark Williams was very disappointing. At the initial mmeting he promised to bring his sales staff to my home so they were familiar with it. That did not happen despite three reminders. I gave him a key for viewings and told him I would be abroad. Sales staff were not aware of either. The sale could easily have been lost through this incompetence.
