Not being local to the area we asked 3 agents to view the house and provide a guide price. We chose Orchards as they understood our position and were by far the most professional. When it finally came to listing the house for sale, Emma sold it for us in one day. She understood we were new to the process and kept us informed throughout, advising us how to proceed and what was/wasn’t acceptable requests from the buyer. Having invited a number of agents to assess our property we chose Orchards because they suggested an asking price that reflected our own thoughts and most importantly Julian followed up his visit with confirmation of details which were correct in all detail. Photographs and video (including drone footage) showing our property were also excellent and were particularly important for buyers in the midst of the Coronavirus pandemic. Sold my house via Orchards and they where great. Had lots of communication, and whilst we a lot if interest very quickly, Harry was very good in particular at keeping track of the offers received and all the buyers positions. Once the sale was agreed the process was going very well until we struggled to get the whole chain to agree to a completion date which was a bit frustrating but again the communication from everyone at Orchards was great and we felt they where always fighting in our corner. Throwing CV-19 into the mix too made it more complicated however the team were always available, willing to give time for reassurances and to answer questions. When renting a property, Orchards were quick to get things organised and in place for my move in date. I was provided with a well-detailed inventory and current state on property, pictures included etc. Some minor issues such as phoning to let me know a radiator was coming for the living room, but it never arrived. Also my landlord was told in error that I wanted to extend my lease for an additional 6 months when this was not the case. Quite excessive on some deductions from my deposit in my opinion but this was negotiated and all was well on departure. Satisfactory rating.

I have been speaking to Orchards thought out whilst looking for a one bedroom house/apartment. Emily Harris has been meeting me at the the property viewings, communicating with landlord where necessary and keeping me updating with emails and text messages with any progress. So has been easy process for me. :))

Management are great at this estate agent and following their valuation we were happy to list our property with them. However a few avoidable issues did leave a bitter taste once the sale was completed. Work was identified as being required for the sale which was not an issue, however due to misinformation unnecessary trips to the property were required to fix a very simple issue resulting in two 130 miles round trips. The final issue was the date of the sale where they had handed over keys to the buyer before we, the seller were notified that the sale had completed, resulting in us visiting the property when the new owners had taken possession, causing a great deal of embarrassment, confusion and distress for both parties.
