We recently sold my late father's house with Cairns & Co. and was very impressed with their service throughout the process. We had considered selling it with a different, bigger company and an estate agent had already been around to value the house but thought that we might let Cairns & Co. a chance as well. The former estate agent who we had considered charged a percentage of the sale price which was 1.5% as opposed to Cairns who have a set price of £950 (at time of writing). This price included the compulsory energy efficiency survey which costs £60 which the other company did not include in their 1.5%. We contacted Cairns & Co. and Peter was around within the hour to see us at the house. He was very friendly and knowledgeable and gave us a price similar to the first estate agent. Both of them said that they would put it on at a slightly lower price than what they expected it would go for to stir up interest. We deliberated extensively about which estate agent to use. A point that friends brought up was that if an agent is charging a percentage commission then they might have a greater incentive to get more money and also the bigger company had more offices but Cairns & Co only had a small number of properties on the market so they would have a similar agent to property ratio for showing the properties. We liked the idea of using a smaller, local company and eventually decided on Cairns. We knew that there were a few cosmetic painting jobs that needed done before the house could be photographed and Peter at Cairns had a painter around the next day to sort it out. The front window sills and an interior wall were painted and the photographer arrived the next day. He took lots of great pictures which were used to construct a brochure for the house. We discussed everything from which pictures to use, wording and layouts and within a few days the house was put on the market on various websites including Property News and Property Pal. Within hours of going online the agents had their first viewings. As we do not live in the area I had handed over the keys of the house to Peter and his colleagues so that they should show around prospective buyers. There proved to be several buyers interested and within a fortnight a price was settled at. As they had speculated the selling price was more that the original asking price, £20,000 more in our case. They then dealt with the solicitors to finalise the sale and within a few weeks we completed the deal. Everything had gone very smoothly and we had saved £2,275 in estate fees going with Cairns & Co. rather than the other company. In summary I would strongly recommend Cairns and Co. if you are considering selling your house in Belfast and wish them all the best for the future.
