Matthew James Property Services sold my flat for me within 3 days of posting on Rightmove. It was sold 3 days before Christmas and at the asking price. They are an extremely professional company with genuine credentials and all with very good knowledge of the market place and a sincere and genuine understanding of the needs of their clients, with a good dose of humour and reality added for good measure. I would not hesitate to recommend Matt to anyone looking to sell a good property. After a particularly friendly and down to earth initial conversation on the phone, he arrived the next day with a packet of chocolate biscuits which we had joked about in our conversation. The whole experience from beginning to end was extremely pleasant - not like anything I had experienced before from other estate agents.

Our whole experience with the company from start to finish was amazing. Update: After I wrote this review, we were assigned a new agent, who has been fantastic. He solved all the issues I previously stated in the review and has increased the quality of the customer service. He constantly checks whether everything in the house is alright. I can say that at this point we are happy with the services we are provided with. We have been renting one of the Matthew James Property Services houses in Coventry since September. The whole process of renting the house was long and we were waiting for ages for Steve to answer our emails. I can understand the delays though as it was during the first lockdown and they were getting used to the situation. However, since we moved in we have been having many issues in the house and Steve has been ignoring most of our messages stating the problems. Some of the issues could have been resolved before we moved such as the broken window in the toilet (which they promised, in September, they would), broken door, the hobs that were not working properly and the washing machine that was filling up with water every time we were using the sink. We had to wait for almost a month to get the hobs and the washing machine repaired, still waiting for the window and the door though. And that's not all, we have been having a huge problem with the tubes as they make an awful noise every time someone flushes the toilet or uses any of the sinks, or starts the washing machine and it disturbs us at night. I have sent Steve a message and video showing how noisy and unbearable it is but he ignored my message again and again. Unfortunately, we were not able to view the house before moving in because of the pandemic and we only saw the house on video. They did not tell us about all the problems there are in the house. Overall, the house is great and it would be a great place to live in if there weren't all the issues but Steve's unprofessional work ethics are making our experience terrible as we are forced to live with all the problems that were not taken care of before moving in. The lack of response is highly disappointing. I have tried to call them on their main phone number, so I wouldn't have to deal with Steve, but they keep asking for our details telling they would call later but they never do.

Matt and Steve and their staff have been really helpful and friendly from day one since we first joined them a few years ago. They had always found tenants quickly for us and the whole process was always hassle free. We have now also sold our house through them at the same time while the current tenant was still in the tenancy agreement (which was agreed first hand with the buyer) therefore we were still receiving our rent money while the selling process was happening which was very convenient for us. As foreign students in the UK who were looking to find an affordable and habitable property in Coventry and a reliable letting agent who would also protect our interests as tenants, a friend and I entered Matthew James' agency a little over a year ago at the end of our ropes to find a home suitable for three from January-August, without having to put up with the unfair fees that many other agents charge for finding, viewing and securing a property in the first place or having to pay the full year's rent in advance. After having met countless agents in one day, we sat down with Matt himself, and unlike many before him he simply listened to what we were looking for without bringing up any of the usual "rip-off fees" (such as the now forbidden rent guarantor fees etc.) or the "upfront payment of the full rent"-story we had heard a lot. He quickly arranged a viewing of a property for us that met our needs and with the further help of Steve we found ourselves a nice and suitable home for a price well within our budget. During our stay, the agency was very helpful whenever something was missing/broken/... in the house and while Steve was always available to help us, we were never charged extra for their services. My housemates and I have nothing but praise for this wonderful team and I highly recommend this agency for their no-nonsense, customer-oriented, and friendly attittude!

The letting agent was fantastic, he showed us a couple places online and we choose the place we would like to view. Friendly service when first going to see the agents myself. My partner did most of the meetings as I have to work a lot. Told move in date which was brilliant but then it got pushed back a week then another week then again... When finally moving in there were problems with the flat we were in that wasn't even stated on the inventory. Crack in the bath and also marks on the kitchen floor and a disgusting cooker top. Unfortunately because of circumstances we had to cancel our letting earlier than we anticipated which we were happy with how it was dealt with by the agency but now these problems that were already there are being put onto us and we have to pay for it all out of the bond and deposit we put down for the flat. I've not been called once about this and I was second on the tenancy. What a joke!!!
