Time with Cullen Property was decent and no real issues, when called to fixes came quite quickly. Reason for not 5 stars was due to window handles not being fixed even after being notified, damp and mould build up in bathroom unavoidable due to style of bathroom being directed at us, lack of thorough inspections and taking longer than necessary while leaving.

As a landlord I have found Cullen Property exceptional. I contacted Cullen as part of my research to expand into the Edinburgh BTL market. From the first telephone call (one hour!) with the managing Director, Steve Coyle, I felt this company would be the right one to look after my property. An added bonus is that Cullen can source, view, and give feedback on potential BTL properties to purchase. Once my property purchase was nearing completion I was allocated a dedicated Cullen team to manage it. So from Day 1, Gary picked up the keys from the solicitors and ensured the property would be prepared and readied for renting. Elaine marketed, vetted and placed tenants. Anne oversaw all account related business. I did nothing, except act on progress emails sent to me from the team. To me, Cullen Property: - -Have a lot of BTL knowhow and their pulse on the local market. -Are original and innovative. -Are a dedicated team, straightforward and easy going, who manage my property. -Provide an all-inclusive hand-hold through the whole process. -Get the job done. I’ve now purchased a second property in Edinburgh. This property has been let as an HMO, which I’d normally avoid, but I’d experienced how Cullen works and I knew they managed a massive portfolio of HMO’s, so decided to give it a go. I’m glad I did. Cullen’s costs are average for letting and managing HMO’s in Edinburgh, but it is their quality of service that is important. Cullen Property exceeded my expectations.

Cullen have been our letting agent nearly 20 years now. I am not normally one to write reviews good or bad but the help we got from Cullen a week or so deserves to be reported. We decided a short while ago to remortgage our rental property in Edinburgh to create a deposit for our son to buy a flat. Everything was preceding on schedule when suddenly the mortgage provider froze the funds because our HMO licence was due for renewal at the end of March. We explained that Cullen had already applied and paid for our licence renewal but that it takes sometime for the approval documentation to come through - but our word was not good enough. In a bit of a panic I contacted Anne at Cullen. Over the course of three days she wrote to the mortgage providers confirm our situation was normal and not a problem - that didn't work, offered to ring them repeatedly found Edinburgh Council on our behalf with no joy and finally used her knowledge of the people in the council to get them to write 2 letters explaining all was well with our licence. Problem solved. Well done Anne and Cullen for going more than the extra mile.

I would like to add more to it now that I am sadly no longer a tenant with Cullen Property. The check out with Dean was a smooth and efficient process and he was really considerate in giving us the opportunity to further clean things on the spot if he felt it was required. The amount of information we were given prior to check out in terms of what was required of us was very useful and Dean provided many contacts for us if we required professional cleaners or other facilities. He's very genuine and will tell you things as they are, whereas in previous experience with other agencies that's not been the case. We really appreciated Cullen Property allowing us the opportunity to chose a time and date before our lease ended for the check out - it was really useful as all five of us tenants are in full-time work, so we could chose something to suit us. If I could rent with Cullen Property again I would jump at the chance. I've been renting in Edinburgh for over four years and they are by far the best letting agency I've dealt with. I moved into a flat managed by Cullen in March 2019 and moved out in July 2020. I've been happy with the service provided throughout. The application and check-in process were smooth and although I did find issues with the flat after moving in, the property manager Martyna was excellent in having these all fixed and resolved quickly. Subsequent repairs during the tenancy were also dealt with extremely promptly, including a completely new floor in the kitchen. The process of giving notice and vacating the flat was also smooth and friendly. The contract manager, Ashleigh, even did her best to find a new tenant quickly so that I could be released early. Deposit returned in full. I'd have no hesitation in recommending Cullen if you are looking to rent in Edinburgh.

Romana and Mark were exceptional. Throughout the tenancy application process, they were quite helpful. Everything was in order.

I’ve had a residential property business for a good thirty odd years now, latterly solely with Cullen Property. I’ve finally retired and sold all five of the properties looked after by their team for nineteen years. I’ve been incredibly impressed by Cullen Property throughout that time both in sourcing properties, finding good tenants and even buyers for me. They did all this without me even seeing any of the properties I bought, such was the calm and professional impact they made on me at my initial meeting with founder Malcolm Warrack in Edinburgh all those years ago. They do absolutely everything you ask, competently and promptly and go the extra mile cheerfully. In my case that even included arguing an inconvenient mortgage valuation, and getting it changed in my favour. That one cost me a load of expensive chocolates! In summation, I’ve had a dozen or so property agents over the years and Cullen Property are head and shoulders above the rest. I have no hesitation in recommending them to landlords and tenants.

They have always been incredibly helpful win the very few issues we've had with the flat. I think it's also great how they assign one property manager, who you can build a positive relationship with and Dean has always been excellent with us. I think the bottom line is that Cullen always make you feel like they are trying to equally serve he rights of their tenants and their landlords. Reporting maintenance issues is quick and simple via an online reporting system, and these issues have always been dealt with very quickly and properly (no bodge jobs!). They also give emergency contractor numbers so you're never stuck. The property I rent has been really well maintained and was very clean when I moved in. I recently moved from a flat I was renting through Cullen property, and even though my rental agreement was for 12 months they were incredibly swift and responsive in helping me end my contract 6 months ahead of schedule. The flat was incredibly lovely, and was obviously kept very clean and tended to throughout various tenancies. As far as rental agencies go, they are good in ensuring both they as the property manager and you as the tenant are well-informed and clear on conditions of contract. Of the staff that I interacted with, Vicky McLean was - not only the most kind and patient Cullen member (which is actually really helpful when you are an expat such as myself) - but also quick to respond and made the check-in/check-out process super easy and transparent. I've given 4/5 as there were a few emails I sent that went unanswered, but all-in-all I would recommend Cullen Property as a rental agency.

My wife inherited a small flat in Edinburgh in 2003. We live on the South coast of the UK, so needed a property management company that could do everything needful, including a necessary initial refurbishing and redecoration. After some research, appointed Cullen and made one trip up to meet Malcolm and discuss what was required, and that was it. Cullen took over from then on. The flat has now - after 15 years of full tenancy - been sold, and Cullen were pro-active and totally professional in helping make the process smooth and stress free. Excellent and well priced service: fast responses, clear accounting and always available with logical, sound advice. No reservations: use these people.

We are renting a flat in Edinburgh from Cullen. The flat is lovely now, however when we were ready to more in some of the maintenance issues highlighted at the key hand-over were not completed. The initial process of signing the lease and other bits and bobs was a little impersonal however as we have developed a relationship with the company they have been very helpful. Further maintenance issues we have had have been sorted out very quickly! Overall the service has been prompt, the flat is definitely up to standards and we hope to continue with the good professional relationship we have with Cullen currently. We’ve stayed in the same flat for two years and found Cullen to be very reasonable and reachable. Our only issue would be that a maintenance request (broken bathroom fan) took some chasing up and was at least four months from the initial email/form before it got sorted. Other than that our stay has been good and the checkout went really well, was done quickly and they clearly took into account general wear and tear. Mandy was very friendly and helpful – she even stayed a while longer and waited for us to return when a rogue Etsy order finally appeared in the post!

Last year she rented through Complete solutions who were a total nightmare from start to finish any issues with the flat (ie no heating right through the middle of winter in Scotland!!) they would only deal with via emails! Overall I found Cullen to be a good letting agency for the duration of my year with them. In general they were fairly quick to reply to any concerns, helpful when in need of assistance and generally good with the whole student tenant process. I would say I only feel let down by a couple of things. a) Not everyone at Cullen was on the same page with regards to move in dates and whether we could bring our luggage into the flat before officially moving in. Noting this is different to unpacking the luggage, the difficulty for me was that I did not want to pay multiple times for a taxi back and forth to the property to firstly check in and then return to my hotel to grab my luggage, when I felt that both checking in and placing luggage in the apartment could be done at the same time. Thankfully, someone from Cullen realised the point I was trying to raise and allowed this to happen. b) Maintenance occasionally took a long time to resolve, case in point being my bedroom window blinds which took in excess of 2 months to resolve, and even then the solution was temporary. I am not entirely convinced this was Cullen's fault, as I do believe the contractor they were in discussion with was more to blame but nonetheless having a blind stuck shut meant no natural light but more importantly if I wished to be in my room to study I was having to spend more money (albeit a small amount) on electricity to be able to see.

To be honest starting off trying to get a property at Cullen proved very difficult as to the amount of times we were told different stories to view a flat but that aside once moving in Dean had very quickly turned around any negative thoughts we thought we may have had with the company. Cullen Properties are a professional and organised company that dealt with all issues with consideration and patience. Despite being clueless students moving into our first privately rented flat they treated us with respect and I felt very satisfied with their services. I rented from Cullen in my second year and this seemed the perfect time to go through an estate agent. They are very formal and organised - everything is in writing and you know exactly where you stand with them. I would recommend using an estate agent for students who are straight out of halls as it is a suitable 'go between'. Cullen's perfect attention to detail can however also have its downfalls. When it came to the end of our tenancy Cullen were, in my opinion, too thorough with the inspection of the flat. They noted down every sign of dust, mark or scrape as well as charging over the odds for lightbulbs to be changed. As a result of this, we accumulated a very large deduction of our deposit due to this issues. Although having thoroughly cleaned the flat, they picked up a number of issues which I feel were not in a suitable state when we first moved in. Issues such as being charged for cleaning the outsides of the windows seem unreasonable when the windows were dirty when we moved in. Our property manager, Dean Archbold, was vey good at replying immediately to any issues we had and made himself very approachable. He even went as far as to help us deal with problems ourselves to save professionals being called out and causing call out fees (such as alarms.) They quickly replaced unusable items and were reasonable when addressed with problems, always putting our needs first. To conclude, although overall impressed with Cullen's attention to detail and very efficient responses I was disappointed after the end of our tenancy. They have very high expectations which result in a very low chance of getting your deposit returned. Wouldn't recommend for those who have experience in renting as they could still end up charging you unnecessarily.

I recently had a tenancy with Cullen property. They were very easy to contact and the flat itself was fantastic. Maintenance work usually took a medium length of time to complete but often required a number of communication attempts. This improved dramatically when we got a new property manager (Vicky = very nice and helpful!) I was very happy with my tenancy and the flat in general but was told I would be charged approx £45 (which is per tenant) to obtain a reference for my next landlord when I moved out. Thankfully, my next landlord was able to work around and use my old tenancy references. £45 per tenant is an extortionate price and completely unreasonable for a reference only. As a result, I would recommend Cullen to a friend but would warn them regarding this fee.

No problems with the lease signing and deposits etc (in fact, we had actually accidentally paid too much for the first month and they emailed to let us know and transferred us the money back that day - most other companies would charge a fee for our stupidity!). They have been very accommodating with times and dates which suit us. The agency operate 'check in appointments' which are very helpful as you walk round the property with an agent to ensure any faults are listed on the inventory and you're happy with the place. Our property manager Dean Archbold was absolutely lovely and just so helpful. It's great to have a clear POC throughout a tenancy. My flatmates and I were renting flats from Cullen Property for 5 years and we were quite satisfied with their attitude towards us. In fact, when we decided to rent a property again back in 2011, knowing it was a property managed by them played a large part in our decision to rent the flat. Any maintenance issues we've had were quickly addressed and at no expense to us (we contacted them as soon as an issue arose). Every time we called (and we did on many an occasion) them they replied with a friendly and polite tone. At our checkout, as there was no damage to the flat (carpet stains, damaged walls, etc), so only general cleaning was required. We called the cleaner service they suggested, and while there where some minor cleaning issues, the agent from Cullen marked them as the cleaners not doing a thorough job and thus not our (the tenants') fault, returning our deposit in full. I would (and already have in many cases) recommend them. If there are any issues with the flat not noted during the check-in, let them know as soon as they're found, otherwise they can only assume it was you who did the damage, as would anyone else in their place. Being honest with them (and careful with the property) will go a long way toward having a great relationship with them. Their terms regarding the checkout are stated in the contract, so if you disagree, then say so. However, they cannot be faulted for wanting to protect their investments and having them back up to standards as soon as possible.

Over a period of six years between 2008 and 2014 we employed Cullen Property on a full management basis in order to rent our flat in Edinburgh. Simultaneously we were also employing other agents elsewhere. In this way we were able to form a view of Cullen's performance both singly and in comparison to others. Both Lets managed by Cullen were successful. They went as smoothly as any Let can reasonably be expected to go and certainly a great deal smoother than others we have experienced. This showed Cullen's vetting of Tenants to be efficient and thorough. Inevitably things cropped up and when they did Cullen always showed themselves to be easy to communicate with, responsive and competent in dealing with whatever the problem was. This was due in part to the technical competence of the individual property managers but was also due to the strong management within Cullen's organisation which backed them up. In the normal course of events Cullen did not have to be told what to do, they just got on with it. On the few occasions when discussion was necessary they did exactly what it had been agreed promptly and efficiently. On the one occasion when a matter arose which was outwith the normal range of Letting Agents' duties they responded immediately and intelligently. At the end of each Let the property was handed back as it it had been handed over, clean and in good order. Residual matters to do with Utility Bills and Council tax were never an issue. The Property Management world can be a jungle. There are people in it who simply do not know what they doing . No criticism of that kind can be levelled at Cullen. They are serious people who take a deserved professional pride in what they do. As a result I had a load taken off my mind and was able to develop a good working relationship with them. Consequently if ever we need to rent property in Edinburgh again we would have no hesitation in going back to them or in recommending them to others. They are undoubtedly the best Letting Agents we have dealt with and the fees they charge are well earned in the light of the quality of the service they provide.

I have nothing but positive things to say about Cullen Property (CP) as my experience with their service has been first-class. I was already in Australia when CP became my agent through a friend’s recommendation, as my private tenant moved out while I was down-under and so CP handled everything for me while I was out of the country giving me great peace of mind as it was truly seamless. Initially they organised the relevant (and very reasonable) tradespeople to bring my property up to their recommended standard to attract quality tenants, which included new carpets and fresh paint, the cost of which was taken from my first rental incomes so I didn’t have to outlay any funds directly. The property was filled quickly and CP kept me informed with relevant info regarding how my new tenants were settling in. The team at CP are extremely professional and friendly and I like that I hear from different CP staff regarding different issues to do with my property as I know I’m always dealing with the expert in their field, that said I know I can always contact Steve with any general enquiries and he will action it himself or redirect my question to his respective colleague. The team are also very proactive at resolving issues or highlighting cost savings, I’ve had recommendations on changing my boiler contract and contents insurance over the last four years I've been with CP, which have both saved me money through taking on the recommendations. I also received sound advice from CP at the time when the contract for my Factor Management company went out to tender which meant I was fully informed to be able to vote for the best option on the new factoring agent, again which has delivered savings for me as well as an improved factoring service. My tenants have changed once in the time I’ve been with CP and I’m delighted to say there was no impact to me as the property was filled immediately and the new tenants moved in as the previous pair moved out, which is the ultimate service you want from your property agent. At the same time CP have managed to increase the rental income but not their management fee so again I am enjoying the benefit of a bit more in my own pocket. I cannot recommend Cullen Property highly enough.
