Factotum is a very competent and supporting agency. In the advance of our semester abroad they helped us a lot to find a suitable apartment. The service during our stay has also been excellent. There were some tiny problems with he apartment throughout the time, however Factotum replied asap and help was organized as well. Overall, the apartment was clean, nice and cozy. If you plan to stay in Edinburgh for a while, I definitely recommend you to stay wit Factotum.

Factotum have been our letting Agents for nearly 20 years.They have done a fantastic job in this time, finding good tenants, managing the property and any issues that can arise and keeping both tenants and us as owners very happy. The business is staffed by a great Team of professional, hard working and efficient people. Their communication systems are first class at all times.Transfer of payments from the tenant are handled quickly and accurately. We highly recommend their services and professionalism to any potential landlord or tenant.

We first became familiar with Factotum in early 2021 when we booked a one month stay in Edinburgh for my PhD. Unfortunately, due to the COVID pandemic, that initial booking and a second booking, had to be cancelled. Factotum and their staff were tremendously accommodating throughout. As restrictions finally started to ease and the new semester approached. Factotum worked with us to secure a property that would work for us. We moved in on September 1, 2020. The friendly staff helped us throughout our journey, immigrating to the U.K. Our timings were not the timings allowed by the government and regulation, so our initial stay of a few months, turned into an extended stay of 9 months until we were able to secure a permanent home. Agne, Olivia, Lora and the rest of the team were amazing! I can highly recommend Factotum for letting in Edinburgh.

Having rented with Factotum both short and long term I can confidently say they are my favourite letting agent I’ve dealt with. All flats I viewed and/ or rented were immaculate. We booked a stunning property on Great King Street (2149) for five months over autumn and Christmas with Factotum. Would highly recommend for anyone who loves unique properties with character and historic charm. The most modern element of the apartment was the stunningly appointed bathroom with rain shower and beautiful (and separate) claw foot bathtub. The wood-panelled living room is incredibly atmospheric and will make you feel like a Jacobean Laird when swilling drams next the the enormous open fireplace. Factotum were kind and responsive throughout - we're already booking in our next stint in Edinburgh with them.

I was looking for a short term let in Edinburgh. Factotum had a good range of options. When none of my choices was available, the staff at Factotum went out of their way to identify a property that met my needs. Service throughout was professional and friendly. When I had a couple of snags they were responsive and always followed up to make sure issues were resolved - even staying late in the office on one occasion to make sure everything was OK.

I previously rented a flat managed by Factotum, and feel this review is definitely a little over-due! The flat itself was in the centre of town, in a very desirable location, and at a very reasonable price too. The flat itself was quirky but lovely, and when problems arose, such as damp in the flat, or keys for the new entrance gate, our letting agent did not hesitate to get it sorted as soon as possible. I have read mixed reviews about the company, and was slightly dubious about renting, but had nothing but first-class service before, during and after my tennancy. Stacey was in charge of our property and went above and beyond her duties to make sure we had the best tennancy experience possible. She is incredibly efficient and hard-working and resolves to get problems fixed as soon as possible. I feel that with many letting companies, it depends on who manages your flat, and we struck lucky with Factotum. I would not hesitate to rent from them again!

Mixed results at the moment but not really impressed. I've now moved in to a flat I was shown when I initially walked in, to the agents credit, the day it was advertised - the result has been great, but it's been despite the lack of effort on the part of the agent. Every aspect of the process needed to be initiated by me, even signing the lease, paying a deposit, etc. No agent was even present when I asked to view the flat - they sent me here and didn't even bother to tell me it would be the landlord showing me around. Fortunately for me, I live above my landlord, who I've now met a handful of times and actually had helpful and delightful conversations with. I'm not going to leave a horrible rating but - at some point you have to wonder, how useful are letting agents like this?

We rented out our flat for a year through Factotum from August 2015, having used another very prominent agent for many years previously. The service has been very professional and prompt throughout, and the flat was let out for more or less the whole period. They were always very responsive and always "went the extra mile". I would unhesitatingly recommend Factotum and I will be using them again at some stage.

I used the services of Factotum during 3 months in a temporary stay in Edinburgh as a tenant. They were very profesionals. They help me inmediatly when I had any problem with the house. I am not British, so I was worried about what I was going to find when I arrived the letting appartment, but I can honestly say that what you see in their web site is what you get! the house was impressive, new and comfortable. Dave Quinell was very kind every time I talked to him and I had no problem at all with payments or deposit refund.
