I have been renting my property through The Flat Company now for many years. Yes, there have been ups and downs but never with the management team looking after the property. Covid meant the flat was empty for several more months that I had budgeted for but The Flat Company did all they could to let it as soon as there was a possibility. Lowering the rent of course ensued but I have confidence we will hopefully soon make up for the unlet time and the lower income. Lauren Mill in particular has been very involved with my property for several years and her attention to detail and service is exemplary. She is a star.

Matthew helped us putting our flat on the market taking care of all the aspects of the letting, from market research on similar flats prices in the area to the ad pictures or advice on furniture, without mentioning choosong the tenant and checking their references and suitability. Matt was extremely available, quick and responsive at any stage and advised us for the best. We were extremely satisfied and chuffed to see TFC's promise about estimated rent price was kept and the deadline for finding a tenant was met well in advance to what agreed. Had a good experience on the whole renting from The Flat Company. We received regular communication from Lauren who was always professional and responded quickly to any queries we had. My only criticism was that we called the emergency contact number at one stage having locked ourselves out of the property and did not receive a response. It turned out that we had coincidentally left a set of keys in the car, so we managed to get in, however, a courtesy follow up call would have been nice.

Pinstripe Inventories was their third party inspector for check-in and check-out and provided thorough inventories for the tenants peace of mind. Had a fantastic experience with the flat company. Moving in was pain free (the place was spotlessly clean) and the inventory was very detailed, which was reassuring. We had no problems during our tenancy and when we moved out Megan explained everything very clearly and helped us every step of the way. We only had one very small charge taken out of our deposit which was for a valid reason. Overall couldn’t recommend them more.

Our experience with The Flat Company was great. Any time there was an issue with maintenance, our issue was resolved promptly, for example, the first night my bed broke and 48hours later i had a new bed, no questions asked, the same with mirror. Sidonie was our initial agent and was very helpful with explaining our lease etc, then we had Jessica Jamieson who was lovely. Any questions i had about anything she was more than happy to help any way she could. Very professional, helpful and personable, too. The only slight issue we had was when contractors were contacting us to book appointments without us hearing from TFC to alert us that we would be contacted by contractors. However, when i called TFC they explained everything and it was fine. We also managed to get our full deposit back which we were very grateful for. If i am going to rent through an agency again i will definitely be going through The Flat Company :)

We've had nothing but positive experiences with the Flat Company, as tenants in a lovely flat. We had a tricky situation getting into the flat to start off with, due to the fact that I had rented privately before, but spent 2 years back-packing and my husband is from Australia so had no references over here that they could accept (fair enough). We were both temping at the time as we had been in Edinburgh only for a couple of months, so didn't have the right amounts of income to guarantee it. The Flat Company helped us out with working out an increased deposit and guarantors from my parents (retired, which made it more tricky!). They set up all the relevant details for our council tax, electric and gas so we didn't have to contact the council or the energy companies at all. If we've ever had any issues in the flat since then, they've sorted it or sent out the works request within 24 hours of us asking. Thorough inspections and all round nice people to deal with. Our agent is Ryan Wallace who is extremely efficient and responds to emails within the same working day. Regular PAT testing, smoke alarm testing and usually 7-10 days notice before performing an inspection. Maybe this review might change when we eventually come to move out with getting deposits back, who knows about future...however up to now we've had not once had any issues. They have been significantly better and more pleasant to deal with than some of the other horror stories I've heard about other letting agencies in Edinburgh. Happy tenants!

Very efficient and quick when a fault reported. An example of this is part of the washing machine fell off and within 5 hours they had organised a brand new washing machine to be delivered. I was debating whether to give 4 or 5 stars because there were a few issues in the beginning with the flat, but overall I am happy with everything. It's my first flat, so the whole experience was quite stressful, but prompt responses to all my questions helped to ease the stress a little. Before moving in, communication with Daria was super quick, and dealing with Elona from the very beginning of viewing the flat, to lease signing, to answering all my emails, has been fantastic. The biggest of the aforementioned issues: there was a lot of damp mold on the shutters in the living room, which took almost 2 months to fix as it was put as a "low priority." I think that level of mold should be more than just a mild concern, but it has been cleaned and painted over now. Reporting other mild issues has been quite easy on their website and I get an acknowledgement really quickly. I cannot fault them for communication, I just wish the flat had had a bit more of a checkup before I moved in. The windows were stuck (one wouldn't open, one wouldn't close) and the cistern was noisy and took forever to fill, and the shower room ceiling is dirty. But overall everything is going well, they have been really good to deal with.

As a renter, I had a very good experience with the Flat Company. My circumstances were unusual and difficult but they went the extra mile to help me out. I rented a flat in Leith through them for my elderly father. But immediately after taking on the lease he unexpectedly passed away. It was a pretty stressful time, but the folks at the Flat Company were all very reasonable and did everything to help me out. For that, I've got to give them 5/5. First (and despite what some other reviews here suggest), they don't rent property to you unless you've viewed it, so that reduces surprises when you move in. After seeing it, the property is yours if you are first to their office with a deposit (£200 in my case). Then, I found them (Alex) extremely helpful with all my queries. They answer the phone and get back quickly. They did insist on me taking out accidental damage insurance in addition to paying a deposit, and recommended their partners Leaseguard for this. Leaseguard's annual insurance cost turned out to be less than 1% of rental, so I didn't shop around. When it came to moving in, I signed an initial six-month lease with a two month cancellation notice period after that. A company called Pinstripe did a detailed inventory check which included lots of photos of minor scrapes and damage. The property was very clean (obviously just professionally cleaned) although not quite flawless. The inventory check reported this condition fairly. Just after this, they asked permission for a repair man to visit to fix some damage identified in the inventory - they don't turn up unannounced. Then, within just a few days, my father unexpectedly passed away, and I obviously had no need to rent the flat for him. I was a bit worried that I'd just signed a lease with a six-month minimum term. However, the Flat Company (Kim) were extremely helpful. They immediately worked with the landlord and re-advertised the property. They kept me updated and explained my options. They cancelled my contract as soon as I could empty the flat and return the keys and then promptly refunded both my deposit and the rent for the unused portion of a month, and organised a refund of the Leaseguard insurance. So, in the middle of a pretty stressful and busy time for me, I found the Flat Company incredibly professional and helpful. 5/5.

I have been a tenant on a property that TFC managed for over four years and only had to leave the guys because the owner requested the property for private use. to I can only think of one time that I was unhappy with them and that was over a misunderstanding between me/agency/owner over when the property was to be refurbed/painted. However, even during this, TFC had chosen professionals who did an immaculate job in a couple of days, respecting the tenants as a priority.
