Ross has been excellent and proactive throughout the process of selling our home. He was always understanding of our (many) questions, made us feel at ease and listened to from start to finish. Ross really helped us understand the process of selling a property and we knew upon first meeting him he was the one to sell our home and our home sold a lot quicker than we first imagined for over home report!! I met Ross whilst viewing a property he was selling, I hadn’t put my property on the market yet however, had arranged for another estate agent to come and value my property the following day. After speaking to Ross at the viewing, I knew that I wanted him to sell my home! I cancelled the other estate agent and arranged for Ross to come and carry out the valuation and my property was on the market by the end of that week! I have just sold my property after it only being on the market for only 3 days! I met Ross when he sold my house 2 years ago when he worked for Purple Bricks. He was superb at his job then and after putting my house on the market on the Friday it was sold on the Saturday at well over the asking price. All the advice and information that Ross had given me was absolutely spot on. Sadly my father passed away and myself my brother and my sister had the difficult task of putting his house up for sale but I had no hesitation on contacting Ross to help with the sale and once again he excelled in what he does best which is why he probably has his own estate agents now known as Picken Properties. Even though Ross primarily sells houses in the West Coast, I asked him to look at my parents old house in Livingston. He jumped at the chance and straight from day 1 gave it 100%. He done his homework on the area, pricing it higher than we actually thought it was. And when he put the house on the market, the interest was, as Ross says " Phenomenal ". He had around 20 viewings booked and 40+ home reports sent out within 48hrs. He personally took charge of every viewing and gave me a detailed review of each one afterwards, stating if he thought they were interested or just browsing. He ensured all parties that we wouldn't accepted anything lower than home report value, and when anyone DID offer less immediately refused. We managed to get a verbal offer on the house on the 2nd day of viewings which was £5k over home report which we accepted with delight. We could have held out for more but were so delighted at the interest and that a young family were wanting it we accepted. He took charge from start to finish and its was a massive help as it was a very stressful time clearing our old family home of years of possessions. I couldn't recommend Ross highly enough.You won't be disappointed. 5stars 10 out of 10. I will recommend him highly to all my friends.

Perfect start to finish. I initially contacted Ross at his old job and then reapproached later only to find out he had left. I ended up looking him up on LinkedIn and found out he was now independent- even better! He came out and gave me a fair valuation and quickly got my HR sorted while I was getting work done to the property. He sorted it out so quickly and was able to keep in touch with the surveyors to minimise stress to myself. Even more, he also put me in touch with great solicitors who I wouldn't have found on my own. From then on, he has moved with such speed, honesty and professionalism and in the end secured a great offer on my property within 28 hours of it being on the market. An extra thing I noticed was he took great care with my home and pets when taking viewings and I ended up just getting him a set of keys. I considered him very trustworthy and wouldn't hesitate to do so again. Further to this, he contacted the estate agents selling another house I was interested in to gather info from them which helped massively when deciding what to offer on the next one. If I could give any advice to ANYONE who's thinking of selling I would say to get in touch with Ross. The whole process was as stress free as it could ever be. The only issue is there's only one of him, every city should have a Ross Picken!
