I have been a tenant with Pickards for almost 5 years. I'd just like to say recently we have had a few issues with appliances after years of wear and tear. The maintenance team are amazing, I can't fault them, they are always friendly and I never feel uncomfortable welcoming them into my home. Pickards have recently replaced our fridge freezer with a brand new one and are very attentive liaising via email. We've never had to wait too long for anything. I would definitely rent with Pickards again if I were to move.

Overall myself and my housemates had a fairly good experience of this property agent over the 2 years that we used them. When signing for properties the prices were explained simply and fair negotiations were made in line with the standard of the houses. The only issue we found was that we were told some items were included in the house price only to find they were not there when we moved in, this was quickly rectified by Pickard covering the costs of these missing items. When we moved into both of our houses, there were some issues with the condition that the houses were left in, one being left a mess by the contractors with paint and tools blocking parts of the house and the other was full of litter and was very dusty. Although we had to rectify this ourselves, outside of busy times of year, Pickard were fairly prompt with helping with any issues with the house, from minor breakages to replacing broken kitchen appliances and showers. In general the customer service was good, they gave student tenants Christmas and Easter gifts which was a nice touch and the maintenance staff were always lovely when they did work on the house. We had a couple of incidents where we made email complaints and the responses we received were quite rude and the complaints were brushed off but mostly any queries we had were addressed quickly and professionally. The house was secure, and looking past a couple of minor boiler issues (which were fixed promptly), the house was generally warm and comfortable. I would likely recommend Pickard to other students but would be aware that sometimes complaints, particularly at the start of the academic year, take a long time to be dealt with.

I've been renting here for two years and can say they are definitely the best letting agents that I know of in Leeds. Always quick to respond to emails and get issues sorted very quickly. All of the minor issues I've had, such as needing new blinds or someone coming to check out the boiler, were sorted efficiently and the problems are generally resolved in under a week. The staff are always really friendly and relaxed, no problem is too big. Would 100% recommend to a friend.

Arrived at the house at the start of the tenancy- wasn't cleaned well at all, cobwebs, spiders, damp and mould were in the kitchen and bathrooms. Not happy with the fee of £75 for a weekend call out if you get locked out of your room. However, relatively good at resolving any form of issues with the house. Good price also.

My experience of Pickard Properties out of all the student-based estate agents in the Leeds area has been extremely positive and I've stayed with them for two years! I was first directed to them through my student union because they had been chosen as 'Best Landlord of the Year' and I found that having such a large agency, with a range of properties and a lot of experience really made the difference in terms of customer service. The viewings of properties were always scheduled quickly and if a favoured property was unavailable, the agents always had at least 3-4 alternatives to show us on the day to save us from disappointment. We signed on the day we found our chosen property and a copy of the tenancy agreement immediately to keep. The letting process was extremely easy for students with no experience of trying to find a house! Throughout both years, whenever maintenance was needed, Pickards responded swiftly and after hearing some of the horror stories from other students with other landlords, we were extremely grateful. Our concerns have always been listened to and any delay in servicing maintenance requests can only be for the size of the agency and the large quantity of properties they have. Each Easter and Christmas we got a card, chocolates and wine/beer which is certainly something you don't see with every agency and when it came to resigning for the next year the choice was an easy one. We viewed houses with different landlords but found that no other agency matched the high standard of customer service we were used to as tenants and I stayed with them for my entire time at Leeds University.

My company rented via Pickards for 14 months and found them to be very professional and well run. We had an old house but anything that broke was fixed in a reasonable time period and they were always contactable. After dealing with several agents across Leeds over the years, I can definitely recommend them.

When I first moved to Leeds I found the task of finding a house quite daunting, I went to a few estate agents in the area to look for a house within my price range. I must say pickards had a large range of houses to pick from with all bills inclusive packages. Being a first time student I found this incredibly helpful as I don't have to worry each month of sorting the bills out myself. The pickards team were helpful when it came to viewing the houses we had short listed , me and several of my friends came up last minute and were only in Leeds for a day , pickards worked around this and allowed us to view these houses which made the decision that little bit easier. Signing up was relitively easy took half an hour or so to finalise the paper work excluding a few forms which had to be signed by guarantors. This will be my second year with pickards , my first tennancy year was dealt with reasonably well , the team were fair with me and my mates when it came to paying rent while waiting for our loans to come through. The house we moved into was in a poor state when we moved in , it took several weeks for the maintenance team to come round and sort the house out , when it came to the end of the tenancy me and my house mates were unprepared in terms of moving out in time for the final inspection , the pickards team were lenient with us moving out and gave us additional time which we were grateful for. The only problem I had was with deposits I accepted several charges on the charge sheet I was given but I found we were being charged for damages to rooms we had not even entered and for furniture that wasn't even in the house I.e. Coffee table. Overall the buildings they have on offer are nice , the team are helpful but are extremely harsh when it comes to deposits which we expected , if you want a relitively stress free tenancy while at uni I'd recommend using pickards especially as they have all bills included packages.

I first signed with Pickard Properties at the beginning of my 2nd year of university study. Being totally honest, my housemates and I had heard horror stories of many landlords in Leeds. The idea of being left with moulding walls and rats really didn't sound like our cup of tea; so we did a lot of research when choosing a landlord. As Pickards won best large landlord in 2012 and 2013, we decided to sign with them- and thank goodness we did! When viewing the properties with Pickards we never felt under pressure to sign and were allowed to see the properties as many times as we wanted. We told Pickard what we were looking for and they were able to show us a number of appropriate properties. We were new to the Hyde Park/Headingley area, as we had been in halls previously. Pickard were fabulous at giving us accurate estimates for the time it would take to walk to uni, and bus routes for when we were feeling lazy (more often than I want to admit). When viewing our future home, we saw that one bedroom was smaller than the others, and Pickard offered to put up more shelving and supply under bed storage without prompt. When we came to sign the property for the second time, they offered to give us a (HUGE) TV and new comfy sofas- absolute essentials for the uni life. This was the 1st house that myself or any of my housemates had ever signed, and therefore when it came to contracts we were all clueless (I still am- oops). Pickard talked us through the contract and let us to take it to show parents. I know other landlords rush their clients to sign, but it never felt like this with Pickards. They saw we were excited about signing our first house and helped to make the experience memorable- even taking a picture of us signing! Another thing that enticed us to Pickard was the fact that they provide excellent all inclusive deals for bills and wifi. We were all 19 and had no idea how to sort an electricity bill; and being honest I think there would’ve been a few arguments over the water bill with 5 girls under 1 roof. The fact that we could have a contract that had all inclusive bills and wifi was a huge bonus for us, and we never had any bill problems throughout our 2 years in that house. The positive Pickard experience continued into our time living in the house. Issues with the house were rare, but when we did have them Pickard gave us a quick and easy email system to report maintenance and an emergency number for out of hours. All maintenance issues were taken care of with unbelievable speed. We would report a problem in the evening and someone would be there the next day ready to fix it. The maintenance workers were always pleasant and we felt that they were trustworthy enough to be left in the house alone. I also have to mention how fabulous Pickard are on social media. They really do know how to speak the ‘student lingo’; frequently updating their social media with hilarious student related memes and articles to keep you up to date with everything in Leeds. Even if you don’t have a Pickard property, I would highly recommend giving them a like on Facebook (a favourite has to be '8 of the most ridiculous things overheard in Leeds'). I have just finished two years in a house with Pickard Properties. Getting my deposit back was simple and any deductions made were completely fair (lesson learnt-blu tac stains walls). I have one more year of my degree left. When it came to choosing our next house, I told my future housemates that I didn't want to go with anyone but Pickard. I was even allowed to transfer my deposit from the previous house to the new one If you haven’t already gathered from this huge ramble, I think they are excellent landlords. I have no doubt in my mind that they will make my final tenancy year in Leeds completely stress free, and that I will be back in a year with another outstanding review. (If this hasn't made you want to sign with them, they hand deliver Christmas and Easter gifts that may have an alcoholic and chocolate theme)

Having been a tenant here over the past year I would like to highly recommend Pickard Properties as a student landlord in Leeds.When we first started to look for a property, Pickards were the only estate agents we ended up using as they had such a wide range of houses for 5 people, there was plenty to choose from. Being a house of young students we found the letting and signing up process easy to follow. As two of our tenants were on years abroad when we wanted to sign for the house we thought this would raise some difficulties but Pickards were extremely understanding and we managed to send out all the relative documents to them so they returned in good time. The girls in the office kindly offered to place a wall mounted TV within our property upon arrival to the property. They also replaced all of the old desk chairs with new ones - I think they are able to replace most furniture if you ask. One of the most convenient things about the property was that wifi was already included, as I think is the case with all Pickard's Properties. Over the year we spent in the house, we experienced a few problems with the property itself such as the shower breaking and the kitchen tap forever becoming loose. However, you knew that as soon as you rung the office to report an issue that someone would be there to fix it that day. I would therefore describe Pickards as being an extremely reliable estate agent. The only criticism I would have is that the office is shut on weekends, which meant if you experienced a problem on the Friday evening, you would have to wait until Monday morning to report it. However, there is an emergency line available for extreme circumstances. Oh and as an added bonus they are the only student landlord I know in Leeds which give out a crate of beer at Christmas and a bag of Easter eggs at Easter to all their tenants. It's worth signing with them just for the extra goodies !

We had a great experience of viewing and signing up for our property. It was very easy and straightforward to arrange a viewing and we knew as soon as we saw our property that we wanted to sign with pickards. The letting process was fairly easy and straightforward considering this was the first time we had ever rented our own property and our agent was also extremely helpful when we resigned on our property for a second year. When we first moved in we had a few issues as we were given the wrong keys for our property so couldn't get in. As well as this there were a few issues with the flat when we first moved in however these were soon rectified. Pickards are relatively helpful when fixing issues with our property and often respond promptly however sometimes it can feel that you aren't taken serious enough as you are a student as opposed to a professional so I would have given pickards a higher rating if the agents didnt sometimes feel patronising. Also, it can sometimes feel that there is a lack of communication between the the team with the maintenance team often saying that they would replace certain things or fix things whereas the team in the office were then not aware of this. In hindsight, we slightly regret signing on for a second year as after speaking to someone else who lives in our building and is renting with a different landlord we appear to be paying substantially more in rent than they are. However given the great location of our property we do not mind this too much. Overall our property is modern and has been well maintained by pickards. They are fairly quick when replying to emails and usually very helpful. I have heard that some tenants have had a poor experience in getting their deposits back so it will be interesting to see how this process goes when we move out. Overall we have had a great year with pickards and looking forward to living here for a second :)

I stayed with Pickford Letting for 6 years from 2008 to 2014 and found them to be a totally professional owner and letting company , I stayed in a converted mill in Halifax . I requested extra furniture and all was provided for me, all kitchen equipment was provided ie washing machine , fridge/freezer and dish washer. The team were so good that I am now about to sign up to go back for a second let period in Halifax as this convenient for my new employer, many thanks Pickards from Bob

Excellent experience. I have stayed in an apartment that was rented out by Pickard Properties. I have had excellent customer service. I didn't my hoover replacing and it was done promptly. There were other maintenance issues that her dealt with very well. Always polite on the phone and willing to help. Would let from this agent again.

Pickard responding quickly to our broken shower. The water pressure was terrible, within 24hr Pickard had replaced the shower head and box and the water pressure was back to normal. I would definitely recommend renting a student property with Pickard, they are very quick at responding to any problems and polite and friendly on the phone.

Fully equipped with both burglar and fire alarms which made us feel safe. It is also very handy to have their 24-hour maintenance emergency line too if anything were to go wrong. Staff are friendly and quick to respond to emails.

Pickard Properties is a good choice. I stayed in a flat for 8 months and the solved most of the problems that arose with the property reasonably fast. In my opinion it's a reasonable Landlord. Although simple, reasonable Landlords are quite hard to find.
