Absolutely brilliant since day 1 viewing to end of our tenancy. First of all they have a good choice of properties to occupy. All the process was paperless and super fast, referencing just took a single day, for us referencing took over a week to 10 days in our previous tenancies. We got our property in very good condition cleaned and tidy. Our Property Manager was Jo Shaw, she had been very prompt and really helpful whenever we needed any information or work done. We could managed to get them on weekend as well to sort out some issue with the boiler. I would definitely recommend Letting Solutions without any hesitation to anybody. Although our stay wasn't that long Letting Solutions were great for the duration. Michelle was extremely helpful - answering our questions and queries before, during and after our tenancy. Anything we asked or needed was dealt with quickly and professionally. Even had a small dispute with regards to our deposit - but we explained the situation and this rectified any further problems. We didn't need to use it - but they do have dedicated lines for 24/7 emergencies. What an incredible agency this is. After months of trying to find a property, to no avail, we came across Letting Solutions. Within a morning a successful solution was in progress. Over time we found that the structure of this company from management, to explicit paperwork, financial administration and most importantly client support was first class. Always courteous, friendly, efficient and above all professional. Yes there were many snags when we first moved in. The previous tenants had left a nightmare scenario for the agents and landlord, but very calmly and most satisfyingly efficiently all these have been superbly addressed, so that now there are only a few minor items left to resolve and all these are in hand. Walking the line between two clients ( landlord and tenant ) can be fraught, but this has been achieved quietly and amazingly well, particularly by our support officer, Michelle, a real star. That the company has an in house maintenance unit was a surprise, but boy do they perform well also. As a result we now know with confidence that not only have we a lovely property to live in but also that we have a great agency working for us and a good landlord. At the end of the day I can only say that this is a five star +++ company.

People in general tend to use these internet review sites to have a good old moan about things rather then show an actual positive experience. As a landlord I have been using Letting Solutions to mange my properties since 2001 and over that time have not encountered any problems. When any of my properties becomes vacant it is filled extremely quickly with more quality tenants. My properties are regularly inspected with useful feedback emailed to me.

Being a tenant, I would highly recommend Letting Solutions to tenant looking for rental property in Livingston. Their approach towards letting business is very well organized and professional. They execute the process from the viewing to property let to fixing any problem in a very well manner. They deal with issues quickly and efficiently. Michelle Leitch, the property manager of the property i am currently living in, is very professional and responsive to the complaints/questions.

The two reviewers Stephanie and Darren have not explained that they shared a property and that both are talking about the same tenancy. We believe the “3 months” comment relates to a plumbing case where Scottish Gas attended for a repair promptly, but the tenants subsequently failed to report that the issue had not been resolved, entirely the reason for delay, but when eventually reported by the tenants the repair was carried out promptly. Stephanie has also not explained that in asking to move out the tenants wished to vacate the property early thereby breaking the terms of the lease. The landlord was naturally disappointed by this, and legally entitled to enforce the lease, but agreed to early termination, being prepared to forego rent subject to some costs being covered but still with a significant saving to the tenants overall. In the event the tenants decided to stay until the end of the lease thereby incurring no costs other than those attributable to rectifying a damaged worktop, dealing with a carpet burn, and some cleaning, all due to the tenants. We are here to support clients in difficult circumstances. Regarding Darren’s comments about delays in Letting Solutions responding to repairs, these are simply untrue. We have checked our logs and all requests for repairs were dealt with promptly in writing. All in all we believe the landlord treated the tenants kindly and professionally, being prepared to accept a potential loss of income, and she was also understanding in relation to damages in the property. Darren’s comments about “Google users” are particularly unfortunate and indeed libellous having no basis in fact whatsoever. We have no control over Google’s rules which allow people to post reviews anonymously. For readers we believe that a more reliable insight into our standard of service is the UK Best in County Awards we received in 2014 and 2016, and our placing this year as a Top 5 Scottish Agent for Tenants, and Top Ten for Landlords in the prestigious UK ESTAS. I have been in different properties managed by different agencies across Britain; letting solution was the best by far. They conduct frequent property checks up and regular maintenance without a request from the tenant. As normal, there is an occasional conflict between the tenant and landlord.
