I'm surprised to see all the negative reviews. We rented a flat from Folio 2 months ago and moved in 3 weeks ago and yes, they said flat will be properly clean and everything will be fixed and it's not but our property manager Hannah is super helpful about it and she's helping us with all the repair that have to be done. Of course, they should have been done before we moved in but as long as they are willing to do it now I'm ok with it, just hope everything will be ready really soon. More about Hannah, we lived in few flats before renting from folio and they were all not perfect but never had so much help from any other property manager like we have now from Hannah, I hope it stays this way for the whole time we live in the apartment.

Really really impressed with how easy it has been to not only have a viewing secured but also a flat secured with 48 hours of speaking to Adam Prince. I enjoyed my time at Porters Edge Canada Water, I think some of the previous reviews are misrepresenting the block. In my experience I always had quick response times from management and the excellent concierge service. They make the effort to learn your name and block making the place seem more personable, I would recommend this block to anyone looking to move to London as it has everything you need in one spot.

I’ve lived in a folio property for over a year now and they have been fantastic! We have a small elderly dog and having the chance to live in such a beautiful property that’s also pet friendly is so nice. By far the nicest flat we’ve ever lived in! Safe, secure, modern and friendly staff - plus the loveliest neighbours too!

I been with Folio (Royal Wharf) for about a year now and so far personally speaking I had an excellent experience with my property manager - Gina. She has been diligent with my requests and made sure all my issues are timely handled and resolved (eg. I had logistic issues while moving into the flat as it was during holidays, I also had issues with parking management, and quite other few -- all of this issues are unpredictable but Gina made sure she owned it and resolved it for me). My evaluation is based on how the issues are handled and my overall experience with Folio from the time viewing a property to renting for year.

The only reason I have given four stars is because of Gina, if it was just a review for Gina and not folio I would have given five stars. Our experience with folio, prior to Gina starting as property manager, was terrible but Gina has made our experience since then much better. I have a long-standing experience with Folio London, which is highly beneficial and satisfactory. I particularly find their property managers very efficient, and my not too long ago dealings with one of their property managers, Lerayne, has further heightened my favorable impression of them. Moreso, arising property issues are quickly solved, and the out-of-hours arrangement for solving problems gives me the needed confidence and assurance during the weekends and Bank holidays.

Gine Christie (the RW Property Manager) is very responsive when I have issues with my property and often resolves them quickly. I wanted to take an opportunity to commend the great customer service I received from one of Folio's Neighborhood Manager Hannah Hussain. Honestly, I travel for work around the globe but there is no one who has ever made me and my wife feel more valued as a customer than Hannah. Her professional attitude with such a friendly approach should be like an industry standard if it isn't already. We were moving property that were previously managed by some one else and now handled and managed by Folio. I feel like I won a lottery on my first interaction with Hannah itself when I found out that she works for Folio and she is indeed my neighbor hood manager for both properties. Now moving is already to hectic but Hannah left no stone un turn to explain me everything about check out and check in process, great suggestion to get keys 3 days early to move into new property rather than rushing in, she helped us get all the relevant furniture items that we needed in the new property and even went above and beyond to confirm by showing so much care that she would check with us even the color theme we are planning so when she places an order for furniture then she will try to match it if she can. I mean who does that. Only Hannah herself. Her great communication skills shines through her emails and over the phone where clear messages are mentioned and if she is not sure she will double check by reaching out. This was by far the best move and the best decision that we had by going with Folio and having Hannah Hussain as our case handler and neighbor hood manager. She is a gem and really knows are insights around property business including the construction element side. She is a rock star and I believe Folio should definitely recognize how hardworking she is and a great asset she is to the company. We have been renting with them for two years and whenever we have had any issues that have needed resolving, our manager has organised a solution extremely quickly and efficiently. Folio have always made very clear to us their availability and all of their communication channels as well as their emergency number, and our manager is also highly responsive by phone and email. Whenever we have had any issues (which is rarely) they are resolved immeninetly. Our flat was exactly as we expected and although there have been some changes to the property, they have all been for the better. Sharon Taylor was very involved in helping us find another property that suited our needs, and even extended our current tenancy after giving our 2 months notice for another month. a property then became available, that didn't necessarily correspond with the dates we were working with, and Sharon kindly worked around this and helped us get into the new flat whilst also allowing us time to finish off at the old flat. I feel like finding a new home is such an important decision and yet most agents won't allow 20 minutes for you to see the properties nor answer half the questions you might have. I had the pleasure of being looked after by two excellent Property Managers Ruth and Ciara. Their service was extremely professional and efficient. Ruth took her time showing me the property and answering all my questions. Ciara answered my emails promptly making the application process smooth and fast. I have been at my current place for almost two years now. In my past I've rented apartments through an agency and directly from a single person. There's so much delay when the agency has to run everything through the Landlord and with a single person, it's sometimes hard to have a professional relationship. Having Folio (a whole organisation) as the direct landlord has been by far the most convenient and efficient. Our property manager Deniro has been friendly and helpful from the day I first viewed the place. He has always responded to our requests in a timely manner both by phone and email. Replies to our enquiries and arranging for professional contractors to come and deal with our issues have always been prompt. Viewing, initial contract, inventory check, moving in, background checks, adding a tenant, replacing tenants again and new contracts - everything has been always super smooth and the online systems that are used for some of these operations are well suited for the purpose. Don't have a single complaint, highly recommended!

I don't tend to post reviews however my experience with Tomas Mogilenko over the past few weeks while searching for property has been so pleasant i want people to see that renting is not always as people expect it to be - tough. He has shown great professionalism, exceptional knowledge of the whole lettings procedure/law and has been the only agent that would actually listen to my needs and show properties according to them. Together with my wife we are renting a property from Folio London. There is no words that I can find to describe how great this guys are. First of all - they didn`t charge us crazy amount of "entry fees" like other agencies do. Before we moved in to the property, we got a list of furniture that they can provide. Some of it brand new !!! It is very convenient that they own the property so there is no "landlord delays" involved. All decisions are very quick. They are very flexible with any changes made within the property. Our agent Jey Velupillai always says that He is here to make us happy :) And we are indeed ! When we had a problem with a boiler it was dealt quick and painless ;) and Jey was checking few days after if everything was fine. Professionalism and high customer service level. Best "Landlord" we`ve ever had !! :D
