Your offers were going up in increments over a 1 month period.
The property was sold to someone else, as there were other interested parties, that you were aware of, and these buyers came in with immediate offers at acceptable figures soon after viewing. You were coming and going at times and mentioning other properties in the area, which i presume you were also looking at. I gave replies to your emails as to why the lower offers were not acceptable to the owner. The owner took time coming back as mentioned at the time. If you had offered the correct required figure from day one, you had a better chance of securing the property. I have staff members. But like other companies i do undertake viewings but sales progress all sales. I have over 30 years of experience and have sold 1000s of properties to exchange and completion with an exceptionally high conversation rate with all manor of issues, some vendors have even commented that no other agent would have got their sale through, as i sale proceed in a certain way. I have been on Barking road E16 for over 18 years. Good luck with your search.

I gave an expert insight into these types of properties which are blocks of flats with deck access, of which the lenders will also require the % of owner occupiers and take into account re-saleability. The service charges are also high, due to lifts and the concierge, these are predominately for cash buyers, but at certain prices as mentioned. I was marketing at a price that was requested. The housing association i work with declined to purchase. Offers were received, but as mentioned ,when they applied for mortgages there is every possibility they would be declined. I gave 3 other examples of blocks in the area, whereby purchasers had tried multiple brokers but with no joy and unfortunately this was the same in this instance and they were declined due to the above points. Cash buyers at this time, were few and far between and would look at other types of properties to purchase. Feedback was supplied, i handed the keys back politely. I can appreciate it is frustrating with these types of properties and i only wish lenders would be more flexible.

I can not go in to detail with regards to the landlords professions but they are very busy at present, we will still be managing the property as we have known them for many years but unfortunately you were declined.

Stephen from Samuel King Estate Agents at barking road has helped me rent a property with them. I've found his service excellent, he is professional and so helpful. From my experience he always seem to put his customers first. His deep knowledge about his field of work is exceptional. He responds even out of hours and will go out of his way to ensure customer needs are met.

I am sorry to hear this but unfortunately we do not have the final say with regards to references, the Landlord does and it is down to them whether they accept or not. I am aware of the property these comments are referring to and not all Landlords come back quickly especially in this case. But we do make landlords aware that we need a response as quickly as possible. We give a guide with regards to the references required and ask for these to be sent in as a soon as possible. If a landlord wishes to raise additional questions (even though the checks have come back as passes) on top of these that is their prerogative, but rest assured we do not work off a pool of tenants. As mentioned it is the landlords final decision and the reasons are relayed.
" The service is very poor" This needed to elaborated on. We have sold and let 1000s of properties. I regularly take properties on whereby they have not been proceeded correctly or remain un let and I have used my 26 years of extensive knowledge and experience to finally get the job done.
"I had to write up and sign the tenancy agreement with the landlord" The property remains the landlords and if they wish to make different arrangements ie to talk with the tenant first and use their own/our tenancy that is their choice and this can be the case on introduction only please see below.. But our tenancies are already drawn up? We are always flexible and can view late. I have even valued a property at 11.00pm and viewed at 9pm and 10.00pm . However as mentioned if a landlord wants to take a different route on the move in as above we can work with this.
"The service is very very poor. I am an experienced investor and I would not use them again". This would lead me to believe that a property was missed out on. As an agent we are there to achieve the best price possible for a property we are marketing for a vendor. Unfortunately there will always be people that miss out and the final decision will always come from the vendor, also if they wish to take the property off the market.
In general on rental properties as above we are required to obtain all the information as required to satisfy the agency we use and the landlord. This sometimes results in additional emails being required of which no limit is set. All information should be to hand so it can be sent within a reasonable timeline. However we are aware that this is not always the case and we also need to work around landlords and tenants holidays especially in the holiday season in July and August something that is rarely mentioned. If the landlord requests, we need to supply and answer. Tenancies are sometimes scanned to landlords to see if they wish to make amendments or add personal clauses of their own and for introduction only it is not uncommon on the odd occasion that they will then use this tenancy meet the tenants and then sign all areas of the tenancy themselves and then for the tenant to sign.
Its a shame that on the extensive tricky nigh on seemingly unsalable properties( that only a few could deal with) that the ones I have proceeded and properties I have let that reviews are not left.
