I am very appreciative of David James and would like to thank Lorraine for all of her hard work this week. We have had bad experiences with another estate agent who was unresponsive, uncaring and made the whole process difficult. However, she has made this whole process a lot easier and less stressful. The vendors accepted our offer within an hour of making it official and Lorraine has worked very hard all week in order to get to the point we are now - receiving the memo of sale. We even had to change solicitors as we turned out to be using the same as the vendors, but Lorraine helped us get it sorted within the same day as finding out. She has responded promptly to any questions I sent her, has been understanding and very helpful. I can't thank her enough. We had almost given up on finding a house and now I am feeling a lot more relaxed (obviously I can't fully until we get the keys but this is a huge step in the right direction). Engaged David James Carlton to handle the sale of my deceased mother's house. As I live in Canada there was some urgency to getting process started whilst over in the UK for only a short time. Everyone was extremely professional and efficient in getting the property on the market quickly. The marketing material was very well done and produced a surprisingly large volume of viewings resulting in an offer on the house within a week. There was constant communications about the sale and I never had to chase them to know what was going on. The sale process was handled very well by Natasha and the usual problems were dealt with efficiently, particularly as a 7 hour time difference between myself and Natasha doesn't really help any. Overall I was very happy with my choice of David James Carlton and wouldnt hesitate to recommend them.

When it came to selling our house I wanted to go with an agent that knew the local area well and David James seemed to be an obvious choice, whenever you see one of their for sale boards it is never long before the house is sold which I thought would be perfect. David came to the house to value it, it was December so he was honest about the market around Christmas and following his visit didn't hassle us or force us into making a decision which was a great! After choosing to go with David James we never looked back, once the house went on rightmove we sold it within a week and had viewings everyday! throughout the process Lorraine and Natasha have kept us up-to-date at every stage and clearly have great relationships with the local solicitors and other estate agencies which has really helped with the whole process. Like every sale there have been hiccups and delays but none of this was down to David James and they have always been on the end of the phone to listen to me stress or question anything I didn't understand. Not only have they been great agents but the recommendations of John Raybould in the mortgage shop and Yates & Co solicitors have also been fantastic and I cannot fault the service. We move next week but wouldn't hesitate choosing David James when (and if) we move again.

David James were named as agents to act in a court enforcement order to market a Jointly owned former matrimonial home after proceedings in the family court. I was not in residency at the said property and David James were faced with a challenging scenario attempting to implement the court order. Throughout this time they conducted themselves with the utmost dignity and professionalism, in spite of their endeavors they were unable to market the property freely. The matter returned to court and David James were called as independent witnesses, in spite of the inconvenience and expense this would have caused them as a company they at no time complained or increased their original quote to sell the house to take these costs into account. After the court took decisive action to ensure a sale could proceed unhindered, a swift sale ensued, the situation was somewhat complex and due to the delays mentioned the mortgagees had concurrently obtained a repossession order on the house, giving just 8 weeks to complete a sale, we were unable to complete in this time frame and it was largely with thanks to Lorraine at The Carlton office and her persistence in communicating with the bank's solicitors and the buyer's solicitors and moving things forward swiftly, that we were given more time to complete the sale and possession action was delayed by the bank - Lorraine went above and beyond in this matter! The manner that David James as a company and also as individuals conducted themselves in difficult matters not of their making, whilst shouldering the responsibilities the court had bestowed upon them serves as testament and credit to them, I would wholeheartedly recommend anyone looking to sell to use David James as their agents.
