As first time buyers, I was super nervous about the whole house buying process. We didn't know whereabouts we wanted to live, so had a lot of experience with many different estate agents... Richard James were by far the best! Not only did we get emails whenever a house was put up, and then easy communication whilst booking viewings, but they provided secure and constant communication throughout the whole process. We found a property we loved via Richard James and, thanks to them, buying the house was such an easy process. I know that if we ever sell our home, we will do it via Richard James!

I have completed exchange of contracts on a property in Swindon which I found through Richard James Estate Agents. My experience with Richard James Estate Agents right from the first call I made to setup a viewing to the last day when the exchange of contracts took place (total of 5 months) has been brilliant. They are a thoroughly professional business unit where each employee seems to take pride in what they do, it reflects in how they deal with you through the process of buying a home. The Sales rep who helped me with the viewing and offer process was Iain Davidge. Iain was quick and responsive when it came to getting the offer process completed and moving me on to his Sales Progression team where my purchase was first handled by Sharon Clark who was an absolute pleasure to deal with. Property I had made the offer on had a chain on it, so Sharon had to keep me posted throughout the process where sadly the first chain had broken down. She always ensured I got the updates on a timely basis and whenever I called she was prompt in giving me relevant information on the progress. Post Sharon left Richard James my purchase was dealt with by Hayley Walden and she was equally excellent. I would highly recommend using Richard James if you are looking to buy properties in Swindon and surrounding areas. A thoroughly professional unit and one of the very few estate agents that I found to be giving you a copy of the brochure for each property with their contact card - a very nice touch in this day and age!

After 2 failed buyers we finally have a completion date on the third attempt. Very polite and courteous and easy to get a hold of which are positives when trying to sell a house and I did feel that towards the end Sharon was trying really hard to get it over the line. The only room for improvement I felt would be when showing the house, be just a little bit more pushy or knowledge-full and sell the specific features that other houses might not have rather than just letting the viewers wander around themselves.

Richard James sold our house, which is great! However, I felt we had to continuously push for activity and, if we hadn't adamantly refused to drop our price because we knew our house was worth what we had marketed it for, they would happily have sold it for £10-20k lower than the price we finally achieved. The team are friendly but we did feel a bit like a number rather than receiving any real service and only seemed to get a positive reception when things were going well for them, rather than when we actually needed them to step up and create activity - the biggest flurry of activity was created by us threatening to leave them for another agency. There didn't seem much interest in why we were selling and helping us with the next steps, all of which was promised as part of the instruction appointment. If you are looking for a quick sale of a fairly generic house in Swindon they will be great but for something a bit out of the ordinary where you want/ need bespoke service there are probably other agencies who would serve you better.

In February Georgia at Richard James contacted me to advise they had someone interested in our type of property and would we be interested in relisting. This came of the back of a couple of previous attempts of selling our property but for whatever reason was unable to do so. The people that viewed our house put an offer straight after viewing it and we accepted. We then went into the market looking for a property to purchase. Mark Stacey is the branch manager and i remember dealing with Mark previously. Mark assisted and supported where he could - we didnt take long to find a property and eventually had offer accepted in March. Three days before simultaneous echange and completion, our seller pulled out. We have since found a rental so we can proceed with selling our property. I felt i had to highlight some rather excellent service i've received from Mark. Mark has single handedly dealt with our sale and has been a real shining light in what has been a stressful few months for my family and i. Mark has constantly sent me details about prospective properties RJ will be marketing, he's always been on the end of a phone even if it was just a chat about how we were felling, he was checking in on us and that's what sets him apart from most. He cares about his clients, i cant stress that enough. Mark has, just as an example, spoken to me at 7pm on a Saturday night and also most week nights aswell, outside of his normal working hours, because he cares. He's made me feel like he cant do enough for me, and this was highlighted by Mark doing something that was innovative and original which really impressed on me how much he values his customers. Mark decided that he would post an instagram story for us on his own instagram and shared with RJ's instagram account. In this story, he told what had happened to us, how it happened and appealed for all of his followers for help in sharing this story. He knows what we are after in terms of our next home and in his video on instagram he appealed directly for people that were selling or were thinking of selling and gave a couple of the criteria we're looking in for our next home. He asked the audience to get in touch if they felt they could help. This was over and above what i would expect of an estate agent. If we buy in next few months, i owe Mark a drink and i would love to be able to celebrate the purchase of a new home with Mark (socially distanced ofcourse). He would have earnt that drink for sure. So if you're thinking about buying or selling a property, get in touch with Mark or any of his wonderful colleagues (Georgia, Allanah, Anthony - all amazing people) and what you'll get is a supreme customer service, constant comms from them and you'll realise you will be valued by RJ. Hi, I found Sharon very efficient in dealing with our sale however I am not so enamoured with the original service from the estate agent. Firstly it has taken from April until now to finalise sale of property. This was due to the inability of the buyer to actually show funds to purchase what we believed would had been a cash sale. If she had not had funds why was it until 4 weeks after agreement that we found out funds were actually in probate. We stayed with this buyer when if I had known she did not have funds I would not of accepted the offer and would of found an actual cash buyer. This I blame estate agent for, and when fees are to be paid will be looking for a discounted rate.

Richard James sold our property within 1 week, it was priced competitively and they were a little more expensive than other Estate Agents, however they were the best choice. We used another local estate agent previously, they were cheaper, however they were not willing to show people around the property and constantly got dates and appointments mixed up causing us a lot of inconvenience. Richard James were very professional and accommodating from the outset, and very organised - just what you need during a stressful time such as moving. They also dealt 100% with all of the viewings, we gave them a key, they notified us of an appointment promptly and showed everyone around. They did actually work for their fee and actually DID sell the property, not just take some pictures, put it on right move and act like a receptionist for you! Their aftercare sales team were also on the ball, chasing up the buyers solicitors and keeping us posted. Well done guys.

The photos taken by Nicole of my house were excellent! However, the rest of my experience with RJ has had it’s ups and downs. I didn’t feel the contract and small print was explained properly to me. It was all very rushed. Thankfully, I was still in the cooling off period when I was able to re-negotiate the commission fee. The wrong photos were uploaded to Rightmove initially. Even though the offer was accepted on my house in February 2018, the sold sign has never gone up (June 2018). I was led to believe that my house was worth more than it was to draw me into a contract, I believe. However, despite these and some other issues, Mark Stacey has been great when I’ve given him an ear bashing. Also, Sharon Clark has been lovely to deal with in what has been a very stressful process so far. Let’s hope moving day goes smoothly in 2 weeks time!
