Laura Pugh made us feel valued and really understood the gravity and difficulty of house buying especially in such an aggressive market. She made the whole process feel personal and supported us from the beginning. We also had far longer, 30 mins, to view and felt under no pressure. Very easy to contact.
We've actively avoided other more major estate agents simply due to their rude and disrespectful approach to buyers, only interested in money.

The whole experience was excellent - utmost professionalism from answering the phones to the in-person viewings. Compared to some other agents, the service I experienced was more personal. Both Jack and Jeremy appreciated the urgency of my situation and were responsive and flexible - able to arrange viewings at short notice and contact landlords immediately when I indicated that I wanted to proceed. It is rather difficult for students to rent an apartment in York, especially in the City Center. Jack recommended several apartments suitable for me with an ideal location and walking distance to York Minster. Jack really cares about his customers. I started renting a new property several weeks ago with a different letting agent and the experience has been so bad I wanted to share my positive experience with Linley & Simpson.
We rented a property with Linley & Simpson from 2015-2016 and we had a great experience with them mostly. Issues were always fixed promptly and the communication was excellent. The flat was in really bad shape before we moved in but they fixed every problem prior to our arrival. We always knew what was happening and were kept in the loop with regards to changes or repairs. Whenever we called/emailed the responses were fast, polite and professional. The only reason I am removing a star was because they did not help us find a new place to live when the tenancy ended even though they said they would try and help. This is a minor point as the rest of our interactions were positive.

Particular thanks goes to the wonderful Mel Meadows, in Property Management. There were a number of issues - each of these could potentially have caused huge problems had it not been for the excellent service and speed at which Mel acted. She got a plumber out the same day when there was an issue with the toilet; she got someone out to check a faulty boiler as quickly as she could and kept in touch with me to keep me updated. I've rented for donkey's years and used various different agents - but this has been the best property management I've ever had. M.The Linley and Simpson team are very professional and outgoing, I got to know the team over a few viewings until i secured a property, Jen was very friendly and positive over the phone when helping me to arrange viewings and even popped over to introduce herself when i finally picked up the keys; Jack did a great job of showing me around multiple properties, was very honest and went out of his way to give me advice during the viewings as well as being able to have a laugh at my jokes.
Throughout the process Charlotte and Tom provided all of the required documents promptly and made plently of adjustments and answered questions for the second tennant as he was new to renting, Tom was also very professional and relaxed when verifying ID and handing over the keys; throughout all of it both Jen and Marie provided plenty of advice to me and were delightful to talk to, Marie had a lot of knowledge and patience, talking me through the process step by step. All around the team made me feel included and went out of their way to help me secure a property despite being a slightly less desirable tennant due to the second tennant not living locally and thus not having a job lined up, I normally find most estate agencies take liberties with tennants but I'd happily use L&S again, if they were a coffee shop I'd be a regular.

Mostly dealing with a lovely lady called Rebecca, who really listened to my position on any issues and what I wanted from the sale, they were professional yet understanding and dealt efficiently and thoroughly with hiccups. Thanks to Rebecca, who relentlessly worked exceptionally hard (even on her days off) to achieve the best prices I wanted, I am extremely grateful for her managing the sale and taking the pressure off on what is otherwise a stressful process. Linley and Simpson work hard to get a lot of people round to view the properties and print off planning permissions etc to really sell the good points of the house. They're really not like other agents I've used as they treat property sales as if they were selling their own. Lots of work is put in to answering every question a buyer asks (and these can be a lot!) and they look up or ask anything they're not sure on, which is great for avoiding sales falling through later. Incredibly good value and well worth the money, especially because of the excellent service received by the friendly & genuine staff.

I've both sold and bought a property through Coalters, and my initial impression whilst buying was very favourable. They were friendly, and seemed professional.
However, from the sellers point of view they are expensive, and although the an acceptable offer was found after a few mere days I didn't feel like they had the buyers interest in mind, but rather the pay check from a swift sale. After all the difference of 5-10 grand is a lot for the buyer, but may not be worth the extra effort for the estate agent.
With the option again, I'd chose somewhere who seem a bit more interested in the buyers interest.

H. A.We recently sold a buy to let property through Coalters and although initially appearing expensive, overall, I do think it was worth paying a bit more! Coalters worked miracles with the photos for the sale brochure and really showed the property off to its best. The property was on the market less than a day and we had viewings and offers coming in and after only a week on the market, a sale had been agreed. Communication in general was good and I cannot fault Gemma Bolton, who completely understood my needs and was not at all phased by my demands! As a Landlord living 3 hours away from the property, the service that Coalters were able to provide was exactly what I needed. Viewings were all taken care of, keys were looked after and I wasn't hassled with trivialities. The only reason that I have given 4 instead of 5 stars is that I had a slight issue with the initial valuation but after stubbornly setting my own price, I achieved significantly more than I would have done, had I accepted their initial valuation.

J. B.Many of the team are very professional and cant do enough to help you while you are looking for a property. I think the cost upfront is a bit steep and I cant see where the charge for admin cost come from far to expensive from what they do.
I moved into a property and went through the inventory some things did not work and these would be fixed. I am now two months in and still not fixed when i ring to get them sorted out i can tell there is a different way of dealing with customers, ( not as professional as before).
Would i used them again the jury is out on that one.
Cant help you enough before they have your money very hard work aftewards.
V. K.It was a good experience. although there were a few hiccups, i guess these are common over 2 years of time. Especially John who came in the end was a fabulous guy who made sure my check out process was a sweet experience. I would recommend Coalters definitely.
But my recommendations are, to revise the fees you collect which are very high when compared with any other agency in york. The other thing was I felt for the money you are charging the maintenance team can be more effective and responsible. It took 4 months for fixing a radiator problem. I understand there are many things involved but end of the day it can be definitely done much better.
The only 2 people who really made the difference were Zara in the start of our tenancy and John in the end.
